Chula Vista Jumbo Loans and Jumbo Mortgage Rates
A Chula Vista jumbo loan is the exception, not the rule: most homes in the city finance well under the San Diego County limit of $1,104,000. Jumbo files show up at the top of the east side, chiefly in Eastlake’s 91914 ZIP code, and usually only when the buyer makes a small down payment. That makes the down payment the lever to understand before you choose a loan.

The Line Where a Chula Vista Jumbo Loan Begins
A loan is jumbo when the amount, not the price, goes over the county conforming limit, because Fannie Mae and Freddie Mac cannot buy it. In San Diego County that line is $1,104,000 for a one-unit home in 2026. Below it sits a wide high-balance band starting at $832,751, where the loan is still conforming but priced on its own grid.
Chula Vista’s August 2026 median sale of about $855,000 is far from that line. Even the middle of the east side, Otay Ranch’s 91913 at about $909,000 and 91915 at about $859,000 (Zillow, July 2026), finances as conforming or high-balance at any normal down payment. The jumbo files come from the top of Eastlake, the larger homes of Otay Ranch Village 1 and Eastlake Woods West, and neighboring Bonita, which has Chula Vista mailing addresses but is unincorporated county land.

The Down Payment Decides Jumbo or Conforming
Because the limit applies to the loan, each down payment has its own price ceiling. Above these purchase prices, a one-unit Chula Vista loan becomes jumbo:
- 5% down: above about $1,162,105.
- 10% down: above about $1,226,666.
- 20% down: above $1,380,000.
So an Eastlake home at the 91914 typical value of about $1.18 million is high-balance conforming with 10% or 20% down and jumbo with 5% down. The table shows five prices at 10% down, from a Village 1 home near $1.0 million to a purchase well past the line. Notice the third row: $1,226,666 sits just under the limit and still prices as conforming.
| Price, 10% down | Loan | Loan type in San Diego County | P&I at 8.125% jumbo (8.208% APR) |
|---|---|---|---|
| $1,000,000 | $900,000 | High-balance conforming | Priced as conforming |
| $1,180,000 | $1,062,000 | High-balance conforming | Priced as conforming |
| $1,226,666 | $1,103,999 | High-balance conforming | Priced as conforming |
| $1,300,000 | $1,170,000 | Jumbo | $8,687/mo |
| $1,450,000 | $1,305,000 | Jumbo | $9,690/mo |
Principal and interest only, at today’s San Diego County jumbo par rate. Property tax, special taxes, insurance and HOA dues are extra.
Before you assume one or the other, price both. Sometimes a few more percent down that keeps the loan high-balance saves money; sometimes the jumbo is priced well enough that keeping the cash makes sense. Mike runs it both ways with us and across other lenders.
Chula Vista Upper-Tier Market Insights

The top of Chula Vista’s market sits only slightly above the county limit. A typical Eastlake buyer is close enough to the line that a few percentage points of down payment decide the program, so comparing a high-balance loan against a jumbo is a real choice on many upper-tier files here.
Chula Vista Neighborhoods Near or Above the Line
Eastlake (91914) and Rolling Hills Ranch
Built in the 1990s and 2000s around lake and golf amenities, with a typical value of about $1.18 million (Zillow, July 2026). This is the city’s main jumbo ZIP, and Mello-Roos is common.
Bonita (91902)
Semi-rural larger lots at about $1.16 million, outside city limits but on the same county limit and rate sheet. Homes priced well above typical can be jumbo at any normal down payment.
Otay Ranch Village 1
One of the early villages, about $1.0 million in September 2026, where the larger homes can cross the limit with less than 20% down.
Eastlake Woods West and Sunbow II
Larger detached homes in Eastlake Woods West, about $984,000 in early 2026, and the 1990s Sunbow II neighborhood near Otay Valley at about $955,000. Both are standard or high-balance territory depending on the down payment, and reach jumbo only when the price runs well above typical.
Carrying Costs and Mello-Roos on a $1.18 Million Eastlake Home
Jumbo lenders usually want total debt at or under about 43% of income, and in Eastlake the property tax bill is more than the Prop 13 base. Many parcels pay Mello-Roos special taxes to several community facilities districts at once: city districts for open space and landscaping maintenance, city facilities districts, school districts and Otay Water District levies. The city’s new-home disclosure assumes the maintenance taxes rise 5% a year and notes they cannot be prepaid. We could not verify per-home amounts, so the estimate below leaves special taxes out. Get the seller’s bill and add it before you decide how much house the ratio supports.
California property tax starts at 1% of the purchase price under Proposition 13, plus voter-approved bonds and any special assessments on the parcel, so the real bill varies by street. Insurance depends on the home, its fire and flood exposure and the carrier. These are estimates for budgeting, not quotes. Run your own numbers.
What Lenders Expect on a Chula Vista Jumbo Loan
Without Fannie Mae or Freddie Mac behind it, a jumbo lender either holds the loan or sells it to a private investor, and writes its own rules. Common norms, though every lender differs:
- Down payment: usually 10% to 20%, with a few lenders going to 5% to 10%; 20% tends to price better.
- Credit score: about 700 at minimum, 740 or more at some lenders, and a few at 680 with a higher rate.
- Reserves: often 6 to 12 months of full payments in liquid funds after closing.
- Debt-to-income: usually 43% or lower, with special taxes included.
- Documents: full documentation; self-employed borrowers typically give two years of returns and a profit and loss statement.
If your write-offs make your returns look thin, a non-QM loan underwritten on bank deposits can reach Eastlake loan sizes. The jumbo loan guide explains the product in general.
Staying Conforming With a Second Mortgage
Because the high-balance band reaches $1,104,000, an Eastlake buyer with a small down payment can avoid jumbo by pairing a high-balance first mortgage with a closed-end second for part of the down payment gap. Whether that beats a low-down jumbo depends on that day’s pricing on both pieces, so Mike prices them side by side. Existing owners in 91914 with a large, low-rate first mortgage can borrow against the house with a Chula Vista HELOC up to $800,000, rates from 7.49% APR, variable. Buyers in the rest of the city should start on the Chula Vista mortgage broker page.
Timing a Jumbo Approval in a 24-Day Market
Chula Vista homes went under contract in a median of 24 days in August 2026 and sold at 99.9% of list. A jumbo file carries more paper than a conforming one: every page of the asset statements that prove reserves, a written explanation of any large deposit, and, if you own a business, its returns and current-year numbers. Have it underwritten before you write an offer so the listing agent sees a file that will not change shape in escrow.
Preparing an Eastlake Jumbo File, Step by Step
- Price both programsSend the price and down payment; Mike prices a high-balance option and a jumbo option the same day.
- Gather the asset fileFull statements for reserves, explanations for large deposits, and business returns if you are self-employed.
- Underwrite before the offerThe lender reviews income and reserves first, so the approval holds when you go into contract.
- Appraisal and tax reviewA San Diego County appraiser values the home, and the actual CFD taxes go into the final ratio.
- Lock, sign and recordLock when the numbers suit you, sign electronically or with a notary, and local escrow records.
Chula Vista Jumbo Loans: Questions People Ask
When does a Chula Vista mortgage become jumbo?
When the one-unit loan amount is above $1,104,000, the 2026 San Diego County conforming limit. Loans from $832,751 up to that figure are high-balance conforming. With 20% down you can buy up to $1,380,000 before the loan turns jumbo, and with 10% down about $1,226,666.
Do I need a jumbo loan for an Eastlake home?
Usually not. At the 91914 typical value of about $1.18 million (Zillow, July 2026), a loan with 10% down is about $1,062,000, which is high-balance conforming. With 5% down it is about $1,121,000, which is jumbo. Higher-priced homes in Eastlake and nearby Bonita can be jumbo at any common down payment.
Does Mello-Roos count against me on a jumbo loan?
Yes. The lender includes the full property tax bill, special taxes included, in your housing payment when it calculates debt-to-income, and jumbo programs usually cap that ratio near 43%. East-side parcels often pay into several districts, so the actual tax bill can change how much you qualify for. Ask for it early.
Is Bonita part of Chula Vista for a mortgage?
Bonita has Chula Vista mailing addresses but is unincorporated San Diego County. For loan purposes the county is what matters, so the same $1,104,000 limit and rate sheet apply. City rules, such as Chula Vista’s short-term rental ordinance and its homebuyer program, do not apply to unincorporated Bonita.
What reserves will a Chula Vista jumbo lender ask for?
Often 6 to 12 months of the full payment in liquid funds after closing, depending on the lender, the loan size and how many properties you own. On an Eastlake payment that includes special taxes, the reserve figure can be the hardest part of the file, so know it before you make an offer.
Can a self-employed buyer get a Chula Vista jumbo loan without tax returns?
Some non-QM lenders underwrite on 12 or 24 months of bank deposits instead of returns, and they lend at Eastlake loan sizes. Expect a somewhat higher rate and a larger down payment than a full-documentation jumbo, and compare it against a high-balance conforming loan, which may still be available with more down.
