Huntington Beach Mortgage Broker

A Huntington Beach mortgage broker has to read two maps: the price map and the flood map. Prices kept climbing in 2026, with Redfin’s September median sale price about $1.40 million, up 5.3% from a year earlier, and homes selling in a median of 43 days. Near the water, a flood zone can change your payment as much as the rate does. Alameda Mortgage is a direct lender that can also broker, so Mike Fisher prices Huntington Beach loans with us and, when it helps, against other wholesale lenders from Simi Valley, and closes them with an Orange County appraiser and escrow company.

A Huntington Beach Mortgage Broker in a Rising Coastal Market

Redfin counted 418 Huntington Beach sales in September 2026, with a median of 43 days on market, down from 47 a year earlier, and homes closing at about 98.9% of list. That is a firm market, not a frantic one. A seller with more than one offer will look hard at the financing, so a fully underwritten pre-approval, with the property type and flood status already considered, carries weight. The buyer who has priced the loan before writing the offer can also move faster when the right house appears.

Read the Flood Map Before the Rate Sheet

The city’s 2017 General Plan calls flooding its most common hazard. It maps both 100-year and 500-year FEMA flood zones and notes that about 2% of the planning area sits below sea level. When a home is in a special flood hazard area, such as an AE or VE zone, federally backed loans require flood insurance, and the premium becomes part of the payment you qualify on. One local real estate source reports that FEMA’s March 21, 2019 map revision moved some Huntington Harbour and Sunset Beach parcels into those zones. Ask for the flood zone, and an insurance quote, in the first week of escrow.

Why Use a Mortgage Broker in Huntington Beach Instead of a Bank

Lenders vary most on exactly the files this city produces: high-balance loans near the county line, jumbo waterfront purchases, condos near the pier where the association’s budget and insurance are reviewed, and borrowers whose income is self-employment. Mike prices the same scenario with us and, if it helps, with other wholesale lenders, and lays the options out with APR, points or credit, and cash to close. He works from Simi Valley and does not claim a Huntington Beach office; documents are signed electronically and escrow is local.

Orange County’s 2026 conforming limit is $1,249,125, the national ceiling, and the standard baseline is $832,750. At the citywide median, 20% down borrows about $1.12 million, a high-balance conforming loan. At 10% down the loan is about $1.26 million, just over the line and therefore jumbo. A few points of down payment can move a file from one pricing grid to another, which is the kind of decision a Huntington Beach mortgage broker should put in front of you with both prices attached.

The citywide median hides a wide spread. Redfin’s three-month medians put Huntington Harbour near $1.84 million and Downtown near $1.88 million, while Southeast Huntington Beach was about $1.18 million. On a refinance, the band is set by the new loan amount, not by the home’s value.

Huntington Beach Neighborhoods and the Loans That Fit Them

Prices below are Redfin medians for September 2026 where we have them; other areas are described by housing type only.

Huntington Harbour

Canal-front homes with private docks, at about $1.84 million. Even 20% down leaves a jumbo loan, and qualifying payments here can include a flood premium.

Downtown and Main Street

Beach-close condos, townhomes and newer houses near the pier, at about $1.88 million. Condo reviews and jumbo pricing are the two things to sort out early.

Southeast Huntington Beach

Postwar and 1960s to 1970s tracts near the Santa Ana River and the wetlands, at about $1.18 million. With 20% down that borrows about $944,000, a high-balance conforming loan.

Goldenwest and Central HB

Tract homes from the 1960s and 1970s near Central Park and Golden West College, the family move-up market, usually conventional or high-balance.

Northwest Huntington Beach

Older tracts and condos bordering Westminster and Fountain Valley, the city’s more entry-level single-family stock, where an FHA loan or 5% down conventional fits.

Beach Boulevard and Edinger Corridor

Apartments, condos and newer mixed-use buildings where many renters make a first purchase, and where the association review matters most.

Seacliff and Bolsa Chica

Golf course and bluff-area homes in Seacliff, and newer infill near the Bolsa Chica Wetlands: the upper tier, often jumbo.

Sunset Beach

A narrow strip of homes on small lots at the north end, annexed in 2011 and among the areas at highest sea level rise risk in the General Plan. Check the flood zone first.

Home Loan Programs a Huntington Beach Mortgage Broker Arranges

First-Time Buyer Help in Huntington Beach

No city-run down payment program turned up in our research, and Huntington Beach is not listed as a participating city in Orange County’s Mortgage Assistance Program. CalHFA still lists MyHome Assistance as current; with a CalHFA FHA first mortgage it can cover up to 3.5% of the price, repayment deferred. Dream For All’s 2026 window closed on March 16. Program funding changes, so status is confirmed when you apply.

Property Taxes, Insurance and Transfer Tax in Huntington Beach

Huntington Beach is largely built out, so Mello-Roos special taxes are limited to newer developments rather than whole districts of the city. The Proposition 13 base of 1% plus voter-approved debt covers most bills, but check the parcel’s actual tax bill anyway. Huntington Beach does not appear on the list of cities with their own transfer tax, so sales here pay the Orange County rate of $1.10 per $1,000, roughly $1,540 at $1.40 million; the purchase contract says who pays and escrow confirms it.

The estimate below covers property tax and standard homeowners insurance only. If the home is in a FEMA AE or VE zone, add the flood premium. The Newport-Inglewood Fault Zone runs through the city and liquefaction risk is higher near the coast and the Harbour, while the General Plan finds no very high fire hazard severity zone land, so FAIR Plan pressure is low here.

Property tax, estimated at 1.15% of price$16,100/yr
Homeowners insurance, estimated at 0.30% of price$4,200/yr
Monthly escrow on a $1,400,000 home$1,692/mo

California property tax starts at 1% of the purchase price under Proposition 13, plus voter-approved bonds and any special assessments on the parcel, so the real bill varies by street. Insurance depends on the home, its fire and flood exposure and the carrier. These are estimates for budgeting, not quotes. Run your own numbers.

Refinancing and Home Equity in Huntington Beach

Long-tenure owners in the postwar tracts often carry a small, low-rate balance and a low Prop 13 tax base. Pulling cash for a remodel, an ADU or flood-resilience work usually makes more sense through a Huntington Beach HELOC, with rates from 7.49% APR, variable, than by refinancing the whole loan. The city offers free pre-approved plans for a 490-square-foot one-bedroom ADU. A rate-and-term refinance still fits when the new rate is clearly lower or when FHA mortgage insurance can be dropped. Try the mortgage calculator first.

Investment Property Financing in Huntington Beach

About 45% of households rent. Zillow’s average asking rent was about $3,295 in September 2026, down $200 from a year earlier, while prices rose. That squeezes cash flow, so investors either bring more down, buy two to four units (conforming limits run to $1,599,375 for two units), or use a DSCR loan that qualifies on rent and can close in an LLC. No city rent control turned up; state AB 1482 applies, and short-term rental rules were not verified.

Huntington Beach Housing Market Outlook

We do not forecast, but the recent data points one way. The Redfin median rose 5.3% over the year to September 2026, days on market fell from 47 to 43, and homes sold at nearly full list. Rents moved the other way. In June 2026 the council adopted a state-mandated housing element after the city lost its housing law fight in court, which may shape new supply over time; whether HCD has certified it was not confirmed.

Why Choose Alameda Mortgage as Your Huntington Beach Mortgage Broker

Mike handles the file himself, start to finish. He prices the file with us and against other wholesale lenders, shows you where the loan sits against the county limit, and builds the flood zone and insurance into the pre-approval so the number you shop with holds up in escrow.

Buying and Refinancing in Huntington Beach: Questions

What does a Huntington Beach mortgage broker do differently from a bank?

A bank quotes its own programs. Alameda Mortgage lends directly, and Mike can also shop one application among several wholesale lenders and show how each would price and underwrite it. That matters here on high-balance loans near $1,249,125, Harbour and Downtown jumbos, coastal condo reviews and self-employed income.

Do I need flood insurance to buy in Huntington Beach?

Only if the home is in a special flood hazard area, such as an AE or VE zone; there, federally backed loans require it. The city maps both 100-year and 500-year flood zones, and parts of Huntington Harbour and Sunset Beach are reported to have moved into AE or VE zones in a 2019 FEMA revision. Check the address before you write an offer.

Is a $1.4 million Huntington Beach home a jumbo loan?

Not with 20% down. The loan would be about $1,120,000, which fits beneath the $1,249,125 county line as a high-balance loan. Drop to 10% down and the roughly $1,260,000 balance tips over into jumbo. It takes minutes to price both.

Does Huntington Beach have its own transfer tax?

Our research found no separate city transfer tax, so the standard Orange County documentary transfer tax of $1.10 per $1,000 of value applies, about $1,540 on a $1.40 million sale. Who pays it is negotiated, and your escrow officer confirms the amount with the county before closing.

Are Mello-Roos taxes common in Huntington Beach?

Less than in newer Orange County cities. Huntington Beach is mostly built out, and special taxes are limited to newer developments. The 1% Proposition 13 base plus voter-approved debt covers most parcels. Because coverage was not verified district by district, always read the actual tax bill, which the lender uses to qualify you.

Can a Huntington Beach mortgage broker help first-time buyers with assistance?

Yes, where a program applies. No city-run program turned up in our research, so CalHFA programs such as MyHome Assistance are the usual route, paired with a CalHFA first mortgage from a participating lender. Mike checks that funds are open before you count on them.

Can you close a Huntington Beach loan from Simi Valley?

Yes. The company holds a California license that covers every county, so a Surf City purchase or refinance runs by phone, email and e-signature. The appraiser, escrow and title company are local to Orange County, and Mike is the one person you deal with throughout.
