Par pricing for a single-family primary residence in Orange County: 20% down, 30-year term unless noted, 780+ credit, 30-day lock, escrows included. Payments are principal and interest only; taxes and insurance add to them. Rates change through the day and are not a commitment to lend. Price your own Huntington Beach scenario, no credit pull.
Par Pricing, in a Paragraph
A card’s rate is the no-points, no-credit price for an owner-occupied house with 20% down, 780 credit and a 30-day lock. It is a clean reference, and your own quote will sit above or below it. To see the full spread for any program, click its card, or enter your numbers in the pricing engine without a credit pull.
What Moves Huntington Beach Mortgage Rates, and What Moves the Payment
It helps to separate the two. These move the rate on a local loan:
- The loan band. Up to $832,750 is standard conforming, up to $1,249,125 is high-balance, and above that is jumbo. A purchase at the city’s September 2026 median of about $1.40 million is high-balance at 20% down and jumbo at 10% down.
- Condo or house. Condos near the pier and along Beach Boulevard and Edinger can carry a pricing adjustment with less than 25% down at many conventional lenders.
- Score and down payment. Conventional pricing steps with each band; FHA and VA are less score-sensitive.
- Occupancy. Rentals price higher, and investors often prefer a DSCR loan.
These move the payment without touching the rate: a flood insurance premium where the home sits in an AE or VE zone, HOA dues, and the property tax bill. Near the Harbour and Sunset Beach, flood coverage can be the biggest of them.
Surf City Market Numbers Behind a Rate Quote
Sources: Redfin Huntington Beach housing market (September 2026); FHFA 2026 limits.
The city median sits just above the county limit while the median buyer with 20% down borrows well under it, so a 20% down purchase at the middle of the market prices on the high-balance grid. Pricing on that grid varies by lender, which is why the same Huntington Beach purchase can draw noticeably different quotes on the same morning.
The pace sets the lock. With homes under contract in about six weeks and closing near full list, sellers expect firm financing. Underwriting before the offer lets a standard lock cover a typical escrow without paying for extra days.
Which Rate Grid Each Part of the City Lands On
Rates are set by loan size and file, not by neighborhood, but where you buy predicts the grid. Medians are Redfin figures for September 2026 where available.
Northwest HB and the Beach and Edinger Corridor
Older tracts and condos bordering Westminster and Fountain Valley, plus corridor condos, are the city’s more entry-level stock. This is where conforming and high-balance loans still fit, and the condo adjustment can apply.
Southeast Huntington Beach
Postwar and 1960s to 1970s tracts at about $1.18 million. At 20% down the loan is about $944,000, high-balance; at 30% down it drops under the $832,750 baseline.
Goldenwest and Central HB
Family tract homes near Central Park in the mid to upper tier, where depending on price a few points of down payment can change the grid.
Huntington Harbour, Downtown, Seacliff and Bolsa Chica
Harbour and Downtown medians near $1.84 million and $1.88 million, plus the upper-tier Seacliff and Bolsa Chica areas, put many loans on jumbo pricing, and the Harbour can add a flood premium to the payment.
Paying Points on a $1.12 Million Loan
At 20% down on the city median, the loan is about $1,120,000, and on a balance that size each step on the rate sheet is worth real money. Paying points lowers the rate; accepting a higher rate earns a credit toward closing costs. Below, the same loan appears at five prices around par, each with its APR and the number of months a lower payment needs to recover any points. Owners who expect to stay put for years tend to find the payback acceptable; buyers who may move or refinance soon usually do not.
| Rate on a $1,120,000 loan | APR | Points or credit | Payment vs par | Points pay back in |
|---|---|---|---|---|
| 6.875% | 7.003% | You pay $9,800 | $188/mo less | 53 months |
| 7.000% | 7.080% | You pay $4,200 | $94/mo less | 45 months |
| 7.125% | 7.181% | You pay $1,400 | Same | None |

A Shorter Term at the Citywide Median
Here is the same $1.40 million purchase on a 30-year and a 15-year term at today’s par rates. Long-time owners of the city’s 1960s and 1970s tract homes with small balances left sometimes refinance into a shorter term to finish before retirement; for a new buyer at this price the 15-year payment is usually a stretch. Note the bottom row: the monthly cost of a quarter point.
| $1,400,000 home, 20% down ($1,120,000 loan) | 30-year fixed, 7.125% (7.192% APR) | 15-year fixed, 6.375% (6.436% APR) |
|---|---|---|
| Principal and interest | $7,546/mo | $9,680/mo |
| Interest over the full term | $1,596,433 | $622,329 |
| Each 0.25% in rate on the 30-year | about $190 a month | |

A Southeast HB Tract Home, Priced Three Ways
Take the Southeast median, about $1.18 million, and a 700 score. The table prices it as a 5% down conventional loan, a 3.5% down FHA loan and a zero-down VA loan. Each fits under the county limit; what separates them is mostly how each one handles mortgage insurance.
| $1,180,000 purchase, 700 credit | Conventional, 5% down | FHA, 3.5% down |
|---|---|---|
| Down payment | $59,000 | $41,300 |
| Loan amount | $1,121,000 | $1,158,627 with 1.75% upfront MIP |
| Today’s rate (APR) | 8.125% (8.315%) | 7.250% (7.313%) |
| Principal and interest | $8,323/mo | $7,904/mo |
| Mortgage insurance | $729/mo PMI | $712/mo MIP |
| Before taxes and insurance | $9,052/mo | $8,616/mo |
| Mortgage insurance ends | At 20% equity (can be removed) | Life of the loan with under 10% down |
Excludes tax, homeowners and flood insurance, and HOA dues. The FHA loan amount carries the 1.75% upfront premium and the VA amount the 2.15% first-use fee, which disabled veterans receiving compensation do not pay.
How Long to Lock in a 43-Day Market
When the loan is underwritten before the offer, a 30-day lock covers most resale purchases. A condo with a slow association, a waterfront jumbo with more documentation, or a file waiting on a flood elevation certificate can need 45 days or more. A longer lock costs somewhat more up front, an extension usually costs more later, and Mike can tell you which your file needs; the choice to lock or float stays with you.
Two to Four Units in One Loan
About 45% of Huntington Beach households rent, so an owner-occupied duplex or triplex is a way to let a tenant help with the mortgage. Orange County’s conforming limits climb with each unit, to $1,599,375 for two units and $2,402,625 for four, and FHA uses the same figures with 3.5% down if you live in one unit. Price a specific building before you tour it so you know which program you are shopping in.
Why Fixed Huntington Beach Mortgage Rates Ignore the Prime Rate
The prime rate moves when the Federal Reserve changes its target, and equity lines tied to prime follow it. A 30-year fixed rate follows the mortgage bond market and the outlook for inflation, so it can rise or fall weeks before or after a Fed decision. Owners who want cash rather than a purchase loan can read the Huntington Beach HELOC page, with rates from 7.49% APR, variable.

Rate Questions From Huntington Beach Buyers
Why is my quote different from the Huntington Beach mortgage rates on the cards?
The cards are a benchmark, not your file. Put down less than 20%, carry a score below 780, buy a corridor condo or a rental, borrow in the high-balance or jumbo range, or need more than 30 days, and the price shifts. Run your exact numbers through the engine or send them to Mike for the rate and APR you would actually get.
Does flood insurance change my mortgage rate?
No, but it changes your payment and what you qualify for. In an AE or VE zone, a federally backed loan cannot close without flood coverage, and the lender adds that premium to the housing cost it compares with your income. Two homes at the same price and rate can therefore qualify very differently in Huntington Harbour and inland.
Are Huntington Beach rates the same as Irvine or Anaheim?
Yes, for the same file. Lenders price by county, and all three cities are in Orange County, so they share a rate sheet and the $1,249,125 limit. Differences in quotes come from loan size, down payment, credit, property type and occupancy rather than the city itself.
Is it worth paying points on a Huntington Beach loan?
It depends on how long you keep the loan. On a balance around $1.12 million, a point costs about $11,200, and the ladder above shows how many months the lower payment needs to repay it. If you expect to stay well past that break-even, points can pay off; if you may sell or refinance sooner, a lender credit is often the better trade.
Can I buy a Huntington Beach duplex with a conforming loan?
Yes. The 2026 Orange County conforming limit for two units is $1,599,375, and an owner-occupied duplex can also be financed with FHA at 3.5% down within the same limit. Conventional multi-unit loans have their own down payment and reserve rules, so price the specific building early.
How often do Huntington Beach mortgage rates change?
Every business day, and on volatile days more than once. The date printed above the cards tells you which Orange County sheet they came from. Until you lock, any quote can still move.
Does checking rates hurt my credit?
No. Nothing on this page touches your credit file. Your report is pulled once, at application, and that single report is what each lender in the comparison sees.
