Chula Vista Mortgage Broker
A Chula Vista mortgage broker has to price two different cities at once. The median sale price was about $855,000 in August 2026 (Redfin), but west of I-805 the houses are older and the tax bill is usually plain, while east of it, in Eastlake, Otay Ranch and Millenia, the homes are newer and the tax bill often carries several special taxes. From Simi Valley, Mike Fisher prices both kinds of file with Alameda Mortgage, a direct lender that can also broker, and against other wholesale lenders when it helps.

A Chula Vista Mortgage Broker for Both Sides of I-805
Interstate 805 is a rough but useful line. On the west side, in ZIP codes 91910 and 91911, most homes are postwar and mid-century houses mixed with small apartment buildings and some mobile home parks. Zillow put typical values at about $835,000 in 91910 and $774,000 in 91911 in July 2026, and those parcels generally pay no Mello-Roos. On the east side, Eastlake, Rancho del Rey, Otay Ranch and Millenia were built from the 1980s through the 2020s as master-planned communities. Typical values there run from about $859,000 in 91915 to about $1.18 million in 91914 (Zillow, July 2026).
The loan you need on each side is shaped by different things. On the west side the questions are usually about the house itself: an older roof, an original electrical panel, an appraisal on a home that has not sold in decades. On the east side the house is newer, but the payment is heavier, because special taxes for parks, open space, schools and water infrastructure sit on top of the 1% Prop 13 base. Lenders count every dollar of that in your debt-to-income ratio, which is the first thing a good Chula Vista mortgage broker checks.

Why Use a Mortgage Broker in Chula Vista Instead of a Bank
A bank quotes its own pricing and its own rules. Alameda Mortgage lends directly, and Mike can also put one Chula Vista file in front of several wholesale lenders at once and line up the answers with the APR, points or credit and cash to close. In this city the differences show up on high-balance loans in 91913 and 91914, on HOA reviews in Millenia, and on east-side files where special taxes push the ratio close to a lender’s cutoff.
| A retail bank | Alameda Mortgage, direct lender that can also broker | |
|---|---|---|
| Pricing | The bank’s own rate sheet | Our own programs plus several wholesale lenders, priced on the same afternoon |
| East-side tax bills | One debt-to-income cutoff | Lenders with different ratio limits, run with the real CFD bill |
| Millenia and Otay Ranch HOAs | One project review standard | A second or third lender if the first passes on the building |
| Loans from $832,751 to $1,104,000 | The bank’s high-balance grid | Competing high-balance grids side by side |
| Business owners and commission income | Tax returns only | Returns, or bank statement and other non-QM options |
| A declined file | Back to square one | Moved to the next lender whose rules fit |
General comparison only. Banks and lenders vary, and every loan is subject to credit approval.
Alameda Mortgage has no office in Chula Vista and does not claim one; Mike lends here from Simi Valley.
Chula Vista Real Estate Market Insights
Sources: Redfin Chula Vista housing market (August 2026), Zillow Home Value Index (September 30, 2026), U.S. Census Bureau American Community Survey 2020-2024.
Sellers are getting essentially full price, and they are getting it faster than a year ago. Prices are moving gently, up about 2.5% on Redfin’s median and 1.3% on Zillow’s index, so this is a quick market rather than an overheated one. In that setting a pre-approval that has already been through underwriting is worth more than a quick prequalification, particularly on an east-side home where the special taxes can change the answer.
Chula Vista Neighborhoods and the Home Loans That Fit Them
Typical values below are Zillow figures for the month shown. They describe the middle of each area, not any one house.
Southwest Chula Vista (91911)
The older, more affordable west side near the bay and I-5, at about $774,000 in July 2026. It is the city’s entry tier and a common FHA market, and some buyers here qualify for the city’s own homebuyer loan described below.
Northwest Chula Vista (91910)
Mid-century homes west of I-805 at about $835,000, with little or no Mello-Roos. Older houses can bring appraisal repair items, so inspect before choosing a low-down-payment program.
Otay Ranch (91913) and Village 1
The large master-planned community of villages ran about $909,000 for the ZIP in July 2026, with Village 1 near $1.0 million in September. Community facilities district taxes are common, and a Village 1 purchase with a small down payment can land in high-balance pricing.
Millenia and Eastern Otay Ranch (91915)
The newest, most urban district mixes condos, townhomes and apartments with newer detached homes nearby, at about $859,000 for the ZIP. HOA approval and dues are part of almost every file here.
Eastlake (91914)
Built in the 1990s and 2000s around a lake and golf amenities, Eastlake ran about $1.18 million in July 2026, which is jumbo territory only with a small down payment: with 10% down the loan is about $1,062,000, still high-balance conforming, while 5% down puts it over the county limit. Within it, Eastlake Greens was near $880,000 and Eastlake Woods West near $984,000 in early 2026.
Sunbow II
A 1990s planned neighborhood on the western edge near Otay Valley, at about $955,000 in September 2026.
Home Loan Programs Our Chula Vista Mortgage Broker Arranges
- Conventional loans, standard and high-balance, with as little as 3% down on standard loans (5% on high-balance) for eligible buyers.
- FHA loans at 3.5% down up to the $1,104,000 county limit, the usual fit in 91911.
- VA home loans for sailors and veterans working at the bay bases, with no down payment.
- Jumbo loans above $1,104,000 for upper Eastlake and Bonita.
- Non-QM and bank statement loans for owners of cross-border and logistics businesses whose returns understate income.
- DSCR loans for long-term rentals, qualified on rent instead of your W-2.
- HELOCs and fixed-rate seconds behind an existing low-rate first.
- Refinances, rate-and-term or cash-out, when replacing the first loan actually pays.
First-Time Buyer Help Inside City Limits
Chula Vista runs its own First-Time Homebuyer Program, administered by the San Diego Housing Commission. It lends up to 22% of the purchase price, capped at $120,000, as a deferred loan at 3% simple interest with no payments for 30 years. Buyers must earn up to 80% of San Diego County area median income, put in at least 3% of their own money and complete homebuyer education, and the home can cost no more than $807,500 (effective October 2025). SDHC listed funds available as of February 1, 2026. Funding rounds change, so Mike confirms status and lender participation when you apply.
Property Taxes, Insurance and Transfer Tax in Chula Vista
The estimate below covers the Prop 13 base and insurance only. On the east side, the real bill can be noticeably higher. inewsource counted 56 separate Mello-Roos districts in Chula Vista in 2015 and 2016, many of them east of I-805, and a single parcel can sit in several at once: a city district for open space and landscaping maintenance (Otay Ranch Villages 1 West and 2 West, for example, are in CFD 98-1), a city facilities district, school districts for the Chula Vista Elementary and Sweetwater Union High School districts, and Otay Water District levies. The city’s own new-home tax disclosure assumes maintenance districts rise 5% a year, and those cannot be prepaid. Some facilities districts can be, and districts such as CFD 97-3 and 99-1 are not levied after fiscal year 2034-35. Ask for the seller’s current tax bill, or the builder’s Notice of Special Tax on a new home, before you write the offer.
Transfer tax is simpler. Chula Vista does not appear among the cities with their own transfer tax in the statewide compilation we use, so a sale normally pays the county’s $1.10 per $1,000, about $940 on an $855,000 home. We could not confirm that against the city code, so let escrow confirm the figure.
California property tax starts at 1% of the purchase price under Proposition 13, plus voter-approved bonds and any special assessments on the parcel, so the real bill varies by street. Insurance depends on the home, its fire and flood exposure and the carrier. These are estimates for budgeting, not quotes. Run your own numbers.
Refinancing and Home Equity in Chula Vista
Many east-side owners bought or refinanced in the 2000s and 2010s and hold a first mortgage they would rather not give up. For them, a Chula Vista HELOC or a fixed-rate second usually beats a cash-out refinance, because it borrows against the equity without repricing the first loan. Lines start from 7.49% APR, variable. A refinance of the first still wins when the new rate is clearly lower or FHA mortgage insurance can come off. Test payments first on the mortgage calculator.
Investment Property Financing in Chula Vista
About 40% of Chula Vista households rent, and Zillow’s typical rent was $2,935 in September 2026, up 1.8% from a year earlier. Tenants include Navy personnel, Southwestern College students and cross-border workers. The city’s short-term rental ordinance requires operators to keep a primary residence in Chula Vista and generally limits them to one non-primary permit, so most investor purchases here are long-term leases under state AB 1482 rules. Those can be financed on your own income or with a DSCR loan that qualifies on rent.
Chula Vista Housing Market Outlook
We do not publish price forecasts. What the recent data shows: sales volume rose sharply in August 2026 versus a year earlier, days on market fell, prices rose between about 1% and 2.5% depending on the measure, and rents edged up. The city also remains one of the county’s major sources of new housing, with 1,100 permits in 2020 and 1,750 in 2021 (NBC 7).

Questions About Mortgage Brokers in Chula Vista
Do all east Chula Vista homes have Mello-Roos?
Many do. Eastlake, Otay Ranch, Millenia and Rancho del Rey use community facilities districts heavily, and inewsource counted 56 separate districts in the city in 2015 and 2016. West-side homes in 91910 and 91911 generally have none. The amount varies by parcel and is not something we could verify per neighborhood, so ask for the actual tax bill on any home you are considering.
Does Mello-Roos change how much I can borrow in Chula Vista?
Yes. Lenders add the full property tax bill, special taxes included, to your monthly housing payment when they calculate your debt-to-income ratio. Two homes at the same price, one on each side of I-805, can produce different maximum loan amounts for the same buyer. That is one reason Mike prices east-side files with the real tax bill rather than an estimate.
Is a $1.18 million Eastlake home a jumbo loan?
Not with 20% down. The loan would be $944,000, which is high-balance conforming under the $1,104,000 San Diego County limit. With 5% down the loan is about $1,121,000, which is above the limit and therefore jumbo. The price stays the same; the down payment decides which rules apply.
Can a Chula Vista mortgage broker use the city’s homebuyer loan?
Yes, when the lender on the file participates with the San Diego Housing Commission. The program lends up to 22% of the price, at most $120,000, deferred for 30 years, to first-time buyers at or under 80% of area median income on homes up to $807,500. SDHC listed funds available in February 2026; Mike confirms both funding and lender participation before you count on it.
Does Chula Vista have its own transfer tax?
The statewide compilation we rely on does not list one, so a Chula Vista sale normally pays only the county’s $1.10 per $1,000, about $940 on an $855,000 home. We could not confirm this against the city code itself, so your escrow officer will verify it. Who pays it is negotiated in the purchase contract.
Can a Chula Vista mortgage broker in Simi Valley close my loan?
Yes. Alameda Mortgage Corp’s California license covers San Diego County, and a Chula Vista file moves by phone, email and electronic signature, with the appraisal and escrow handled locally. Mike is your direct contact from the first quote to funding, and he can show the same file priced with us and by several other wholesale lenders.
