FHA financing for Santa Ana buyers, 2026

Santa Ana FHA Loans

A Santa Ana FHA loan with 3.5% down, combined with a deferred My First Home loan from the city, can be a way in for first-time buyers in a city with some of Orange County’s most reachable prices. The catch is that the city has not confirmed its 2026 funding, so plan with that in mind.

A Santa Ana FHA Loan at Santa Ana Prices

Orange County’s FHA limit is $1,249,125, so the loan limit is never what stops an FHA purchase in Santa Ana. At the August 2026 median of about $826,000, the 3.5% minimum down payment is roughly $28,900, and city help can shrink what you bring further. A score of 580 or higher qualifies for that minimum; 500 to 579 needs 10% down. Lenders often set higher floors of their own, which is a good reason to compare several.

With most households renting and an average of 3.81 people per home, cash for a down payment can be the main hurdle, rather than the loan limit. That is where the city’s own program comes in.

Today’s FHA and Conventional Pricing for Santa Ana

Priced for Orange County, October 27, 2026

Par pricing for a single-family primary residence in Orange County: 20% down, 30-year term unless noted, 780+ credit, 30-day lock, escrows included. Payments are principal and interest only; taxes and insurance add to them. Rates change through the day and are not a commitment to lend. Price your own Santa Ana scenario, no credit pull.

My First Home, the City’s Own Second Loan

The City of Santa Ana’s My First Home Program makes 0% deferred loans of up to $120,000 for low-income buyers and up to $80,000 for moderate-income buyers. Up to $40,000 can be forgiven for U.S. military veterans, and for college or trade school graduates who lived in Santa Ana during high school. Here is who it is for:

  • Buyers: first-time buyers, or people who have not owned in three years, who live in Santa Ana or have worked there at least 32 hours a week for six months, within the low or moderate income limits.
  • Homes: an owner-occupied single unit in Santa Ana. Duplexes and triplexes are not eligible.
  • Your part: 3% of your own funds and counseling through NeighborWorks OC.
  • Status: the city reported the program open for applications in November 2023, with $2.3 million added. Its 2026 funding status was not confirmed in our research, so contact the city before you count on it.

Mike pairs the city loan with a first-mortgage lender that accepts it as a second lien behind a Santa Ana FHA loan. Funding rounds change, so confirm availability in the week you apply.

Average asking rent near $2,610 is the natural comparison. An FHA payment at the median is higher than that once taxes and insurance are added, which is why the city loan, a CalHFA second or a lower purchase price can decide whether the move to owning works.

Neighborhoods Where Santa Ana FHA Buyers Shop

We could not confirm prices by area, so this is a guide to the housing and the FHA issues that tend to come with it.

Westside

Postwar tracts with large households, the entry-level single-family tier. Older houses may have been added onto over the years, so check that additions were permitted before the FHA appraisal.

Santa Anita

Modest older single-family homes and multifamily buildings. A single home here can pair FHA with My First Home; a small building can use FHA alone.

South Coast Metro

The condo district around South Coast Plaza offers the city’s lower condo prices. FHA condos need an FHA-approved project or a single-unit approval, so confirm before you offer.

Downtown and the Artists Village

Converted lofts and condos by the civic center and courts. The same approval rule applies, and conversion buildings can take longer to clear.

French Park and Washington Square

Historic Victorian, Craftsman and bungalow homes. FHA appraisers flag health and safety issues such as peeling paint, failing roofs and missing handrails, so ask the seller about known repairs early.

Just Under or Just Over the MIP Break

FHA charges an upfront premium of 1.75% of the base loan, usually added to the loan, plus an annual premium paid monthly. On a 30-year loan, base loans up to $726,200 pay 0.55% a year at minimum down or 0.50% with 5% or more down. Above $726,200 the rates are 0.75% and 0.70%. At 3.5% down the break comes at a price of about $752,500, below Santa Ana’s median. A buyer at the median, with a base loan near $797,000, pays the higher rate, about $498 a month to start. A buyer at $740,000 stays under the break:

$740,000 purchaseBase loanUpfront MIP, 1.75%Monthly MIPMIP lasts
3.5% down$714,100$12,497$327 (0.55%/yr)Life of the loan

10% down$666,000$11,655$278 (0.50%/yr)11 years

Illustrative price under the break. Annual rates from ML 2023-05 (endorsements on or after March 20, 2023), still in effect as of October 2026.

The premium lasts 11 years with 10% or more down and the life of the loan with less. A common exit is a later refinance to a conventional loan when the home reaches roughly 20% equity.

FHA Against 5% Down Conventional at 680

For a buyer with a score in the high 700s, conventional with 5% down usually comes out ahead because private mortgage insurance is cheap and removable. At 680 the difference narrows or flips, since FHA pricing hardly reacts to score. Here is the same $740,000 purchase both ways at today’s Orange County pricing.

A Duplex Works With FHA, Not With My First Home

Santa Ana has a large stock of small multifamily buildings, and FHA will lend on up to four units at 3.5% down as long as one of them is your home. Rent from the units you do not occupy can count toward qualifying. My First Home, however, is limited to single units, so a duplex buyer gives up the city loan. Tenants in older buildings may be covered by the city’s rent stabilization ordinance, which affects how much rents can rise; the Santa Ana DSCR page explains it.

CalHFA and County Programs

CalHFA has three statewide options that work with FHA: MyHome Assistance, a deferred junior loan of as much as 3.5% of the price behind a CalHFA FHA first, plus ZIP, which comes with CalPLUS FHA financing, and MyAccess, which comes with CalPLUS Access FHA financing. Dream For All, the shared appreciation loan, took applications only from February 24 to March 16, 2026, and that window has closed. The Orange County Mortgage Assistance Program does not list Santa Ana among its participating cities. Whether a CalHFA second can be layered with the city loan depends on both programs’ rules, so ask before you plan on both.

Santa Ana FHA Loan Requirements

  • You live there: the house, or one unit of a small building, has to be your home.
  • Score and down payment: 3.5% down at 580 or higher, 10% from 500 to 579, with many lenders asking for more.
  • Limit: $1,249,125 for one unit in Orange County in 2026, far above Santa Ana’s median.
  • Premiums: 1.75% upfront plus the annual rate above, set by loan size and down payment.
  • Property standards: an FHA appraisal with health and safety checks, and project approval for condos.
  • Gift and assistance funds: allowed when documented and when the first-mortgage lender accepts the program.

Veterans should price a Santa Ana VA loan too, since it carries no monthly mortgage insurance. Compare programs on the Santa Ana rates page or read our statewide FHA guide.

Santa Ana FHA Loan FAQs

Is Santa Ana’s My First Home program open in 2026?

The city reported the program open for applications in November 2023 with $2.3 million added, but our research could not confirm 2026 funding because the city’s page would not load. Contact the city or NeighborWorks OC before you write an offer that depends on it, and check again close to your application date, since funding rounds change.

How much can My First Home lend?

Up to $120,000 for low-income buyers and up to $80,000 for moderate-income buyers, as 0% deferred loans. Veterans, and graduates of a college or trade school who lived in Santa Ana while in high school, can have up to $40,000 of it forgiven. Buyers contribute 3% of their own funds and complete NeighborWorks OC counseling.

Can I buy a Santa Ana duplex with FHA and My First Home?

FHA, yes: two to four units with 3.5% down if you live in one, with a 2026 two-unit limit of $1,599,375 in Orange County. My First Home, no: the city program covers owner-occupied single units only and excludes duplexes and triplexes. A duplex buyer would use FHA or conventional without the city loan.

What will FHA mortgage insurance cost at the Santa Ana median?

At about $826,000 with 3.5% down, the base loan is near $797,000, above the $726,200 threshold, so the annual premium is 0.75%, about $498 a month at first. The 1.75% upfront premium, about $13,950, is usually financed into the loan. A price below about $752,500 keeps the annual rate at 0.55%.

Do I have to live in Santa Ana to get city help?

Not necessarily. My First Home accepts people who live in Santa Ana or who have worked in the city at least 32 hours a week for six months. The home itself must be in Santa Ana and owner-occupied, and you must be a first-time buyer or not have owned in three years.

Can a Santa Ana FHA loan finance a downtown condo?

Yes, if the building is FHA-approved or the unit gets a single-unit approval. Loft and condo conversions can take longer to review, so give Mike the building name before you write an offer.

What credit score does a Santa Ana FHA loan require?

FHA’s own floors are 580 for 3.5% down and 500 for 10% down. Lender overlays frequently sit above those floors. HUD’s October 2026 letter also lets lenders score files with FICO 10T or VantageScore 4.0, alongside Classic FICO, for case numbers from January 1, 2027.
