Irvine VA Home Loans

An Irvine VA home loan can put you on ground the Marines once flew from: the Great Park Neighborhoods stand on the former Marine Corps Air Station El Toro, which closed in 1999. Today about 6,004 veterans live in Irvine. Because most single-family homes here are priced above the county conforming limit, the VA benefit that matters most is full entitlement, which carries no VA loan limit at all.

Irvine VA Home Loans on Former Marine Corps Ground

The land at the center of Irvine’s Great Park district was once Marine Corps Air Station El Toro. The base closed in 1999, and from the 2010s it was built out as the Great Park Neighborhoods: new single-family homes, townhomes and condos inside the city’s Great Park community facilities district. Veterans buying there today are buying, quite literally, on former Marine Corps ground.

Irvine itself has no active installation now, but several are within commuting range for Orange County households: Joint Forces Training Base Los Alamitos, Naval Weapons Station Seal Beach and, farther south, Marine Corps Base Camp Pendleton. VA does not require the home to be near a base. It requires that the home be the one you plan to live in, so an investor purchase belongs on a DSCR loan or another non-VA program.

About 6,004 veterans live in a city of roughly 318,000, and they are shopping in an expensive market. The median sale price sits above the $1,249,125 limit, so the usual VA story here is a borrower with full entitlement using the benefit above the conforming line. The slower 2026 pace helps: at a median 61 days on market, a seller may be more open to a VA offer with its appraisal and inspection steps than in a market where homes go in a week.

VA Above the County Limit

With full entitlement, meaning you have never used the benefit or you sold and paid off every earlier VA loan, the county limit does not apply. VA backs a quarter of whatever you borrow, and the size of the loan comes down to what your income, debts, credit and savings support, never more than the price or the appraisal, whichever is lower. A veteran whose income supports the payment can buy a $1.45 million Irvine home with no down payment. The trade-off is the funding fee: at 2.15% for first use with nothing down, that is about $31,175 on $1.45 million, usually added to the loan rather than paid in cash.

Residual Income With Special Taxes and HOA Dues

VA underwriting has a test most loan programs do not: residual income, the money left each month after the housing payment, taxes, debts and estimated living costs. Mello-Roos taxes and HOA dues both count in that test and in your debt-to-income ratio. That matters in the newer villages. The Great Park district’s special tax can rise up to 2% a year, and Voice of OC reported in 2020 that bills spanned roughly $2,000 for the smallest units up past $21,000 for the biggest houses. Two houses at the same price can leave very different residual income. Bring the tax bill and HOA figure for any home you are serious about, and Mike will run the VA test before you write an offer. Lenders can count documented housing allowance as income for active-duty borrowers.

Villages Veterans Shop With a VA Loan

Great Park Neighborhoods

New construction on the old El Toro base, inside CFD No. 2013-3. Builders must accept VA financing on the phase, attached homes need VA project approval, and the special tax goes straight into residual income.

Portola Springs and Woodbury

Newer foothill and Jeffrey Road villages with Mello-Roos, plus a school district CFD in Portola Springs. Detached homes here can be priced above the county limit, which makes full entitlement the key.

Northwood and University Park

Older villages with townhomes and detached homes, generally with lower or no district taxes. A townhome here can be a comfortable residual-income fit for a first VA purchase.

Turtle Rock

Hillside homes beside UC Irvine and Bommer Canyon, many above the limit. VA with full entitlement can finance them with nothing down if income supports the payment; putting 10% down cuts the funding fee to 1.25%.

Partial Entitlement at the Orange County Limit

If an earlier VA loan is still open, perhaps on a home you kept as a rental, part of your entitlement is in use. Your remaining guaranty starts from 25% of the Orange County one-unit limit, $312,281, minus the entitlement already charged. Most lenders look for the leftover guaranty and your cash down, added together, to reach a quarter of the new loan. Against a $1,450,000 Irvine purchase, that means a down payment comes back into the picture:

Entitlement already in useRemaining guarantyLargest loan with $0 downDown payment on $1,450,000
None (full entitlement)FullNo VA limit$0
$100,000$212,281$849,125$150,219
$200,000$112,281$449,125$250,219

Remaining guaranty = 25% of the 2026 Orange County one-unit limit ($1,249,125) minus entitlement in use. The one-unit limit is used even for two- to four-unit purchases.

Selling the earlier home and paying off its VA loan restores full entitlement. If you keep it, equity in a home you live in can fund the gap through a HELOC. Mike orders your Certificate of Eligibility at the start so the entitlement figure is confirmed rather than assumed.

What the Funding Fee Costs on an Irvine Purchase

The funding fee replaces monthly mortgage insurance. With less than 5% down it is 2.15% on first use and 3.3% on later use; 5% down cuts it to 1.5% and 10% down to 1.25%, whatever the use. These rates have applied since April 7, 2023. The fee is waived for veterans receiving compensation for a service-connected disability or eligible for it but receiving retirement or active-duty pay instead, for surviving spouses receiving Dependency and Indemnity Compensation, for service members with a proposed or memorandum rating before closing, and for active-duty members who show a Purple Heart on or before closing. The table uses a $1,200,000 price, close to the Census median owner-reported value of $1,191,500.

A $900,000 Townhome: VA, FHA and Conventional

Not every veteran in Irvine is shopping above the limit. Townhomes and condos in the older villages are where conforming-size purchases still happen. This compares a $900,000 price at a 700 score using today’s Orange County pricing. VA carries no monthly mortgage insurance at any down payment, which is usually where its advantage shows.

Irvine VA Home Loan Requirements

  • Eligibility: a Certificate of Eligibility based on service, or surviving spouse status.
  • Occupancy: you must intend to live in the home as your primary residence.
  • Residual income and ratio: the full payment, with property tax, any Mello-Roos, insurance and HOA dues, must leave enough residual income.
  • Appraisal: a VA appraisal, with the loan capped at the lower of price or value.
  • Condos and new homes: attached homes need VA project approval, and new construction must meet VA’s builder requirements.
  • Entitlement: full entitlement means no VA loan limit; partial entitlement uses the Orange County one-unit limit.

Closing While You Are on Orders

Alameda Mortgage lends throughout California from Simi Valley, so an Irvine VA home loan can move by phone, email and e-signature while you are at another duty station. An Orange County appraiser and a local escrow company handle the on-site steps. California’s homeowners insurance market showed signs of stabilizing in 2026, and USAA plans to widen its California writing for military households starting in January 2027. For program basics, see the VA loan guide, or compare with the Irvine jumbo options if you plan to put 20% down.

VA Questions From Irvine Buyers

Can I use a VA loan above $1,249,125 in Irvine?

Yes, with full entitlement. Borrowers with full entitlement have no VA loan limit, so the lender sets the amount from your income, credit and assets, up to the lower of price or appraised value. The $1,249,125 Orange County limit only comes into play when part of your entitlement is still tied to another VA loan.

Do Mello-Roos taxes affect VA approval?

Yes. Both VA tests, the debt ratio and residual income, see your whole tax bill with any district charge on it, and your HOA dues as well. In the Great Park Neighborhoods, special taxes have ranged from about $2,000 to over $21,000 a year by home size, per a 2020 Voice of OC report, so the specific bill matters.

Can I buy in the Great Park Neighborhoods with an Irvine VA home loan?

Yes, a VA loan can finance a home there like anywhere else, as long as it will be your primary residence. Condos and townhomes need the project to be VA-approved. New homes from builders also need to meet VA’s requirements for new construction, so ask the builder early whether VA financing is accepted on the phase you are considering.

How much can I borrow with no money down if I still have a VA loan open?

Start with $312,281, which is 25% of the 2026 Orange County limit, and subtract the entitlement your open loan uses. Multiply the remainder by four for the largest loan with no down payment. With $100,000 in use, that is about $849,125. Above that, the down payment covers 25% of the difference.

Is there mortgage insurance on an Irvine VA loan?

No. Whatever you put down, a VA loan carries no monthly mortgage insurance. The one-time funding fee takes its place and is waived for veterans receiving disability compensation. On Irvine loan sizes the absence of monthly insurance is worth a lot, since FHA’s annual premium on a loan above $726,200 runs 0.75% a year at minimum down.

Are Irvine VA home loan rates different from conventional rates?

They are priced separately, and on many days VA par rates come in below conventional, especially for scores under the mid-700s. Compare the APR and the funding fee, not just the rate. The cards above show today’s Orange County VA and conventional pricing side by side.

Does putting money down help on a VA loan in Irvine?

It lowers the funding fee: 1.5% at 5% down and 1.25% at 10% down, versus 2.15% on first use with nothing down. With partial entitlement, a down payment may also be required to cover 25% of the amount above your remaining guaranty.
