Anaheim VA Home Loans

An Anaheim VA home loan serves a city that is not a military town. There is no active-duty base inside Anaheim, and the nearest installations are in Los Alamitos, Seal Beach and, farther south, Camp Pendleton. What Anaheim does have is about 8,140 veterans living in a market where the median home sold near $970,000. For them, a VA loan’s no-down-payment, no-mortgage-insurance structure is worth a great deal.

Who Uses an Anaheim VA Home Loan

Census figures for 2020-2024 count about 8,140 veterans living in Anaheim. Without a base in the city, VA buyers here include veterans who already live or work locally, some who have used the benefit before and some who never have. Some households commute to Joint Forces Training Base Los Alamitos, Naval Weapons Station Seal Beach, or south to Marine Corps Base Camp Pendleton on the Orange and San Diego County line.

That mix changes which questions matter. A veteran buying a first home in West Anaheim needs to know how much house the benefit covers with nothing down. A veteran who kept a VA-financed house elsewhere needs to know how much entitlement is left. Someone who used VA years ago, sold and paid off the loan, has full entitlement again. This page covers each case at Anaheim prices.

Anaheim VA Home Loan Rates Today, With APR

Priced for Orange County, October 27, 2026

Par pricing for a single-family primary residence in Orange County: 20% down, 30-year term unless noted, 780+ credit, 30-day lock, escrows included. Payments are principal and interest only; taxes and insurance add to them. Rates change through the day and are not a commitment to lend. Price your own Anaheim scenario, no credit pull.

Zero Down Against a $970,000 Median

Full entitlement removes the VA loan limit entirely. VA backs a quarter of the loan, and how much you can borrow comes down to the lender’s read of your income, debts, credit and assets, capped at the lower of the price or the appraised value. At the September 2026 Anaheim median, that is close to a $970,000 loan with no down payment and no monthly mortgage insurance, before the funding fee. For comparison, FHA would ask about $34,000 down on the same house plus a monthly premium for the life of the loan. Whether the payment fits is the real limit, so bring income documentation early.

Sellers getting list price is where a VA buyer has to be prepared. Some listing agents still assume a VA offer will close slower or ask for repairs; a fully underwritten approval and a clear plan for any appraisal gap answer that worry before it costs you the house.

Anaheim Neighborhoods Through a VA Buyer’s Eyes

Our sources did not break prices out by neighborhood, so these notes focus on the homes themselves and how VA treats them.

West Anaheim

Postwar single-family tracts on flat lots are the natural first purchase, and the area is largely low wildfire risk, which helps keep the insurance part of the payment predictable. The VA appraiser checks minimum property requirements, so older, unrenovated houses may need a repair or two before closing.

Central and North Anaheim

Duplexes and small apartment buildings sit among the tract homes. VA can finance two to four units when you live in one, which turns a rental unit into help with the payment.

Platinum Triangle

Newer condos near Angel Stadium and Honda Center. VA lends on condos in approved projects, so ask whether the building is on VA’s approved list before you offer.

Anaheim Hills

The upper price tier. With full entitlement there is no VA loan cap, so a larger loan can still be VA if your income supports it. This is also where the city’s mapped fire hazard sits, so get an insurance quote early.

Still Own a VA-Financed Home? The County Limit Applies

Partial entitlement is where Orange County’s high limit helps. If part of your entitlement is tied up in a home you still own with a VA loan, the guaranty you have left equals one quarter of the county’s one-unit conforming limit, less the amount already committed. Orange County sits at the national ceiling, so the starting figure is 25% of $1,249,125, or $312,281, larger than in most of the state. Lenders usually want your remaining entitlement plus any down payment to equal 25% of the new loan. The table runs two cases against a $970,000 Anaheim purchase.

Entitlement already in useRemaining guarantyLargest loan with $0 downDown payment on $970,000
None (full entitlement)FullNo VA limit$0
$75,000$237,281$949,125$5,219
$150,000$162,281$649,125$80,219

Remaining guaranty = 25% of the 2026 Orange County one-unit limit ($1,249,125) minus entitlement in use. The one-unit limit is used even for two- to four-unit homes.

If the table shows a down payment, that is a gap to fill, not a reason to drop VA. Selling the old home and paying off its VA loan restores full entitlement. Equity in a home you live in now can also fund the down payment through a line of credit; see our Anaheim HELOC page. Mike orders your Certificate of Eligibility at the start so the entitlement number is exact.

The Funding Fee in Dollars at Anaheim Prices

VA charges a one-time funding fee in place of monthly mortgage insurance, and it is normally financed into the loan. On a purchase with less than 5% down the fee is 2.15% for first use and 3.3% for later use. Putting 5% down lowers it to 1.5%, and 10% down to 1.25%, whether or not you have used the benefit before. VA set this schedule on April 7, 2023, and it has not changed since. At Anaheim’s median price, the gap between first and later use is more than $10,000, so it is worth knowing which applies to you.

Fee rates in effect since April 7, 2023, confirmed on VA’s site in October 2026. Down payment percentages are measured against the loan amount.

The fee is waived entirely for veterans receiving VA compensation for a service-connected disability, and for those eligible for it who receive retirement or active-duty pay instead. Surviving spouses on Dependency and Indemnity Compensation, service members holding a proposed or memorandum rating before closing, and active-duty members who show a Purple Heart by closing are also exempt. A later award dated before closing can bring a refund.

VA Beside FHA and Conventional at $850,000

Because a VA loan carries no monthly mortgage insurance, its payment often comes in below the other two on the same house, even after the funding fee. This runs an $850,000 purchase, an illustrative price below the citywide median, at a 700 score with today’s Orange County pricing.

VA Requirements for an Anaheim Purchase

  • Eligibility: a Certificate of Eligibility based on your service, which Mike can order for you.
  • Occupancy: you must intend to live in the home; a property bought only to rent needs a different loan.
  • Income: enough residual income and a debt ratio the lender accepts. For service members, documented housing allowance can count.
  • Property: a VA appraisal that checks minimum property requirements, and VA approval for condos.
  • Entitlement: full entitlement means no VA loan limit; partial entitlement uses the Orange County limit above.

Living in It, Renting It Later, and Insuring It

In Anaheim a nightly-rental plan would not work anyway, since the city prohibits opening new short-term rentals. If you are buying only to rent, a DSCR loan is built for that. A duplex you live in is different: VA can finance two to four units, and the partial entitlement math above still uses the one-unit county limit.

Insurance belongs in the budget from the start. Look up the address in CAL FIRE’s 2025 maps before you price a premium. USAA, one of the carriers that committed to grow under California’s Sustainable Insurance Strategy, has said it will expand for military families from January 2027. For program basics see our VA loan guide, and if you are first-time and eligible for city help, the Anaheim FHA page explains My Anaheim Home.

  3. Offer and lockOnce you are in contract, the VA rate is locked for the length of the escrow.
  4. VA appraisalA VA-assigned appraiser checks value and minimum property requirements; any repairs are settled with the seller.
  5. Close and move inSign electronically or with a mobile notary, and certify that you will occupy the home.

Anaheim VA Home Loan Questions

Do I need to be near a base to use an Anaheim VA home loan?

No. VA only requires that you intend to live in the home as your primary residence. Anaheim has no active-duty base, and the closest installations are Joint Forces Training Base Los Alamitos, Naval Weapons Station Seal Beach and Camp Pendleton farther south. The benefit works the same whether the house is next to a base or an hour away.

Is there a VA loan limit in Anaheim?

Not with full entitlement. With full entitlement, no VA cap applies, and the lender sizes the loan from your income, credit and assets. If some entitlement is still tied up in another VA loan, the 2026 Orange County limit of $1,249,125 sets how much you can borrow before a down payment is needed.

I kept my old VA house as a rental. Can I buy in Anaheim with VA?

Usually, yes. Your remaining guaranty is $312,281 minus the entitlement your current loan uses. With $75,000 in use, the largest no-down loan is about $949,125. Above that, you put down 25% of the difference. You must intend to live in the new Anaheim home.

How much is the VA funding fee on an Anaheim home?

On a first-use purchase with less than 5% down it is 2.15% of the loan, about $20,855 on $970,000, usually financed into the loan. Later use with under 5% down is 3.3%. With 5% down it falls to 1.5%, and with 10% down to 1.25%. Veterans receiving disability compensation pay no fee.

Can a VA loan buy a duplex in central Anaheim?

Yes, if you live in one of the units. VA finances two to four units for owner-occupants. With full entitlement there is no VA loan limit; with partial entitlement, the one-unit Orange County limit of $1,249,125 is still used for the calculation. Rent from the other unit can help you qualify under the lender’s rules.

Does an Anaheim VA home loan carry mortgage insurance?

No. There is no monthly mortgage insurance on a VA loan, whatever you put down. The one-time funding fee takes its place, and veterans who receive disability compensation do not pay it.

Can I use a VA loan on a Platinum Triangle condo?

Yes, if the condo project is VA-approved. Approval varies by building, so send the building name early. If it is not approved, an FHA or conventional loan may still work on the same unit.
