Orange County loans from a direct lender with the option to broker
Anaheim Mortgage Broker
An Anaheim mortgage broker has to work in a market where homes sold for a median of about $970,000 in September 2026 (Redfin), and sold for slightly more than the asking price. Financing has to be settled before the offer goes in. Mike Fisher lends in Anaheim from Simi Valley as a direct lender that can also broker, prices your file with us and, when it helps, against other wholesale lenders and closes it with an Orange County appraiser and escrow company.

An Anaheim Mortgage Broker for Two Housing Markets in One City
Most of Anaheim is flat land built out in the 1950s and 1960s: tract houses on standard lots, with duplexes and apartment complexes mixed in across the west, central, north and south parts of town. At the east end, Anaheim Hills climbs into the foothills with single-family homes and townhomes built mostly from the 1970s through the 1990s. The Hills are the city’s upper price tier. The flatland is where most first purchases happen.
Orange County sits at the national ceiling, so its 2026 one-unit conforming limit is $1,249,125, and the FHA limit is the same. Fannie Mae and Freddie Mac still treat loans above the $832,750 baseline as high-balance, priced on their own grid. At the September 2026 median, 20% down leaves a loan of about $776,000, which is standard conforming. Put 10% down and the loan is about $873,000, which is high-balance. Same house, different rate sheet. In Anaheim Hills, larger purchases can cross $1,249,125 and become jumbo loans, which each lender underwrites to its own rules. The first job of an Anaheim mortgage broker is telling you which of those three bands your loan sits in.

Par pricing for a single-family primary residence in Orange County: 20% down, 30-year term unless noted, 780+ credit, 30-day lock, escrows included. Payments are principal and interest only; taxes and insurance add to them. Rates change through the day and are not a commitment to lend. Price your own Anaheim scenario, no credit pull.
Choosing an Anaheim Mortgage Broker Over a Retail Bank
A retail bank has one rate sheet and one set of rules. Alameda Mortgage lends directly, so Mike prices the same Anaheim scenario with us and with other wholesale lenders and lays the results side by side, each with its APR, points or credit and cash to close. On Anaheim files those lenders disagree more than you might expect: one prices high-balance loans sharply, another approves a condo building a third declines. You choose; we have no Anaheim office and do not need one.
| A retail bank | Alameda Mortgage, direct lender that can also broker | |
|---|---|---|
| Rate sheets compared | The bank’s own, nothing else | Our own sheet plus other wholesale lenders’, the same morning |
| Loans from $832,751 to $1,249,125 | High-balance priced however that bank prices it | High-balance pricing shopped, since it varies widely |
| Platinum Triangle condos | One project review standard | Lenders with different HOA and building rules |
| Anaheim Hills homes above the limit | Jumbo only if the bank keeps that loan | Jumbo and non-QM lenders with their own reserve rules |
| City down payment loan behind the first | Accepted only if the bank participates | Matched to a first-mortgage lender that takes it |
| Business owners near the Resort | Tax returns decide the file | Returns, or bank statement income when returns understate it |
General comparison. Banks and lenders vary, and all loans are subject to credit approval.
A clean W-2 file may price fine at a bank. An Anaheim mortgage broker helps most when the file has a wrinkle, such as a condo budget, a fire-zone insurance quote or a second loan from the city.
Anaheim Housing Market Numbers Behind Every Quote
Sources: Redfin Anaheim housing market (September 2026); Zillow Home Value Index (January 2026 reading); U.S. Census Bureau American Community Survey 2020-2024.
Zillow’s index told a calmer story, down 0.5% for the year in its January 2026 reading. The gap is mostly about mix: a month with more Anaheim Hills closings pushes the median up, and a month heavy with flatland tract sales pulls it down.
Paying at or over list raises a practical question. The lender lends on the lower of the price or the appraised value, so a short appraisal comes out of your pocket or out of a renegotiation. A fully underwritten pre-approval, with the down payment sized so a small gap does not push you into a higher pricing bracket, is worth more here than a quick prequalification letter.
Anaheim Neighborhoods and the Home Loans They Tend to Need
We did not verify neighborhood prices, so this is about housing stock and loan type.
West Anaheim
Postwar tracts from the 1950s and 1960s on flat lots are the entry to single-family ownership here. FHA or low-down conventional is the usual first loan, and the city’s My Anaheim Home program can add a deferred loan of up to $50,000 for buyers who qualify.
Central and North Anaheim
Older tract homes sit beside duplexes and apartment complexes, and small investors are active. The two-unit conforming limit in Orange County is $1,599,375, and living in one unit opens owner-occupied financing with rent from the other unit helping you qualify.
South Anaheim
Older homes and apartments near the Resort and the Orangewood corridor house much of the tourism and stadium workforce. Lenders differ on how much history they want before counting hourly or tipped income.
Platinum Triangle
The high-density district near Angel Stadium and Honda Center is newer apartment and condo stock. The building’s budget, insurance and owner mix get reviewed alongside your credit, and newer projects are the likeliest places for Mello-Roos.
Downtown Anaheim and the Anaheim Colony
The original townsite near Center Street holds older bungalows and period homes with historic-district character. Appraisers look hard at condition, and remodel plans shape the loan choice.
Anaheim Hills
The east end is the upper price tier and the part of the city with mapped fire hazard. Expect high-balance or jumbo sizing and a closer look at the insurance quote.
Home Loan Programs We Shop for Anaheim Buyers
- Conventional financing in both the standard and high-balance bands, with 3% down possible on standard loans (5% on high-balance) for qualifying first-time buyers.
- FHA financing, where the $1,249,125 county limit covers a median-priced home at 3.5% down with room to spare.
- VA purchase loans, nothing down, for the roughly 8,140 veterans who live in the city and for active service members.
- Jumbo loans above $1,249,125, mostly an Anaheim Hills question.
- Bank statement and other non-QM loans when deductions make a business owner’s returns look thin.
- DSCR loans that qualify a long-term rental on its rent.
- HELOCs and fixed-rate seconds that leave a low first mortgage in place.
- Refinancing to a new rate or term, or for cash out.
First-Time Buyer Help for Anaheim Addresses
My Anaheim Home, the city’s first-time homebuyer program, lends up to $50,000 as a deferred loan at 1% simple interest over 30 years. Buyers must not have owned in three years and must earn at or under 150% of area median income ($207,900 for a household of four in fiscal 2026). The money comes from the Anaheim Local Housing Trust Fund, with $5 million set aside in May 2025. The city runs an interest list rather than posting open dates, so confirm status first. The Orange County Mortgage Assistance Program does not list Anaheim as a participating city, and CalHFA’s Dream For All window closed March 16, 2026.
Anaheim Property Taxes, Insurance and Transfer Tax
Proposition 13 sets the base property tax at 1% of the purchase price, and voter-approved debt adds to it. The exact tax-rate-area totals vary across Anaheim, so treat the figure below as a budget number until you see the parcel’s actual bill. Special Mello-Roos taxes are most likely on newer subdivisions and on Platinum Triangle projects; lenders count them in your payment, so ask for the bill on any building or tract that went up recently.
On transfer tax, Anaheim is simple. No city transfer tax turned up in our research, so the charge is Orange County’s $1.10 per $1,000 of value, about $1,066 on a $969,538 sale. Buyer and seller negotiate who pays it, and escrow confirms the amount.
Insurance splits by geography. Anaheim Hills borders the foothills, and CAL FIRE’s 2025 update to local hazard zone maps is the one to check before budgeting a premium. If regular carriers decline, the California FAIR Plan with a difference-in-conditions policy is the fallback, which many lenders accept. Flatland Anaheim is largely low wildfire risk.
California property tax starts at 1% of the purchase price under Proposition 13, plus voter-approved bonds and any special assessments on the parcel, so the real bill varies by street. Insurance depends on the home, its fire and flood exposure and the carrier. These are estimates for budgeting, not quotes. Run your own numbers.
Refinancing and Home Equity in Anaheim
The Census Bureau’s 2020-2024 survey put the median owner-reported value at $831,200, well under recent sale prices, and long-held Prop 13 owners in West Anaheim and the Hills often owe a fraction of what the house is worth. If your first mortgage carries a low rate, an Anaheim HELOC leaves it alone, with rates from 7.49% APR, variable. Refinancing the first mortgage itself pays off only when the new rate is clearly below your current one or dropping FHA mortgage insurance is the goal; see refinance options or try the mortgage calculator.
Investment Property Financing in Anaheim
About 54% of Anaheim households rent, and Zillow’s average asking rent was about $2,495 in October 2026. The city stopped issuing short-term rental permits in 2016, and its 2019 ordinance lets only existing permit holders continue, so plan on long-term rent under the state’s AB 1482 rules. Investors can finance conventionally on their own income or use a DSCR loan that qualifies on the lease and can close in an LLC.
Where the Anaheim Market Has Been Moving
We do not publish forecasts, only the direction the data shows. Median days on market fell from 47 to 41 over the year to September 2026, and the Redfin median rose about 8.6%, while Zillow’s broader index was roughly flat in its last reading. Rents went the other way: Zillow’s average asking rent was down $146 from a year earlier. Quicker sales and steady prices favor buyers who arrive with financing already approved.

Questions Anaheim Buyers Ask Before Hiring a Broker
What does an Anaheim mortgage broker do that a bank cannot?
Mike takes one application and prices it with Alameda directly and with other wholesale lenders the same day, where a bank can quote only its own products. In Anaheim that gap matters most on high-balance loans, Platinum Triangle condos, Anaheim Hills jumbos, self-employed files and purchases that add the city’s My Anaheim Home loan.
Is a typical Anaheim home a jumbo loan?
Usually not. The September 2026 median of about $970,000 is below Orange County’s $1,249,125 conforming limit, so even a small down payment keeps the loan conforming. Loans above $832,750 are high-balance conforming, which prices a little differently. Jumbo financing shows up mainly in Anaheim Hills, where larger homes can push the loan past the county limit.
Does Anaheim charge a city transfer tax?
Our research found no separate Anaheim transfer tax, so the only charge is Orange County’s documentary transfer tax, $1.10 for each $1,000 of value. On a home near the September 2026 median that is about $1,066. Who pays it is negotiated in the purchase contract, and the escrow officer confirms the exact figure on the settlement statement.
How competitive is the Anaheim market right now?
In September 2026 the median Anaheim home sold for about 100.6% of list price after 41 days on market, with 344 sales that month. Sellers are getting their price, so plan for a possible appraisal gap and bring a fully underwritten pre-approval.
Can an Anaheim mortgage broker help with My Anaheim Home?
Yes, provided the first-mortgage lender accepts the city’s deferred loan behind it, which Mike confirms before you apply. The program lends up to $50,000 at 1% simple interest to qualifying first-time buyers. The city keeps an interest list instead of posting open dates, so confirm status with Housing and Community Development.
Can you close an Anaheim loan if you are based in Simi Valley?
Yes. Alameda Mortgage lends anywhere in California, and Anaheim files are handled by phone, email and e-signature. The appraiser, escrow and title are local, and Mike handles the file himself through funding.
Do Anaheim Hills homes cost more to insure?
Often, because Anaheim Hills borders the foothills and is the part of the city with mapped fire hazard. Check the address in CAL FIRE’s 2025 fire hazard maps and get a quote during the inspection period. If regular carriers decline, the FAIR Plan plus a difference-in-conditions policy is accepted by many lenders, and the premium counts in your qualifying payment.
