FHA financing in Chula Vista, 2026
Chula Vista FHA Loans
A Chula Vista FHA loan often starts in the southwest part of the city, where the typical value is near $774,000 and FHA is a common way to buy. The county’s $1,104,000 FHA limit is not the constraint here. The questions that decide the payment are the mortgage insurance tier your loan falls in, and whether you qualify for the city’s own homebuyer loan.

Where a Chula Vista FHA Loan Fits the Market
Chula Vista’s older half, west of I-805, holds most of the city’s lower-priced housing: postwar and mid-century houses, small apartment buildings and some mobile home parks. Zillow put the typical value in 91911, the southwest area near the bay and I-5, at about $774,000 in July 2026, and in 91910, the northwest, at about $835,000. At those prices FHA’s 3.5% minimum down payment is roughly $27,000 to $29,000, and the upfront premium is normally financed rather than paid in cash.
The eastern side can work for FHA too, especially the townhomes and condos of Millenia and eastern Otay Ranch, where ZIP 91915 had a typical value around $859,000. Because San Diego County’s one-unit limit is $1,104,000, FHA can finance a purchase up to about $1,144,000 at the minimum down payment, which covers nearly every Chula Vista ZIP code. A score of 580 or higher qualifies for 3.5% down; 500 to 579 needs 10%.

West-Side Prices and Rents for FHA Buyers
Sources: Zillow ZIP code home values (July 2026) and rent index (September 30, 2026), Redfin (August 2026), U.S. Census Bureau ACS 2020-2024, HUD 2026 FHA limits.
A renter paying close to the typical $2,935 a month can compare that figure against an FHA payment on a west-side house, and for buyers who qualify, the city’s deferred loan reduces the first mortgage. Homes that sell in three to four weeks at full price leave little room for a seller to wait on a slow approval, so FHA buyers here do best with the file underwritten before they make offers.
Chula Vista Neighborhoods Where FHA Buyers Shop
Southwest Chula Vista (91911)
The older blocks near the bay and I-5 are the city’s entry tier and sit below the $807,500 cap on the city’s homebuyer loan at the typical value. Expect mid-century houses, so read the inspection with the FHA appraisal in mind.
Northwest Chula Vista (91910)
At about $835,000 the typical home is just above the city program’s price limit, but plenty of individual houses sell below it. Little or no Mello-Roos keeps the qualifying payment simpler than on the east side.
Millenia and Eastern Otay Ranch (91915)
Condos and townhomes are a large part of the housing here, at about $859,000 for the ZIP. Check FHA project approval and the special tax bill before you offer.
Otay Ranch (91913) and Eastlake Greens
Typical values near $909,000 and $880,000 still fit under the county FHA limit at 3.5% down, but the base loan lands above $726,200, so the higher annual premium applies, and CFD taxes are common.
Pairing a Chula Vista FHA Loan With the City Homebuyer Loan
Chula Vista does not use the County of San Diego’s down payment programs, which serve unincorporated areas and certain participating cities. It runs its own, administered by the San Diego Housing Commission:
- Who: first-time buyers purchasing in Chula Vista with household income up to 80% of San Diego County area median income.
- How much: a deferred loan of up to 22% of the purchase price, capped at $120,000, for down payment and closing costs.
- Terms: 3% simple interest with no payments for 30 years.
- Price limit: $807,500 for attached or detached homes, effective October 2025.
- Your part: at least 3% of the price from your own funds, and a homebuyer education course.
- Status: SDHC listed the program with funds available as of February 1, 2026.
Run the numbers at the 91911 typical value: 22% of $774,000 would be about $170,000, so the $120,000 cap is what applies. Add your own 3%, about $23,000, and the first mortgage shrinks a great deal, which can matter more to the payment than the rate does. SDHC works with a list of participating lenders, so check that list and confirm which first mortgage types the program can sit behind before you choose a loan. Funding rounds change, so confirm the status the week you apply. Mike can price the first mortgage with and without the assistance so you can see the difference.
FHA Mortgage Insurance and the $752,500 Price Break
FHA charges an upfront premium of 1.75% of the base loan plus an annual premium billed monthly. On a 30-year loan, the annual rate is 0.55% at the minimum down payment when the base loan is $726,200 or less, and 0.75% when it is more. At 3.5% down the break falls at a price of about $752,500, close to southwest Chula Vista’s typical value. A $750,000 purchase pays about $332 a month in annual premium at the start; a $775,000 purchase pays about $467. That is a jump of roughly $136 a month for $25,000 more in price, so a buyer near the line may want to negotiate below it or put a little more down. The table shows the premium at $775,000:
| $775,000 purchase | Base loan | Upfront MIP, 1.75% | Monthly MIP | MIP lasts |
|---|---|---|---|---|
| 3.5% down | $747,875 | $13,088 | $467 (0.75%/yr) | Life of the loan |
| 5% down | $736,250 | $12,884 | $429 (0.70%/yr) | Life of the loan |
| 10% down | $697,500 | $12,206 | $291 (0.50%/yr) | 11 years |
Annual MIP for case numbers endorsed on or after March 20, 2023 (ML 2023-05), unchanged through October 2026. With 10% or more down the premium ends after 11 years; otherwise it lasts the life of the loan.
FHA vs 5% Down Conventional on a $775,000 House
Borrowers in the high 700s usually come out ahead on conventional, because their PMI is inexpensive and drops off once they reach 20% equity. Lower the score to 680 and the balance tips: conventional rate adjustments and PMI premiums climb, while FHA’s price stays close to where it was. This runs today’s San Diego County rates on a $775,000 purchase at a 680 score.
| $775,000 purchase, 680 credit | Conventional, 5% down | FHA, 3.5% down |
|---|---|---|

What FHA Asks of a Chula Vista Buyer
- Credit: 580 or higher for 3.5% down; 500 to 579 needs 10% down; below 500 is not eligible.
- Occupancy: the home must be your primary residence, including when you buy two to four units and live in one.
- Mortgage insurance: 1.75% upfront plus an annual premium; with 10% or more down it ends after 11 years, otherwise it runs for the life of the loan.
- Property: the FHA appraisal checks health and safety items, and condos need project or single-unit approval.
- Payment: the lender counts principal, interest, mortgage insurance, the full tax bill including any CFD taxes, insurance and HOA dues.
The usual exit from life-of-loan MIP is a later refinance into a conventional loan once the home has enough equity.
FHA Limits for Two to Four Units in Chula Vista
The west side mixes small apartment buildings in with its houses, and the ones with two to four units are a real FHA option. If you live in one unit, FHA finances two to four units with the same 3.5% minimum down, and the limit rises with each unit. About 40% of Chula Vista households rent, and Zillow’s typical rent was $2,935 in September 2026, so rent from the other units can carry real weight when you qualify, subject to the lender’s rules.
| San Diego County, 2026 | FHA loan limit | Highest price at 3.5% down |
|---|---|---|
| One unit (house, condo, townhome) | $1,104,000 | $1,144,000 |
| Two units | $1,413,350 | $1,464,600 |

East-Side FHA: Condo Approval and Special Taxes
An FHA loan on a condo or attached townhome needs the project to be FHA-approved or the unit to receive a single-unit approval, so ask about the building before you write an offer in Millenia or one of the Otay Ranch villages. Many east-side parcels also pay Mello-Roos special taxes for open space, facilities, schools and water infrastructure. FHA counts the full tax bill in your payment, and with HOA dues on top, the total can push a debt-to-income ratio past what the lender will accept. Get the tax bill and the HOA budget early. FHA appraisers also look for health and safety issues, which on older west-side houses can mean peeling paint, missing handrails or a worn roof.
CalHFA and Other Statewide Help
Chula Vista buyers can also look at the state housing agency. Paired with a CalHFA FHA first loan, MyHome is a deferred second worth up to 3.5% of the price; CalPLUS FHA borrowers can add the Zero Interest Program for closing costs, and CalPLUS Access FHA borrowers can add MyAccess for down payment or closing costs. Dream For All, the shared appreciation loan, picks applicants at random and stopped taking 2026 applications on March 16. If you have VA eligibility from Navy or other service, compare a Chula Vista VA loan, which has no monthly mortgage insurance. For the general rules, read our FHA loan guide, or compare today’s programs on the Chula Vista mortgage rates page.

Chula Vista FHA Loans: Questions People Ask
Can I combine an FHA loan with the Chula Vista homebuyer program?
The city program is a deferred second loan of up to $120,000 that sits behind a first mortgage, for buyers up to 80% of area median income on homes up to $807,500. SDHC administers it through participating lenders, and the allowed first mortgage types are set by the program, so confirm with SDHC or a participating lender whether an FHA first qualifies for your file before you apply.
Can I use San Diego County down payment assistance in Chula Vista?
No. The County of San Diego’s programs cover unincorporated areas and certain participating cities, and Chula Vista is not one of them because it runs its own program through SDHC. Bonita, which has Chula Vista mailing addresses but is unincorporated, is a different case, so check the program rules for that address.
What is the FHA loan limit in Chula Vista for 2026?
$1,104,000 for a one-unit home, the San Diego County limit, which is the same as the county’s conforming limit. Two units go to $1,413,350, three units $1,708,400 and four units $2,123,100. At 3.5% down, a one-unit purchase can reach about $1,144,000.
How much is FHA mortgage insurance on a $775,000 Chula Vista home?
With 3.5% down the base loan is about $747,875, which is above $726,200, so the annual premium is 0.75%, roughly $467 a month at the start. The upfront premium is 1.75% of the base loan, about $13,088, usually added to the loan. Below a price of about $752,500 the annual rate drops to 0.55%.
Does FHA allow homes with Mello-Roos?
Yes. FHA does not exclude homes in community facilities districts, which are common in Eastlake, Otay Ranch and Millenia. The special taxes are added to your monthly housing payment when the lender calculates your debt-to-income ratio, so they reduce the loan you can qualify for. Get the actual tax bill for the address rather than relying on an estimate.
What credit score does a Chula Vista FHA loan need?
FHA allows the 3.5% minimum down payment at a 580 score or higher, and 10% down from 500 to 579. Individual lenders often set their own minimums above those floors, which is one reason Mike sends the file to several. At a 680 score, FHA frequently prices better than conventional once mortgage insurance is counted.
Can I buy a west-side duplex with a Chula Vista FHA loan?
Yes, if you will live in one of the units. FHA finances two to four units with the same 3.5% minimum down payment, up to $1,413,350 for two units in San Diego County, and projected rent from the other units can help you qualify under the lender’s rules.
