Chula Vista Mortgage Rates Today
Every Chula Vista mortgage rate below is priced for a San Diego County property and shown with its APR. Chula Vista shares the county rate sheet with San Diego, but not its price mix: the city’s median sale was about $855,000 in August 2026, so more local loans fall in the standard conforming band, and the ones that do not are mostly on the east side.

Par pricing for a single-family primary residence in San Diego County: 20% down, 30-year term unless noted, 780+ credit, 30-day lock, escrows included. Payments are principal and interest only; taxes and insurance add to them. Rates change through the day and are not a commitment to lend. Price your own Chula Vista scenario, no credit pull.
How a Chula Vista Mortgage Rate Is Set
Each card is a par quote, with no points paid and no lender credit, built on an owner-occupied house, 780 credit, 20% down and a 30-day lock. Pricing is set by county, so a Chula Vista address and one in the City of San Diego start from the same sheet. What differs is where the loan amount lands. Fannie Mae and Freddie Mac price loans up to $832,750 as standard conforming and loans from there up to the San Diego County limit of $1,104,000 as high-balance, which carries its own pricing adjustments at most lenders.
The list beside this section takes typical values by area (Zillow, July to September 2026) and puts 10% down on each. West-side homes and most of Otay Ranch stay under the standard limit even with a modest down payment. Otay Ranch Village 1 and Eastlake cross into high-balance. Drop to 5% down in 91914 and the loan, at about $1,121,000, is past the county limit and priced as jumbo. If your purchase sits near either line, ask Mike to price it at two down payments. A few thousand dollars more down can change the pricing grid entirely.
Each card opens the full ladder of rates and costs for that program. To test your own price and down payment, use the pricing engine; it does not touch your credit.
What the Chula Vista Market Means for Your Rate
Sources: Redfin Chula Vista housing market (August 2026), Zillow Chula Vista home values (September 30, 2026), FHFA 2026 conforming loan limits.
A rising sales count and shorter market times point to a market that moves quickly, even if prices are climbing slowly. For a borrower, that argues for being underwritten and ready to lock before you write the offer, not after. Zillow’s September median list price of about $796,000 sat below the August sale medians, a reminder that list and sale figures cover different homes in different months, so price your own address rather than a citywide number.
Chula Vista Neighborhoods by Loan Band
Lenders do not price by neighborhood, but neighborhoods decide loan size, and loan size decides the grid. Here is how the main areas usually fall, using Zillow typical values.
Southwest and Northwest Chula Vista
At about $774,000 in 91911 and $835,000 in 91910 (July 2026), almost every purchase here is a standard conforming, FHA or VA loan. These older blocks also rarely carry special taxes, so the qualifying payment is closer to principal, interest, the Prop 13 base and insurance.
Otay Ranch and the Millenia Area
With 91913 near $909,000 and 91915 near $859,000, a 20% down loan stays under the $832,750 baseline, and a 10% down loan usually does too. Condo and townhome files in Millenia can carry a condo pricing adjustment on conventional loans with less than 25% down, so compare that against FHA.
Otay Ranch Village 1, Sunbow II and Eastlake Woods West
Typical values near $1.0 million, $955,000 and $984,000 sit right where a smaller down payment pushes the loan past $832,750 into high-balance pricing. Price these at two down payments before choosing.
Eastlake (91914)
At about $1.18 million, Eastlake is the one ZIP where a low down payment crosses the $1,104,000 county limit into jumbo. Jumbo pricing is set lender by lender, which is where shopping several wholesale lenders matters most.
15-Year or 30-Year Fixed at the $855,000 Median
This puts the same $855,000 purchase on a 30-year and a 15-year fixed at today’s par rates. The shorter term costs far more each month and far less in total interest. For most first purchases at this price the 30-year is the realistic choice, with extra principal paid when the budget allows. The 15-year tends to fit owners refinancing a balance they have already worked down, or buyers carrying equity over from a previous home. The bottom row prices a quarter point on the 30-year, which is a useful yardstick when you compare quotes.

Points, Par or a Lender Credit on an $855,000 Purchase
Every rate on a lender’s sheet comes with a cost or a credit attached. Paying points buys a lower rate; accepting a slightly higher rate can earn a credit toward closing costs. The ladder shows five rungs around par for an $855,000 purchase with 20% down, each with its APR and, where you pay, the number of months it takes for the lower payment to repay the points. Buyers who expect to refinance if rates fall usually lean toward the credit side. Buyers settling into an east-side home for the long run sometimes lean the other way.

Southwest Chula Vista: FHA, VA and Conventional Compared
Zillow put the typical value in 91911, the city’s entry tier near the bay and I-5, at about $774,000 in July 2026. Here is that price at a 700 score with conventional 5% down, FHA 3.5% down and, for eligible veterans and service members, VA with nothing down. The rates are close; mortgage insurance is what separates the payments.
| $774,000 purchase, 700 credit | Conventional, 5% down | FHA, 3.5% down | VA, 0% down |

| Down payment | $38,700 | $27,090 | $0 |

Before property tax, insurance and HOA dues. FHA includes the 1.75% upfront premium; VA includes the 2.15% first-use funding fee, waived for veterans receiving disability compensation.
What Changes the Approval but Not the Rate
Two Chula Vista homes at the same price can get the same rate and very different approvals. Special taxes are the reason. East of I-805, parcels in Eastlake, Otay Ranch, Rancho del Rey and Millenia often pay into several Mello-Roos districts on top of the 1% base, and lenders add those taxes to the housing payment they use for your debt-to-income ratio. HOA dues on Millenia townhomes and condos count the same way. Neither moves the rate on the card, but both shrink the loan you qualify for. Bring the tax bill and HOA figure to your first conversation, and the quote you get will be one you can actually use.
Insurance works the same way. Homes on the eastern edge back onto open space where wildfire risk is higher, and CAL FIRE issued new local fire hazard maps in early 2025, so the premium on a canyon-edge lot can be larger than the one on a west-side bungalow.
Locking Your Rate When Chula Vista Homes Sell in 24 Days
The median Chula Vista home went under contract in 24 days in August 2026, nine days faster than a year earlier, and sold at 99.9% of list. A 30-day lock, the one the cards assume, covers most resale purchases when the loan is underwritten before the offer. New construction in the eastern villages and condo files waiting on an HOA questionnaire can need 45 or 60 days, which costs slightly more. Mike will tell you what your file needs; when to lock is your call. Already own and want cash rather than a new loan? The Chula Vista HELOC page covers lines from 7.49% APR, variable, which follow the prime rate rather than the bond market.

Chula Vista Mortgage Rates: Questions People Ask
Are Chula Vista mortgage rates different from San Diego rates?
No. Lenders price by county, so Chula Vista uses the same San Diego County rate sheet and the same $1,104,000 conforming limit. The difference is in the typical loan. With a city median near $855,000, more Chula Vista purchases fall under the $832,750 standard limit, while east-side homes in Eastlake and Otay Ranch Village 1 can land in the high-balance band.
Does Mello-Roos raise my interest rate?
No. Special taxes do not change the rate a lender offers. They change the approval, because the lender counts the full tax bill, special taxes included, in your monthly housing payment when it works out your debt-to-income ratio. On an east-side home that can lower the maximum loan you qualify for, so get the actual tax bill early.
Why is my quote higher than the rate on the cards?
The cards are a benchmark built on a best-case file. Real Chula Vista quotes usually differ for a reason you can name: a score under 780, under 20% down, a Millenia townhome rather than a house, a loan amount in the high-balance band, a rental, or a lock longer than 30 days. Put your actual numbers into the pricing engine, or send them to Mike, to see the rate and APR that apply to you.
Should I consider FHA or VA instead of conventional in Chula Vista?
At a 700 score on a $774,000 home, which is the typical value in 91911, FHA and VA often price close to or below conventional. The rate is only part of the cost: FHA carries an upfront and a monthly premium, and VA charges a one-time funding fee unless you qualify for an exemption. The three-way comparison above shows today’s numbers. See the Chula Vista FHA and VA pages for the details.
How long should I lock on a new home in Otay Ranch or Millenia?
Builder closing dates on new homes are often less certain than resale escrows, so a 45- or 60-day lock, or an extended lock, is common. Longer locks cost a little more. Ask the builder for a realistic completion date before you choose, and let Mike price two lock lengths so you can see the difference.
Is a 91914 Eastlake purchase priced as jumbo?
Only if the loan, not the price, exceeds $1,104,000. At the ZIP’s typical value of about $1.18 million, 20% down leaves a $944,000 high-balance conforming loan. At 5% down the loan is about $1,121,000, which is jumbo. Jumbo pricing varies more between lenders than conforming pricing, so it is worth comparing several.
Does the city’s homebuyer loan affect my Chula Vista mortgage rate?
The city’s First-Time Homebuyer Program is a separate deferred second loan at 3% simple interest, so it does not change the rate on your first mortgage. It does require a participating lender and a price no higher than $807,500, which narrows the lender list. SDHC listed funds available in February 2026; status can change during the year.
