FHA financing for Anaheim buyers, 2026

Anaheim FHA Loans

An Anaheim FHA loan can finance a home well above the city’s median price with 3.5% down, because Orange County’s 2026 FHA limit is $1,249,125, the highest allowed anywhere in California. What decides whether FHA is the right loan is the monthly mortgage insurance at Anaheim prices, and whether you can pair it with the city’s own down payment loan.

Anaheim FHA Loans Reach the Whole Flatland Market

In many California counties the FHA limit is a real constraint. Not here. With a one-unit limit of $1,249,125, a buyer can put 3.5% down on a home priced up to about $1,294,000, well above Anaheim’s September 2026 median of about $970,000. At that median the minimum down payment is roughly $34,000, before closing costs.

FHA’s credit rules are forgiving. A score of 580 or higher qualifies for 3.5% down, and 500 to 579 needs 10% down, though many lenders set their own higher floors, which is one reason to compare several before you choose where your Anaheim FHA loan goes.

A renter-majority city with large households and a near-$1 million median is close to the textbook case for a low-down-payment loan. The pressure is cash, not the limit: 3.5% plus closing costs at the median is a real sum for a family paying Anaheim rents. That is why the city’s own second loan, below, matters so much to first-time buyers here.

Where FHA Buyers Look Across Anaheim

Without verified prices by neighborhood, the useful lens is the housing itself and what an FHA appraiser or underwriter will ask about it.

West Anaheim

Postwar tracts on flat lots sit at the entry to middle tier for single-family buyers. Condition varies from house to house, and the FHA appraiser checks health and safety items such as peeling paint, damaged roofs and missing handrails, so inspect before you settle on FHA.

Central and North Anaheim

Single-family tracts mix with duplexes and small apartment buildings. An owner who lives in one unit can buy two to four units with FHA at 3.5% down, and rent from the other units can help you qualify. The limits are further down this page.

South Anaheim

Older homes and apartments near the Resort and the Orangewood corridor, where much of the workforce for the tourism and stadium economy lives. The flatter credit pricing of an Anaheim FHA loan helps buyers with scores in the 600s.

Platinum Triangle

FHA loans on condos need the project to be FHA-approved, or the individual unit to get a single-unit approval. The newer buildings near Angel Stadium and Honda Center make up a large condo district, so ask about approval before you write an offer.

Anaheim Colony

The period homes near Center Street draw buyers who like older houses. Condition items tend to surface in the FHA appraisal, so ask the seller early about known repairs.

My Anaheim Home: Up to $50,000 From the City

The City of Anaheim’s First-Time Homebuyer Program, branded My Anaheim Home, lends up to $50,000 as a deferred second loan at 1% simple interest over 30 years. The money comes from the Anaheim Local Housing Trust Fund. In May 2025 the city approved a funding plan for that $16 million fund, seeded by a $15 million payment from Disney, and set aside $5 million of it for homebuyer loans of up to $50,000.

  • Who qualifies: first-time buyers, meaning no ownership in the past three years, with household income at or under 150% of area median income. For fiscal 2026 that is $207,900 for a four-person household. People who lived or worked in Anaheim for the past 12 months get priority.
  • The house: inside Anaheim city limits, and the price cannot exceed the average Anaheim home price.
  • Your part: at least 3% of the price from your own funds, and a homebuyer seminar.
  • Status in 2026: active with fiscal 2026 income limits. The city runs an interest list at housingportal.anaheim.net/Fthb and does not post an open or closed date, so confirm with Anaheim Housing and Community Development at 714-765-4300 x4810.

Two other notes. The Orange County Mortgage Assistance Program run through the Affordable Housing Clearinghouse does not list Anaheim as a participating city, so do not plan on it for an Anaheim address. On the state side, a CalHFA FHA first mortgage can be paired with MyHome Assistance, a deferred junior loan worth up to 3.5% of the price, while CalPLUS FHA loans pair with the Zero Interest Program and CalPLUS Access FHA loans with MyAccess. The Dream For All shared appreciation loan ran its 2026 window from February 24 to March 16 and is closed to new applications. Funding changes during the year, so check each program’s status in the week you apply, and tell Mike early which ones you are pursuing so he can match a first-mortgage lender that accepts that second loan.

Anaheim Prices Sit Above the MIP Break

Every FHA purchase pays an upfront premium of 1.75% of the base loan, usually rolled into the loan, plus an annual premium collected monthly. On a 30-year loan the annual rate depends on two things. If the base loan is $726,200 or less, it is 0.55% at minimum down and 0.50% with 5% or more down. Once the base loan passes $726,200, those become 0.75% and 0.70%. At 3.5% down that line falls at a price of about $752,500, which means a purchase near the Anaheim median pays the higher rate. On a base loan near the median, about $936,000, that is roughly $585 a month at the start.

How long the premium lasts matters too. With 10% or more down it ends after 11 years; with less it runs for the life of the loan. A common plan is a later refinance into a conventional loan once the house reaches about 20% equity. Here is the premium at $850,000:

Premiums per HUD ML 2023-05, in force for loans endorsed from March 20, 2023 and still current in October 2026.

FHA or 5% Down Conventional at a 680 Score

With a score in the high 700s, conventional with 5% down often costs less because private mortgage insurance is cheap and comes off later. At 680 the comparison tightens, since FHA pricing barely moves with score while conventional rates and PMI both rise. Here is the same $850,000 Anaheim purchase both ways at today’s Orange County pricing.

FHA Limits for Anaheim Duplexes and Fourplexes

In a city where roughly 54% of households rent, living in one unit of a small building and renting the rest is a realistic way into ownership. The Orange County limits climb with each unit:

Two units$1,599,375$1,657,300

Anaheim FHA Loan Requirements in Plain Terms

  • Occupancy: you must live in the home, or in one unit of a building with two to four.
  • Score and cash: 580 and up qualifies for 3.5% down; 500 to 579 needs 10%, and many lenders ask for more.
  • Loan size: up to $1,249,125 for one unit in Orange County during 2026.
  • Mortgage insurance: 1.75% upfront plus the annual premium shown above.
  • Property: an FHA appraisal that checks health and safety items, and FHA approval for condos.
  • Down payment help: allowed when the program and the first-mortgage lender both permit it.

Eligible veterans should also compare a VA loan, which has no monthly premium at all. You can also compare programs on the Anaheim mortgage rates page or read our statewide FHA guide.

Anaheim FHA Loan Questions

Can I use an FHA loan for a home near the Anaheim median price?

Yes. Orange County’s 2026 FHA limit is $1,249,125, so a home near the September 2026 median of about $970,000 fits easily with 3.5% down. The base loan there is over the $726,200 threshold, so expect the 0.75% annual rate at minimum down. The upfront premium of 1.75% is usually added to the loan.

Is My Anaheim Home open right now?

The city lists the program as active with fiscal 2026 income limits, but it runs an interest list and does not post an open or closed date. Sign up at housingportal.anaheim.net/Fthb and confirm with Housing and Community Development at 714-765-4300 x4810. Funding rounds change, so check again before you write an offer that depends on it.

Can My Anaheim Home sit behind an Anaheim FHA loan?

It can, when the first-mortgage lender accepts the city’s deferred loan as a second lien. Not every lender does, which is one of the main reasons to work with a direct lender that can also broker on this kind of purchase. Mike confirms the pairing before you apply.

Who qualifies for the My Anaheim Home loan?

First-time buyers with no ownership in three years, household income at or under 150% of area median income ($207,900 for four people in fiscal 2026), at least 3% of their own funds and a completed homebuyer seminar. The home must be in Anaheim and priced at or under the average Anaheim home price. People who lived or worked in Anaheim for 12 months get priority.

Can I buy an Anaheim duplex with FHA?

Yes, provided you occupy one of the units. FHA allows 3.5% down on two to four units, and the 2026 Orange County limit for a two-unit property is $1,599,375, rising to $2,402,625 for four units. Projected rent from the other units can count toward qualifying under the lender’s rules.

What credit score does an Anaheim FHA loan need?

FHA allows 3.5% down at 580 or higher and 10% down from 500 to 579. Many lenders add a higher floor of their own. Starting with case numbers assigned January 1, 2027, lenders can also use FICO 10T or VantageScore 4.0 next to Classic FICO; the thresholds stay the same.

When does the monthly FHA premium go away?

It runs 11 years when you put at least 10% down. Below 10% down it stays for the life of the loan, so a common plan is a conventional refinance once they reach roughly 20% equity.
