FHA financing, Orange County 2026

Irvine FHA Loans

An Irvine FHA loan can reach further than most buyers expect. Orange County’s 2026 FHA limit is $1,249,125, high enough for 3.5% down on a home priced up to about $1,294,000. In Irvine that mostly means townhomes and condos in the older villages and near the Spectrum. The loan size is rarely the obstacle. The obstacles are whether the condo project is FHA-approved and how HOA dues and special taxes fit inside your ratio.

Where an Irvine FHA Loan Fits a City of Attached Homes

Irvine’s housing is unusual for Orange County: a large share of it is HOA townhomes, condos and professionally managed apartments, and only 44.5% of homes are owner-occupied (Census ACS 2020-2024). With the citywide median near $1.45 million in September 2026 (Redfin), detached houses in many villages are priced above the county limit. The attached stock in University Park, Woodbridge and the Irvine Business Complex is where conforming, high-balance and FHA loans still work.

FHA’s appeal is the entry terms: 3.5% down with a score of 580 or higher, or 10% down from 500 to 579, and pricing that does not climb steeply as scores fall. On an $850,000 townhome the minimum down payment is $29,750. Individual lenders often set higher score floors than FHA itself, which is one reason the option to broker helps: Mike can place an Irvine FHA loan with us or with another lender.

More than half of Irvine households rent, and the Census median gross rent is $2,997 a month. That is a large pool of would-be first-time buyers already paying a substantial housing cost. The citywide median is above the FHA limit, so FHA is not a detached-house loan here for most buyers. It is the loan that turns a renter with modest savings into the owner of a townhome or condo.

Because the median for the whole city includes Turtle Rock, Orchard Hills and Shady Canyon, it overstates what an attached home costs. Median condo prices were not available in our research, so price the specific listing rather than the citywide figure.

Villages Where FHA Buyers Start

University Park

An early village near UC Irvine with townhomes and detached homes, often the first step into the city. Older complexes here generally lack the newer special taxes, which keeps more of your income available for the mortgage itself.

Woodbridge

Built in the 1970s and 1980s around two lakes, with a deep stock of townhomes. Associations here are long established, and the lender’s project review looks at budgets, reserves and insurance that have decades of history.

Northwood

Older original sections and newer phases such as Northwood Pointe, which carry Mello-Roos. The same price can qualify differently depending on which side of that line a unit falls.

Irvine Business Complex and Irvine Spectrum

High-density condos near offices and the Spectrum Center, many surrounded by rental communities. In these buildings the FHA project approval question can matter a great deal, because rental share and association finances are part of the review.

Great Park Neighborhoods

New townhomes and condos inside CFD No. 2013-3. FHA can work on new construction, but the project needs approval and the special tax counts in the payment, so ask the builder early.

Is the Condo Project FHA-Approved?

An FHA loan on a condo needs the project on FHA’s approved list or the individual unit approved on its own. In a city where most households rent, some associations may have a large share of units rented out, and a high rental share, thin reserves or pending litigation can complicate approval. New condo projects in the Great Park Neighborhoods need approval too, so ask the builder’s sales office whether FHA financing is accepted before you sign a purchase agreement. Send Mike the association name early; he can check the status and line up a lender that handles single-unit approvals if the project is not listed.

HOA Dues and Special Taxes Inside the FHA Ratio

FHA qualifies you on the full monthly payment, which in Irvine usually includes HOA dues and, in the newer villages, a Mello-Roos special tax. The city’s Great Park district, CFD No. 2013-3, levies a tax that may climb as much as 2% annually; Voice of OC put the 2020 charge on small units near $2,000 a year. Even that low end adds about $167 a month. In an older Woodbridge or University Park complex without a district tax, the same income may support a higher price, so compare tax bills as carefully as floor plans.

FHA Mortgage Insurance at Irvine Prices

Every FHA purchase carries an upfront premium of 1.75% of the base loan, usually financed, and an annual premium paid monthly. On a 30-year loan the annual rate is 0.55% at minimum down for base loans up to $726,200, but 0.75% above that. At 3.5% down, the switch happens at a price of about $752,500, so an Irvine FHA purchase above that price pays the upper tier. With 10% or more down the annual charge stops after 11 years; with less, it runs as long as the loan does, until you refinance into a conventional loan. The table uses a $1,000,000 price.

FHA or 5% Down Conventional at a 680 Score

At a high score, conventional with 5% down often costs less each month because private mortgage insurance is cheap and can be removed later. At 680, FHA usually narrows the gap or wins, since its rate barely changes with score. Here is an $850,000 Irvine townhome at 680, priced with today’s Orange County rates.

Irvine FHA Loan Limits for One to Four Units

FHA will finance two to four units with 3.5% down if you live in one of them, and projected rent from the other units can count toward qualifying under the lender’s rules. Irvine’s planned villages are built mostly as single homes, townhomes, condos and large rental communities, so small owner-occupied buildings are uncommon inside the city. The limits apply countywide, though, and some buyers widen the search for exactly this reason.

Irvine FHA Loan Requirements

  • Score tiers: a 580 score unlocks the 3.5% minimum; 500 through 579 requires 10%, and individual lenders may ask for more.
  • Occupancy: the home must be your primary residence.
  • Loan size: the base loan cannot exceed $1,249,125 for one unit in Orange County.
  • Full payment: principal, interest, MIP, property tax with any special tax, insurance and HOA dues all count in the ratio.
  • Condos: project approval or single-unit approval.
  • Property condition: the FHA appraiser checks health and safety items, which can matter on original 1970s and 1980s townhomes.
  • New score models: HUD’s October 2026 letter adds FICO 10T and VantageScore 4.0 as options next to Classic FICO for 2027 case numbers, leaving the thresholds as they are.

Down Payment Help Irvine Buyers Can Use in 2026

Our research found no city-run down payment program in Irvine, and Irvine is not among the cities listed in Orange County’s Mortgage Assistance Program application package (May 2026). The usable options are statewide:

  • CalHFA MyHome Assistance. A deferred junior loan of up to 3.5% of the price with a CalHFA FHA first mortgage, for first-time buyers within CalHFA income limits. Listed as current.
  • CalHFA Zero Interest Program and MyAccess. ZIP is closing cost help paired with CalPLUS FHA loans; MyAccess is down payment or closing cost help paired with CalPLUS Access FHA loans. Listed as current.
  • Dream For All shared appreciation loan. Its 2026 application window closed March 16, 2026, with selection by random drawing; CalHFA released a further round of vouchers to applicants on May 20, 2026.

Funding rounds and income limits change during the year, so recheck any program shortly before you apply. Veterans should also price an Irvine VA loan, which has no monthly mortgage insurance; today’s full program list is on the Irvine mortgage rates page, and the statewide FHA guide covers the basics.

Questions Irvine FHA Buyers Ask

What is the FHA loan limit in Irvine for 2026?

$1,249,125 for a one-unit home, the Orange County limit and the national ceiling. With 3.5% down that supports a price up to about $1,294,000. The 1.75% upfront premium can be financed on top of the base loan. Two- to four-unit limits are higher, up to $2,402,625 for four units.

Can I use an Irvine FHA loan on a condo?

Yes, if the condo project is FHA-approved or the unit receives a single-unit approval. The lender reviews the association’s budget, reserves, owner-occupancy and any litigation. In a city where most households rent, a high share of rented units can affect approval, so give Mike the association name before you make an offer.

Do Mello-Roos taxes count on an FHA loan?

Yes. FHA counts the full property tax bill, including any community facilities district tax, plus HOA dues in your monthly housing payment. In the Great Park Neighborhoods the special tax can rise up to 2% a year. Comparing a home with no district tax to one with a large tax can change the price you qualify for.

Does Irvine have a down payment assistance program?

We found no city-run program, and Irvine is not on the participating city list in Orange County’s Mortgage Assistance Program package from May 2026. Statewide CalHFA programs such as MyHome Assistance, up to 3.5% of the price with a CalHFA FHA loan, can be used in Irvine. Check current funding before you apply.

Why is FHA mortgage insurance higher on many Irvine loans?

FHA’s annual premium steps up for base loans above $726,200: 0.75% instead of 0.55% at minimum down on a 30-year loan. At 3.5% down that threshold is reached at a price near $752,500, far below the city’s median sale price. Putting 10% down lowers the rate to 0.70% and ends the premium after 11 years.

What credit score does an Irvine FHA loan need?

HUD’s floor is 580 for the 3.5% minimum, and scores from 500 up to 579 can still qualify with 10% down. Many lenders add their own higher cutoff, which is a practical reason to compare a few. Starting with 2027 case numbers, FICO 10T and VantageScore 4.0 become usable too, at the same cutoffs.

Can I buy a new Great Park townhome with FHA?

Possibly. The project needs FHA approval and the builder has to accept FHA financing on that phase, and the CFD No. 2013-3 special tax counts in your payment. Ask the sales office early, then have Mike confirm approval status before you sign.
