FHA financing, Huntington Beach 2026
Huntington Beach FHA Loans
A Huntington Beach FHA loan can reach past the citywide median. With a 2026 Orange County FHA limit of $1,249,125, the 3.5% minimum down payment works on prices up to about $1,294,000. The local questions are which neighborhoods first-time buyers can realistically start in, how a flood zone changes the payment, and what the mortgage insurance costs at these prices.

Where a Huntington Beach FHA Loan Starts
The city’s entry-level stock is concentrated in two places. Northwest Huntington Beach, bordering Westminster and Fountain Valley, has older tract homes and condos and the more affordable single-family houses. The Beach Boulevard and Edinger corridor mixes apartments, condos and newer mixed-use buildings, drawing renters and entry condo buyers. Southeast Huntington Beach, the tract neighborhoods by the river and wetlands, had a Redfin median of about $1.18 million in September 2026, which FHA can reach if income supports it.
The program’s entry bar is low: a 580 score gets the 3.5% minimum, and 500 to 579 can work with 10% down. FHA pricing also flattens out across score bands, so a buyer in the 600s gives up less on rate than with conventional. Lender overlays vary, which makes comparing more than one worthwhile.

What Renters Pay, and What FHA Reaches
Sources: Zillow rental market trends (September 19, 2026); U.S. Census Bureau ACS 2020-2024; Redfin Southeast Huntington Beach (September 2026); HUD Mortgagee Letter 2025-23.
Renters weighing a move are already paying real money: Zillow’s September 2026 averages were about $2,400 for a one-bedroom and $2,995 for a two-bedroom. Roughly 45% of households rent, so the pool of potential first-time buyers is large. The FHA limit is not the constraint here; at 3.5% down it reaches past the Southeast median. Income is, because a payment on a seven-figure loan plus mortgage insurance is well above those rents. We could not source a condo median for the city, so the specific unit’s price is what to work from.
Neighborhoods Where FHA Buyers Are Looking
Northwest Huntington Beach
The tracts and condos along the Westminster and Fountain Valley borders hold the city’s more entry-level single-family houses. FHA appraisers look closely at roofs, railings and paint on older homes, so inspect before you choose the program.
Beach Boulevard and Edinger Corridor
Apartments, condos and newer mixed-use complexes. An FHA condo purchase here hinges on whether the building, or at least the unit, has FHA approval.
Southeast Huntington Beach
Tracts near the Santa Ana River and wetlands, at about $1.18 million. Within the limit at 3.5% down, but check the flood zone, and note that the General Plan flags elevated tsunami risk in the city’s southeast corner.
Goldenwest and Central HB
Mid-century family houses around Central Park and the college. The FHA limit covers them; whether the payment fits is a question of income.
Downtown
Condos and townhomes near the pier, with a Redfin three-month median near $1.88 million. FHA works only on units priced within the county limit, and only in approved projects.
Flood Insurance on an FHA Loan
FHA is a federally backed loan, so if the home is mapped into a FEMA AE or VE zone, the loan cannot close without a flood policy. The city’s General Plan maps both 100-year and 500-year flood zones and describes flooding as Huntington Beach’s most common hazard. The premium is added to your monthly housing payment, which can lower the price an FHA buyer qualifies for. Check the flood zone on any address before you make an offer, and get a quote during the inspection period, not the week before closing.
What Mortgage Insurance Costs at Southeast HB Prices
Two premiums apply. The upfront one, 1.75% of the base loan, is usually rolled into the balance. The annual one is billed monthly, and on a 30-year term it steps from 0.55% to 0.75% at minimum down once the base loan passes $726,200, which at 3.5% down means any price above roughly $752,500. Most Huntington Beach houses are above that line. With 10% or more down the annual premium ends after 11 years; with less it lasts as long as the loan, which is why a common plan is to refinance into a conventional loan after building equity. Here are the premiums at the Southeast median:
| $1,180,000 purchase | Base loan | Upfront MIP, 1.75% | Monthly MIP | MIP lasts |
|---|---|---|---|---|
| 3.5% down | $1,138,700 | $19,927 | $712 (0.75%/yr) | Life of the loan |
| 5% down | $1,121,000 | $19,618 | $654 (0.70%/yr) | Life of the loan |
| 10% down | $1,062,000 | $18,585 | $620 (0.70%/yr) | 11 years |

A $950,000 Purchase at 680: FHA or Conventional
Buyers with scores in the high 700s often do better with conventional 5% down, because private mortgage insurance is inexpensive for them and can be dropped later. At 680, FHA generally closes the gap. This compares both on an illustrative $950,000 purchase, using today’s Orange County rates.
| $950,000 purchase, 680 credit | Conventional, 5% down | FHA, 3.5% down |
|---|---|---|
| Down payment | $47,500 | $33,250 |
| Loan amount | $902,500 | $932,793 with 1.75% upfront MIP |
| Today’s rate (APR) | 8.125% (8.371%) | 7.250% (7.317%) |
| Principal and interest | $6,701/mo | $6,363/mo |
| Mortgage insurance | $722/mo PMI | $573/mo MIP |
| Before taxes and insurance | $7,423/mo | $6,936/mo |
| Mortgage insurance ends | At 20% equity (can be removed) | Life of the loan with under 10% down |

Condos by the Beach Need Project Approval
Downtown condos and townhomes near the pier and the newer buildings along Beach Boulevard and Edinger can be FHA options, and each needs the condo project on FHA’s approved list or a single-unit approval. Lenders review the association’s budget, reserves, insurance and owner-occupancy. In a coastal building, the association’s master flood coverage can come up in that review. Send the project name early so Mike can check its status before you are in contract.
Huntington Beach FHA Loan Limits for One to Four Units
About 45% of local households rent, so a duplex or triplex where you live in one unit and rent the others is a real strategy, and FHA finances it with 3.5% down. Projected rent from the other units can help you qualify under the lender’s rules. The Orange County limits for 2026:
| Orange County, 2026 | FHA loan limit | Highest price at 3.5% down |
|---|---|---|
| One unit (house, condo, townhome) | $1,249,125 | $1,294,400 |
| Two units | $1,599,375 | $1,657,300 |
| Three units | $1,933,200 | $2,003,300 |

Assistance for Huntington Beach Buyers in 2026
We found no Huntington Beach program of its own, and the county’s Mortgage Assistance Program leaves Huntington Beach off its list of participating cities. That leaves CalHFA. Its MyHome Assistance second, deferred and worth up to 3.5% of the price, rides on a CalHFA FHA first; ZIP attaches to CalPLUS FHA loans and MyAccess to CalPLUS Access FHA loans. CalHFA shows all three as current. The Dream For All shared appreciation loan’s 2026 window closed on March 16, with a further round of vouchers released to applicants on May 20. Funding changes through the year, so confirm the week you apply.
Veterans should compare a Huntington Beach VA loan, which has no monthly mortgage insurance. Today’s programs side by side are on the Huntington Beach mortgage rates page, and the statewide FHA guide explains the program in full.

FHA Questions From Huntington Beach Buyers
What is the 2026 FHA limit in Huntington Beach?
$1,249,125 for a single-family home or condo, the Orange County limit. At 3.5% down that supports a price up to about $1,294,000. Two-unit properties go to $1,599,375 and four units to $2,402,625. The 1.75% upfront premium can be financed above the base loan amount.
Does a Huntington Beach FHA loan require flood insurance?
Yes, when the home is in a special flood hazard area such as an AE or VE zone. FHA is federally backed, so the requirement applies. The city maps both 100-year and 500-year zones, and the premium counts in your monthly payment, so check the zone and price coverage before you write an offer.
Can I buy a Downtown Huntington Beach condo with FHA?
Only in an FHA-approved building, or with a single-unit approval for that condo. Expect a look at the HOA’s budget, insurance and how many owners live on site. Downtown prices are high, with a Redfin three-month median near $1.88 million in September 2026, so an FHA purchase there works only on units priced within the county limit, and only if your income carries the payment.
Is there down payment assistance in Huntington Beach?
We found no city-run program, and Huntington Beach is not listed in Orange County’s Mortgage Assistance Program as a participating city. CalHFA’s statewide options apply: MyHome Assistance as a deferred second of up to 3.5% behind a CalHFA FHA loan, plus ZIP with CalPLUS FHA and MyAccess with CalPLUS Access FHA. Funding status changes, so confirm it close to your application date.
How much is FHA mortgage insurance on a $1.18 million home?
At 3.5% down the base loan is about $1,138,700, so the upfront premium is about $19,927, usually financed. Because the base loan is above $726,200, the annual premium is 0.75%, roughly $712 a month at the start, and it lasts the life of the loan unless you put 10% or more down.
Can I use a Huntington Beach FHA loan on a duplex?
Yes, as long as one side is your home. The 3.5% minimum still applies, the 2026 Orange County ceiling for a duplex is $1,599,375, and the lender may credit part of the expected rent from the second unit when it measures your income.
Will an older tract home pass an FHA appraisal?
Usually, but FHA appraisers flag health and safety items such as peeling paint, missing handrails or a worn roof, which come up in older homes. Required repairs are negotiated with the seller before closing, so an inspection first is worth it.
