Orange County loans from a direct lender that can also broker

Irvine Mortgage Broker

An Irvine mortgage broker earns the call in a year like this one. Redfin’s September 2026 median sale price was about $1.45 million, 6.5% lower than a year earlier, and the typical home took 61 days to sell. A slower market gives you time to shop the loan as carefully as the house. Alameda Mortgage is a direct lender with the option to broker, so Mike Fisher prices Irvine purchases and refinances with us and, when it helps, against other wholesale lenders from Simi Valley, with an Orange County appraiser and escrow company on the ground.

An Irvine Mortgage Broker for a Buyer’s Year in a Planned City

Irvine is the Orange County market that cooled in 2026. Zillow’s home value index stood near $1.48 million at the end of September, down 1.9% for the year, and Redfin’s median sale price fell further, to about $1.45 million. Homes sold at roughly 97.5% of list price after a median of 61 days, yet Redfin still counted 556 sales that month, about 5% more than a year before. Buyers are active, just not racing.

For financing, that changes a few things. You usually have room to keep appraisal and loan contingencies in the offer. Sellers who have watched a listing sit for two months may consider a credit toward your closing costs or a rate buydown, and an Irvine mortgage broker can show you what that credit buys on several lenders’ rate sheets at once. The flip side is the appraisal: when values drift down, an appraiser can land below a contract price written a few weeks earlier, so build that possibility into how much cash you keep in reserve.

Why Use a Mortgage Broker in Irvine Instead of a Bank

The files that bounce between lenders in Irvine are the ones near the county line, the HOA-heavy ones and the self-employed ones. One wholesale lender may price high-balance loans sharply while another is stronger on jumbo reserves. Condo approvals differ: a lender reviews the association’s budget, reserves, insurance and owner-occupancy mix, and the high rental share in the Business Complex can matter. Mike prices the scenario with us and, when it helps, with other wholesale lenders, and lays out every offer with its APR, cost in points or credit, and the cash you bring to closing.

Orange County is one of ten California counties at the federal ceiling, so its 2026 one-unit conforming limit is $1,249,125. Loans from $832,751 up to that figure are high-balance conforming; anything larger is jumbo. Irvine’s median price is above the limit, but the limit applies to the loan, not the house. Put 20% down on a $1.45 million home and you borrow about $1.16 million, a high-balance loan. Put 10% down and the loan is about $1.30 million, which is jumbo. With 20% down, prices up to $1,561,406 stay conforming.

On the refinance side, the Census put the median owner-reported value at $1,191,500 (2020-2024). The new loan amount, not the value, sets the pricing grid: a refinance at or under $1,249,125 stays conforming, and anything above it is jumbo.

Irvine Villages and the Home Loans That Fit Them

Irvine was built by the Irvine Company from the 1970s onward as a set of villages, and most homes sit inside a homeowners association. The village tells a lender a lot before the address is typed in. We did not verify neighborhood price ranges, so these notes describe the housing and the loan it tends to produce.

Woodbridge and University Park

Early villages from the 1970s and 1980s, Woodbridge built around two lakes and University Park near UC Irvine, with townhomes and detached houses. The attached stock is where conforming, high-balance or an Irvine FHA loan still fit, mostly without newer special taxes.

Northwood

Original sections from the 1970s onward generally carry no district tax, while Northwood Pointe and later phases carry Mello-Roos, so two homes a mile apart can qualify differently.

Turtle Rock

Upper-tier hillside homes beside UC Irvine and Bommer Canyon. Many purchases borrow past the county limit, making them jumbo loans.

Great Park Neighborhoods

Built since the 2010s on the former Marine Corps Air Station El Toro, with new houses, townhomes and condos inside CFD No. 2013-3. Builder timelines and the special tax both shape the loan.

Portola Springs, Woodbury and Stonegate

Newer villages from the 2000s and 2010s with Mello-Roos on the bill, Portola Springs also sits in a school district CFD.

Orchard Hills and Shady Canyon

A newer hillside village that is mostly jumbo, and the gated enclave at the city’s top tier. Both border open space, which brings the fire map into the insurance quote.

Irvine Business Complex and Irvine Spectrum

High-density condos near offices, mixed with Irvine Company rentals: common first purchases and common investor targets, where the condo review decides which lender fits.

Home Loan Programs Your Irvine Mortgage Broker Can Arrange

First-Time Buyer Help Usable in Irvine

Our research found no city-run down payment program, and Irvine is not on the participating city list for Orange County’s Mortgage Assistance Program. The statewide CalHFA MyHome Assistance second still applies, worth up to 3.5% of the price and deferred, when paired with a CalHFA FHA first. Dream For All’s 2026 window ran February 24 to March 16 and is closed. Funding changes through the year, so status is rechecked when you apply.

Property Taxes, Mello-Roos and Transfer Tax in Irvine

The 1% Proposition 13 base is only the start of an Irvine tax bill. Many newer villages sit inside Mello-Roos community facilities districts. City CFD No. 2013-3 covers the Great Park Neighborhoods; its special tax can rise up to 2% a year, and its bonds run about 40 years, after which the charge drops by roughly 65% to 82% and the remainder continues for maintenance (City of Irvine). Voice of OC reported in 2020 that Great Park special taxes ranged from about $2,000 a year on small units to more than $21,000 on the largest homes. Some areas also carry 1915 Act assessment bonds. The estimate below does not include any of that, so pull the parcel’s actual bill.

No separate Irvine city transfer tax turned up in our research, so the usual charge is the county’s $1.10 per $1,000 of value, about $1,595 on a $1.45 million sale. The contract decides who pays it, and escrow confirms the figure with the Orange County Clerk-Recorder.

Lenders count all of it, special tax and HOA dues included, in the payment you qualify on. A $10,000 annual Mello-Roos charge adds about $833 a month, which at a 43% debt-to-income limit takes roughly $1,940 more in gross monthly income. Foothill villages such as Orchard Hills, Portola Springs, Shady Canyon and Turtle Ridge border open space, and CAL FIRE updated its local fire maps in early 2025, so quote insurance during the inspection period.

Property tax, estimated at 1.15% of price$16,675/yr
Homeowners insurance, estimated at 0.30% of price$4,350/yr
Monthly escrow on a $1,450,000 home$1,752/mo

California property tax starts at 1% of the purchase price under Proposition 13, plus voter-approved bonds and any special assessments on the parcel, so the real bill varies by street. Insurance depends on the home, its fire and flood exposure and the carrier. These are estimates for budgeting, not quotes. Run your own numbers.

Refinancing and Home Equity in Irvine

Owners in the original villages often hold a first mortgage well below today’s rates with a lot of equity above it. For them an Irvine HELOC or fixed second usually beats a cash-out refinance, because it leaves the low-rate loan alone; lines start from 7.49% APR, variable. Replacing the first loan with a rate-and-term refinance makes sense mainly when today’s rate beats yours by a real margin, or when 20% equity lets an FHA borrower shed mortgage insurance. Recent buyers should check value first, since the 2026 dip can trim equity.

Investment Property Financing in Irvine

Renters are the majority, drawn by UC Irvine, tech and biotech employers. The Census median gross rent is $2,997, and Zillow’s average asking rent was $4,585 in February 2026. Small investors compete with the Irvine Company, which Bloomberg, citing RealPage, estimated owns about 75% of the city’s apartments (the company says closer to half). At these prices a rental rarely covers its payment at 25% down, so investors bring more cash or use a DSCR loan that qualifies on rent. State AB 1482 governs covered units; no local rent control turned up.

Irvine Housing Market Outlook

No forecast here, only the trend the numbers already show. Prices are softer, with the Redfin median down 6.5% and the Zillow index down 1.9% over the year to September 2026, while the pace held at a median 61 days and volume rose to about 556 sales. OC Realtors put the February 2026 single-family median near $1.40 million. Buyers negotiate, sellers still sell, and the appraisal contingency is worth keeping.

Irvine Home Loan Questions, Answered

What does an Irvine mortgage broker do that a bank does not?

A bank can only quote its own shelf. A broker takes one application to several wholesale lenders and sets their pricing and rules next to each other. Alameda Mortgage is a direct lender that can also broker, so one application gets you both our own programs and, if they fit better, other wholesale lenders’. In Irvine that matters most on high-balance loans near $1,249,125, HOA condo reviews, jumbo reserves and self-employed income, where lenders disagree the most.

Is a $1.45 million Irvine home a jumbo loan?

Only if the loan is larger than $1,249,125, the 2026 Orange County limit. With 20% down you borrow about $1,160,000, a high-balance conforming loan. With 10% down the loan is about $1,305,000, which is jumbo. Any purchase up to $1,561,406 can stay conforming with 20% down, so price both structures before you decide.

Which Irvine villages have Mello-Roos taxes?

They are common in the newer villages: the Great Park Neighborhoods under CFD No. 2013-3, Portola Springs, Woodbury, Stonegate, Northwood Pointe, Quail Hill, Turtle Ridge and others. Older parts of Woodbridge and University Park generally have none. Lists circulate online, but the only reliable source is the parcel’s own tax bill, which the lender uses to qualify you.

Does Irvine charge a city transfer tax?

Our research found no separate Irvine transfer tax, so a sale normally carries just the Orange County documentary tax, $1.10 for each $1,000 of value, or about $1,595 at $1.45 million. The contract assigns it to buyer or seller, and escrow checks the figure with the Clerk-Recorder.

Can an Irvine mortgage broker help with down payment assistance?

Yes, where a program applies and the lender on the file takes part. No city-run Irvine program turned up in our research, so the usual options are CalHFA’s MyHome Assistance and the CalPLUS pairings. Dream For All closed its 2026 window on March 16. Mike confirms program status and lender participation before you count on the money.

Can you close an Irvine loan from Simi Valley?

Yes. Alameda Mortgage Corp is licensed throughout California, and Irvine loans are handled by phone, email and e-signature. An Orange County appraiser values the home and a local escrow and title company closes it. Mike is your contact from the first quote to funding.
