Irvine Mortgage Rates Today
These Irvine mortgage rates are priced for an Orange County address and shown with their APR. Under them: what points, a shorter term and a smaller down payment do to an Irvine loan, why a seller credit is worth more in a 61-day market than in a fast one, and which local costs change your payment without touching the rate.

Par pricing for a single-family primary residence in Orange County: 20% down, 30-year term unless noted, 780+ credit, 30-day lock, escrows included. Payments are principal and interest only; taxes and insurance add to them. Rates change through the day and are not a commitment to lend. Price your own Irvine scenario, no credit pull.
The Benchmark Behind Every Card
Each card is a par price for one standard file: a single-family home you will live in, 20% down, a 780 score and a 30-day lock, with no points paid and no lender credit taken. Treat it as a starting line. An Irvine quote moves away from it for reasons that are easy to name in advance, and the pricing engine will show you every rate and point combination for your own numbers without a credit pull.
What Changes an Irvine Mortgage Rate, and What Changes Only the Payment
Some Irvine details move the rate itself:
- Loan size. Up to $832,750 is standard conforming, the next tier to $1,249,125 is high-balance with its own pricing, and above that the loan is jumbo. At Irvine’s September 2026 median of about $1.45 million, 20% down lands in high-balance; 10% down crosses into jumbo.
- Attached homes. Many conventional lenders add a condo adjustment with less than 25% down, which can touch purchases of attached homes in Woodbridge, University Park and the Business Complex.
- Score and down payment. Conventional pricing steps with each band of credit and loan-to-value. FHA and VA are far less score-sensitive.
- Occupancy. A rental or second home prices above a primary residence, and investors qualifying on rent alone look at a DSCR loan, priced separately from the cards.
Other details leave the rate alone but change what you qualify for: a Mello-Roos special tax in the newer villages, HOA dues almost everywhere, and the insurance premium in the foothill fire zones. A lender adds every one of them to the monthly payment it measures against your income.
Irvine Housing Data That Shapes a Rate Quote

Two numbers frame most Irvine rate conversations. The median sale price sits above the county limit, while the median buyer with 20% down still borrows under it. That puts a 20% down purchase at the median on the high-balance grid, where pricing differs by lender more than it does on standard loans. A buyer who can stretch from 15% to 20% down at the median moves further inside the high-balance band, away from the jumbo line, and that is worth pricing both ways.
The pace matters too. At a median 61 days on market, buyers can usually be underwritten before they write, which lets a standard lock cover the escrow and gives room to negotiate the credits described below.
Which Pricing Grid Each Irvine Village Lands On
Lenders price by loan amount, not neighborhood, but Irvine’s villages sort themselves fairly predictably. We did not verify village price ranges, so treat this as a guide to housing type.
University Park, Woodbridge and the Business Complex
Townhomes and condos in the older villages and near the Spectrum are where standard and high-balance conforming loans still fit, and where the condo adjustment and the association review touch the quote most.
Northwood
A mix of older detached homes and newer phases such as Northwood Pointe. Loans here can land on the high-balance grid, and the newer phases add a Mello-Roos line that moves the payment but not the rate.
Turtle Rock, Orchard Hills and Shady Canyon
Hillside and gated homes where many loans exceed $1,249,125 and price as jumbo, lender by lender. Some days jumbo pricing runs close to conforming; other days it does not.
Great Park Neighborhoods, Portola Springs, Woodbury and Stonegate
Newer homes, with many detached houses in jumbo territory, plus special taxes and builder timelines that bear on the lock period.
Seller Credits and Points in a 61-Day Market
With Irvine homes selling after a median of 61 days at about 97.5% of list, and the median sale price 6.5% below a year earlier, a credit from the seller is a realistic ask. It can be spent two ways: on closing costs, or on points that lower your rate for the life of the loan. The ladder shows the same high-balance loan from paying points to taking a credit, with the APR at each step and the months it takes for lower payments to repay the points. Loan programs cap how much a seller may contribute, so Mike checks the limit for your down payment before your agent writes the number into the offer.

Thirty Years or Fifteen at $1.45 Million
On a loan this size the gap between the two terms is large in both directions: the 15-year payment is far higher, and the 30-year costs far more interest over time. The 15-year tends to suit owners in the older villages who are refinancing a balance they have already paid down, or buyers bringing a large share of the price from a previous sale. The bottom row, the monthly value of a quarter point, is worth remembering when you compare quotes.

A $1 Million Attached Home, Priced Three Ways
Townhomes and condos are where conforming loans still fit in Irvine. This runs an illustrative $1,000,000 purchase at a 700 score through conventional with 5% down, FHA with 3.5% down and VA with nothing down. The FHA base loan here is above $726,200, so its annual premium uses the higher tier, and the conventional column carries private mortgage insurance that can later be removed.
| $1,000,000 purchase, 700 credit | Conventional, 5% down | FHA, 3.5% down |
|---|---|---|
| Down payment | $50,000 | $35,000 |

| Today’s rate (APR) | 8.125% (8.317%) | 7.250% (7.316%) |
| Principal and interest | $7,054/mo | $6,698/mo |
| Mortgage insurance | $618/mo PMI | $603/mo MIP |
| Before taxes and insurance | $7,671/mo | $7,301/mo |
| Mortgage insurance ends | At 20% equity (can be removed) | Life of the loan with under 10% down |
Before property tax, any Mello-Roos tax, insurance and HOA dues. FHA includes the 1.75% upfront premium; VA includes the 2.15% first-use funding fee, waived for veterans receiving disability compensation.
Lock Periods for Irvine Contracts
A 30-day lock, the one priced on the cards, covers a resale purchase when the loan was underwritten before the offer. Irvine has two common exceptions. New homes from builders in the Great Park Neighborhoods and other newer villages can close on a construction schedule rather than a fixed escrow, which may call for a longer lock or a builder’s own lock program. And jumbo files near the top of the market carry more documentation. Longer locks cost a little more, so the useful question is how long your escrow will really take. Mike will give you his view; whether to lock now or float is your call.
Prime-Based Lines Versus Fixed Irvine Mortgage Rates
Home equity lines are priced off the prime rate, which moves when the Federal Reserve changes its target, usually by the next business day. Fixed Irvine mortgage rates follow mortgage bond prices and inflation expectations instead, and they often move ahead of a Fed decision or not at all. That is why an owner may see equity-line pricing shift while purchase rates hold steady. If you already own in Irvine and want cash, the Irvine HELOC page covers the prime-based option, with rates from 7.49% APR, variable.
Two to Four Units Across Orange County
Bigger buildings get bigger conforming limits: $1,599,375 on a duplex and $2,402,625 on a fourplex this year. Irvine’s housing runs mostly to detached homes, HOA townhomes, condos and large managed apartment communities, so buyers who want a tenant to help with the mortgage may widen the search to nearby cities on the same county rate sheet.

Questions About Pricing an Irvine Loan
Are Irvine mortgage rates different from the rest of Orange County?
No. Lenders price by county, so an Irvine address uses the same rate sheet and the same $1,249,125 limit as the rest of Orange County. Two buyers on the same day get different quotes because of their loan size, down payment, score and property type, not because of the city name on the contract.
Why is my quote higher than the Irvine mortgage rates on the cards?
Each card assumes the easiest file a lender sees: a detached home you will live in, 20% down, 780 credit and a 30-day lock. Most Irvine purchases differ on at least one point, often the condo, the high-balance loan size or a smaller down payment, and every difference moves the price. The engine, or a note to Mike with your details, gives the real figure with its APR.
Does a Mello-Roos tax raise my interest rate?
No. A community facilities district tax does not change pricing. It changes the monthly payment the lender uses to qualify you, because the full tax bill counts toward debt-to-income. In the Great Park Neighborhoods, for example, the special tax can rise up to 2% a year, so the current bill is the figure to bring to your pre-approval.
Is a high-balance loan priced higher than a standard conforming loan?
Often slightly, though it varies by lender and by day. In Orange County, loans from $832,751 to $1,249,125 are high-balance. Because a median-priced Irvine purchase with 20% down falls in that band, comparing our pricing with other wholesale lenders on the same file matters more here than in a lower-priced city.
Can an Irvine seller pay to buy down my rate?
Yes. A seller credit can go toward points that lower your rate, within the program’s cap on seller contributions, which depends on your down payment. With Irvine homes taking a median of 61 days to sell in September 2026, it is a reasonable request. Mike can show what a given credit buys on several lenders’ rate sheets before you negotiate.
How long should I lock on a new Great Park home?
It depends on when the builder expects to close. A resale purchase usually fits a 30-day lock, but new construction can run longer, and an extension after the fact usually costs more than choosing a longer lock up front. Ask the builder for a realistic completion date, then decide on the lock with that date in hand.
Does checking Irvine mortgage rates affect my credit?
Not on this page. The cards and the pricing engine need no credit check. A credit report is ordered only once you apply, and the scoring models generally treat several mortgage inquiries in a short span as a single one.
