Orange County’s county seat, priced across lenders
Santa Ana Mortgage Broker
A Santa Ana mortgage broker works in the part of Orange County with the most entry-level prices. Redfin’s August 2026 median sale price was about $826,000, just under the $832,750 baseline loan limit, which puts the city’s choices in a different place than its neighbors: down payment help, FHA against conventional, older homes and condo approvals. Mike Fisher handles Santa Ana loans from Simi Valley as a direct lender with the option to broker, pricing them with us and, when it helps, against other wholesale lenders.

What a Santa Ana Mortgage Broker Does at the Baseline Limit
The national baseline for a one-unit conforming loan in 2026 is $832,750. Santa Ana’s August 2026 median sale price was about $826,250, a few thousand dollars under it. So a buyer at the median is borrowing well inside standard conforming territory whether they put down 3% or 20%: 10% down leaves a loan of about $743,600, and 5% down about $785,000. Orange County’s full limit of $1,249,125 matters mainly for the larger historic homes of Floral Park, the city’s top single-family tier.
That changes what a broker is for here. In the county’s pricier hillside and coastal areas, the conversation is often about high-balance pricing and jumbo reserves. In Santa Ana it is usually about how little cash you need to close, whether the city’s My First Home loan can sit behind your first mortgage, whether FHA or 3% to 5% down conventional costs less at your score, and whether a condo or an older house will clear the lender’s review.

A Santa Ana Mortgage Broker Compared With a Bank
When the loan is standard conforming, the rate differences between lenders are often small. The bigger differences are in everything around the rate. One lender charges less in fees; another prices a 680 score more gently; a third accepts a city down payment loan as a second lien where a fourth will not; a fifth will approve a downtown conversion building that others decline. Mike prices the same Santa Ana file with our own programs and other wholesale lenders’ and shows you each result with its APR and cash to close, so the comparison covers the whole cost, not only the headline rate.
| A retail bank | Alameda Mortgage, direct lender that can also broker | |
|---|---|---|
| Where the price comes from | A single in-house rate sheet | Our own programs and other wholesale lenders priced side by side |
| City My First Home loan as a second | Only if that bank takes part | Paired with a first-mortgage lender that accepts it |
| Scores in the 600s | One set of credit adjustments | Lenders whose FHA and conventional overlays differ |
| Downtown loft and condo conversions | One building review policy | Several, so a declined building may still finance |
| Historic homes in French Park or Floral Park | Standard appraisal path only | Lenders comfortable with older, unusual houses |
| A denial | The process restarts elsewhere | The file moves to the next lender that fits |
General comparison. Lenders and banks vary, and every loan is subject to credit approval.
Santa Ana Real Estate Figures for 2026 Buyers
Sources: Redfin Santa Ana housing market (August 2026); Zillow Home Value Index (October 2025 reading); U.S. Census Bureau ACS 2020-2024.
Santa Ana had about 312,800 residents at the start of 2026, but Redfin counted only 212 home sales in August. The reason is ownership: most households rent, and households average 3.81 people, the most crowded of the Orange County cities we cover. With fewer homes changing hands, the right listing may not come up often. Homes sold near list price. Have your pre-approval underwritten before you start touring so you can move on the house when it appears.
Santa Ana Neighborhoods and the Financing Each One Raises
No neighborhood price ranges are quoted here because none were verified; what follows is the housing in each area and the loan questions it brings up.
Westside
Postwar tracts and apartments with large households, the city’s entry-level single-family tier. A county employee who has worked 32 or more hours a week in Santa Ana for six months can qualify for My First Home even while living elsewhere.
Santa Anita
An older central neighborhood of modest single-family homes and multifamily buildings, popular with first-time and investor buyers alike. Check whether a small building’s units fall under the city’s rent ordinance.
South Coast Metro
Condos and apartments near South Coast Plaza at entry-level condo prices. The association’s budget, insurance and reserves get reviewed along with you.
Downtown and the Artists Village
Loft and condo conversions near the civic center and courts draw buyers who want to walk to work. Lender appetite for conversion buildings varies, which is exactly where shopping helps.
French Park and Washington Square
Victorian and Craftsman homes near downtown, and early twentieth-century bungalows to the north. Older houses with character, and with the appraisal and inspection questions that come with age.
Floral Park, Morrison Park and Wilshire Square
Floral Park’s 1920s to 1940s period-revival homes on larger lots are the top single-family tier, with Morrison Park and Wilshire Square nearby. This is where high-balance or jumbo financing appears.
Loan Programs Available Through Alameda Mortgage in Santa Ana
- Conventional loans from 3% down for qualifying first-time buyers, mostly standard conforming at Santa Ana prices.

- High-balance and jumbo loans for Floral Park and other larger homes.
- Bank statement loans for business owners whose returns understate their income.
- DSCR loans for rentals, written with the city’s rent ordinance in mind.
- HELOCs and fixed seconds that keep a low first mortgage.
- Refinances, rate-and-term or cash-out.
Down Payment Help for Santa Ana Buyers
City help is the big variable. Santa Ana’s My First Home Program offers deferred loans at 0% interest, as much as $120,000 for low-income households and $80,000 for moderate-income ones, and veterans and local graduates who lived in the city during high school can have up to $40,000 forgiven. It covers owner-occupied single units only, not duplexes or triplexes, and requires 3% of your own funds and NeighborWorks OC counseling. The city reported it open in November 2023 with $2.3 million added; 2026 funding was not confirmed, so check before you count on it. CalHFA’s Dream For All window closed March 16, 2026, and the Orange County Mortgage Assistance Program does not list Santa Ana as a participating city.
Santa Ana Property Taxes, Insurance and Transfer Tax
Your property tax starts at 1% of the price under Proposition 13, plus voter-approved debt for your tax-rate area. Mello-Roos special taxes are uncommon in Santa Ana’s older, built-out neighborhoods, though we did not verify every community facilities district, so still read the parcel’s tax bill before you write an offer.
Our research found no separate Santa Ana transfer tax. That leaves the county rate of $1.10 for every $1,000 of value, roughly $909 on an $826,250 sale. Buyer and seller negotiate who pays, and escrow confirms the figure.
Santa Ana is flat and urban, and no mapped wildfire hazard for the city turned up in our research of CAL FIRE’s 2025 maps, which can make coverage easier to place than in foothill areas. The Santa Ana River runs along the west side; we did not verify FEMA flood zones, so check the address on FEMA’s map, because a mapped flood zone means required flood insurance in your payment.
California property tax starts at 1% of the purchase price under Proposition 13, plus voter-approved bonds and any special assessments on the parcel, so the real bill varies by street. Insurance depends on the home, its fire and flood exposure and the carrier. These are estimates for budgeting, not quotes. Run your own numbers.
Refinancing and Tapping Equity in Santa Ana
Census data put the median owner-reported value at $713,000 for 2020-2024, against a recent sale median near $826,000, and long-held Prop 13 owners carry most of the city’s equity. If your first mortgage rate is low, a Santa Ana HELOC pays for an ADU, an addition or restoration work without replacing it, with rates from 7.49% APR, variable. A refinance fits when the new rate is clearly lower or you want to drop FHA mortgage insurance; the mortgage calculator is a quick place to start.
Buying a Rental Property in Santa Ana
About 55% of households rent, and Zillow’s average asking rent was about $2,610 in September 2026. Unlike much of Orange County, Santa Ana has its own Rent Stabilization and Just Cause Eviction Ordinance, which caps increases on most pre-1995 apartments and requires just cause after 30 days of tenancy. Investors should read the Santa Ana DSCR page before pricing an occupied building.
How the Santa Ana Market Has Been Trending
We stick to the data rather than forecasts. Over the year to August 2026, the Redfin median rose about 2%, sales fell 15%, and median time on market shortened from 51 to 44 days, while average asking rent rose $55. Fewer sales at steady prices means patient buyers with financing in hand are best placed when a listing appears.

Questions Santa Ana Buyers Ask About Mortgage Brokers
Why use a Santa Ana mortgage broker for a standard conforming loan?
Because at Santa Ana prices the differences between lenders show up less in the headline rate and more in fees, credit adjustments, condo approvals and whether a lender accepts the city’s My First Home loan. Alameda Mortgage lends directly and can also broker, so one application compares our programs and other wholesale lenders’ instead of one bank’s version.
Do most Santa Ana purchases need a high-balance loan?
No. The August 2026 median of about $826,000 is just under the $832,750 baseline, so most purchases are standard conforming even with a small down payment. High-balance pricing starts above that baseline, and jumbo only above Orange County’s $1,249,125 limit, which is mostly a question for larger homes in Floral Park.
Can I use My First Home if I work in Santa Ana but live elsewhere?
The program is open to people who live in Santa Ana or work there at least 32 hours a week for six months, provided they are first-time buyers (or have not owned in three years), meet the income limits and buy an owner-occupied single unit in the city. The city has not confirmed 2026 funding, so check current status first.
Does Santa Ana have its own transfer tax?
Our research did not find one. The only transfer tax on a sale is the county’s, at $1.10 for each $1,000 of value, about $909 on a home at the August 2026 median. The purchase contract decides who pays it, and your escrow officer will show the exact figure on the settlement statement.
Will a downtown loft conversion qualify for a mortgage?
Often, but the building matters as much as you do. Lenders review the association’s budget, reserves, insurance and owner-occupancy mix, and conversions can raise extra questions. Some lenders approve a building others decline. Send the building name early so Mike can check it before you write an offer.
Can a Santa Ana mortgage broker close from Simi Valley?
Yes. Alameda Mortgage is licensed throughout California, and Santa Ana loans are handled by phone, email and e-signature, with an Orange County appraiser and a local escrow and title company. You work with Mike Fisher directly the whole way, and he prices the file with us and, if it helps, against other wholesale lenders.
Do I need flood insurance near the Santa Ana River?
Only if the home sits in a FEMA-mapped flood zone, which we did not verify street by street. Look the address up on FEMA’s flood map early; if it is in a mapped zone, the lender requires flood coverage and counts the premium in your payment.
