Anaheim Jumbo Loans: Jumbo Mortgage Rates Over the County Limit

An Anaheim jumbo loan is the exception, not the rule. Orange County’s conforming limit is $1,249,125, the national ceiling, so a typical Anaheim purchase never comes close. The exceptions are concentrated on the east side. In Anaheim Hills, larger homes and smaller down payments can push the loan over the line, and that is where the rules, the rate and the reserve requirement all change.

When an Anaheim Jumbo Loan Begins

Redfin’s September 2026 median sale price for Anaheim was about $970,000, more than $275,000 under the county limit. Even with 5% down, the minimum for a high-balance loan, a loan at that price stays conforming. Between the $832,750 baseline and $1,249,125 sits the high-balance band, which is still a Fannie Mae or Freddie Mac loan with their standard down payment and documentation rules, priced on a slightly different grid. A purchase near the Anaheim median with less than about 14% down lands in that band and still finances as conforming.

True jumbo starts at $1,249,126 of loan amount. With 20% down, the purchase price would have to exceed $1,561,406 before the loan crossed it. With 10% down, the threshold drops to about $1,387,917. That is the whole test: an Anaheim jumbo loan is defined by the loan amount, never by the house price alone.

The citywide median rose about 8.6% over the year, though single-month medians swing with how many hillside homes happen to close. Those hillside sales are the segment where jumbo questions come up. Neighborhood-level price ranges were not verified in our research, so we price by the address rather than by a neighborhood average.

Where Anaheim Purchases Cross the Conforming Line

Anaheim Hills

The city’s upper price tier: hillside single-family homes and townhomes from the 1970s through the 1990s, at the east end bordering the foothills. This is where Anaheim jumbo loans are most common, and where fire-zone insurance can make the full payment the hardest part of underwriting.

Platinum Triangle

The condo and apartment district by Angel Stadium and Honda Center. Depending on price and down payment, a unit can finance as conforming or high-balance; one with a loan above the limit is jumbo, and jumbo condo rules add the building’s budget and insurance to the review.

Anaheim Colony

Period homes near Center Street. Unusual houses can have few close comparable sales, which matters more on a big loan.

Flatland Duplexes and Fourplexes

In central and north Anaheim, an owner-occupied small building can carry a conforming loan up to $2,402,625 for four units, so a buyer who might otherwise need a jumbo for a large house can stay conforming by buying units.

Five Prices Across the Jumbo Line

The table below uses illustrative prices, not neighborhood figures, at 20% down. The first row is a high-balance conforming loan, the second lands exactly on the limit, and the last three are jumbo at today’s Orange County jumbo par rate. Notice how quickly the payment climbs once the loan is above the limit; that is the number underwriting tests against your income and reserves.

Anaheim Jumbo Loan Requirements

A jumbo loan cannot be sold to Fannie Mae or Freddie Mac, so the lender holds the risk or sells to a private investor, and it writes rules to match. These are typical across the market; each lender adds its own:

  • Credit: about 700 as a floor at most lenders, 740 or more at some, with a few accepting 680 at a higher rate.
  • Down payment: 10% to 20% is common. Some programs go to 5% or 10% down, and 20% usually prices better.
  • Reserves: liquid funds equal to 6 to 12 months of the full payment, left over after closing, are a common ask.
  • Debt-to-income: usually 43% or lower, and as low as about 38% at some lenders.
  • Paperwork: full documentation; self-employed borrowers typically provide two years of tax returns plus a profit and loss statement.

If your returns understate what the business earns, a non-QM loan underwritten from bank statements may fit better, though it costs more. For background on the product itself, see the jumbo loan guide.

Carrying a $1.7 Million Home in Anaheim Hills

The figures below use an illustrative $1.7 million price. Jumbo underwriting tests the whole payment, so the insurance premium matters as much as the rate. Anaheim Hills is the part of the city with mapped fire hazard; CAL FIRE released updated local fire hazard severity zone maps between February and March 2025. If regular carriers decline the house, the California FAIR Plan plus a difference-in-conditions policy may be what you end up with, and lenders accept that pairing in many cases, but the combined premium can be well above the estimate shown here. Get a real quote before you remove contingencies.

Property tax starts at 1% of the price under Prop 13 plus voter-approved debt, and the exact rate varies by tax-rate area. Ask for the seller’s tax bill to see whether any special assessment applies. The estimate below applies the site’s default tax and insurance rates.

Property tax, estimated at 1.15% of price$19,550/yr
Homeowners insurance, estimated at 0.30% of price$5,100/yr
Monthly escrow on a $1,700,000 home$2,054/mo

California property tax starts at 1% of the purchase price under Proposition 13, plus voter-approved bonds and any special assessments on the parcel, so the real bill varies by street. Insurance depends on the home, its fire and flood exposure and the carrier. These are estimates for budgeting, not quotes. Run your own numbers.

High-Balance Plus a Second, or One Jumbo Loan

A jumbo first mortgage is one way to finance a large Anaheim purchase. Another is a high-balance first at or under $1,249,125 with a closed-end second mortgage on top. The split can help when jumbo reserve rules are hard to meet or when the conforming rate on the first piece is much better that day. It also adds a second payment and a second rate. Adjustable-rate jumbos suit buyers who expect to sell or refinance within the fixed period. None of these is right in advance; Mike prices them side by side across multiple lenders on the same morning and you choose.

Getting a Jumbo Offer Taken Seriously

A seller with several offers looks hard at which buyer’s financing will hold up. Expect a thicker file than a conforming loan: every page of your asset statements to prove reserves, written explanations for large deposits, and for business owners, returns plus a year-to-date profit and loss. Getting that underwritten before you write turns a pre-approval into something the listing agent can lean on. Allow time for a more detailed appraisal review on large loans, and choose a lock period that matches the escrow.

Five Steps From Quote to an Approved Jumbo in Anaheim

  1. Size the loan firstPrice, down payment and the address tell Mike whether you are high-balance or jumbo before anything else.
  2. Reserve and income checkAssets are counted after closing costs, and the full payment, including fire-zone insurance, is tested against income.
  3. Compare structuresOne jumbo, a high-balance first with a second, or an adjustable jumbo, priced across several lenders the same day.
  4. Appraisal reviewAn Orange County appraiser values the home, and many jumbo lenders add a second look on large loans.
  5. Lock and closeThe lock matches the escrow, and closing is signed electronically or with a mobile notary.

Owners Already Above the Limit

If you financed a large Anaheim Hills home at a low rate, refinancing it for cash would reprice the whole balance. A HELOC up to $800,000 sits behind that first mortgage without changing it, with rates from 7.49% APR, variable. If your purchase is in the high-balance band rather than above it, our Anaheim mortgage broker page and Anaheim rates page cover those options in detail.

Anaheim Jumbo Loan Questions

When does an Anaheim mortgage become a jumbo loan?

When the loan amount, not the price, goes above $1,249,125, the 2026 Orange County limit for one unit. Loans from $832,751 to that limit are high-balance conforming. With 20% down, a purchase up to $1,561,406 stays conforming, so most Anaheim purchases never need a jumbo.

Are Anaheim jumbo loan rates higher than conforming rates?

Not always. Jumbo pricing is set by each lender and investor rather than by Fannie Mae and Freddie Mac, so on some days a strong jumbo file prices at or below a high-balance conforming loan, and on others it prices above. The only way to know is to price both on the same day, which is what Mike does across multiple lenders.

How much do I need in reserves for an Anaheim jumbo loan?

Commonly 6 to 12 months of the full payment, including taxes, insurance and dues, in liquid funds after closing. The exact count depends on the lender, how large the loan is and how many homes you already finance. On a $1.7 million Anaheim Hills home with fire-zone insurance, that can be a large number, so calculate it before you write an offer.

Can I buy in Anaheim Hills with a jumbo loan and 10% down?

Some jumbo lenders allow 10% down and a few allow 5%, usually with stronger credit, more reserves and a higher rate than at 20% down. Another route is a high-balance first mortgage with a second loan behind it. Mike can price the low-down jumbo and the split structure on the same file so you can compare.

Does fire insurance affect jumbo approval in Anaheim Hills?

It can. The lender counts the full insurance premium in your debt-to-income ratio, and in the parts of Anaheim Hills with mapped fire hazard, premiums can be high, especially with a FAIR Plan and difference-in-conditions pairing. On a large loan near a 43% limit, a higher premium can change the outcome, so get the quote early.

Can a self-employed buyer get an Anaheim jumbo loan?

Yes. Most jumbo lenders want two years of tax returns plus a profit and loss statement. If deductions make the returns look thin, a non-QM bank statement program can reach jumbo sizes, at a higher rate than a fully documented loan.

Can I avoid a jumbo by buying a duplex instead?

Possibly. If you live in one unit, the 2026 Orange County conforming limit is $1,599,375 for two units and $2,402,625 for four, so a small building can stay conforming at loan sizes where a single house would not.
