Loans above the San Diego County limit
San Diego Jumbo Loans and Jumbo Mortgage Rates
A San Diego jumbo loan starts above $1,104,000, the county limit, not at the $832,750 national baseline. That leaves a wide high-balance band where many seven-figure purchases still finance as conforming, and a long list of coastal and north city neighborhoods where the loan is jumbo no matter how much you put down.

When a San Diego Jumbo Loan Starts
Jumbo is defined by the loan amount, so the real question is how much you borrow. San Diego County’s 2026 structure looks like this:
- Conforming up to $832,750.
- High-balance conforming from $832,751 to $1,104,000. Still eligible for Fannie Mae and Freddie Mac, with their standard rules on down payment and documentation.
- Jumbo above $1,104,000, where each lender sets its own credit, reserve and income rules.
With 20% down, the high-balance band stretches to a purchase price of $1,380,000. That covers Carmel Mountain at about $1.19 million and Bay Ho at about $1.16 million, and even Rancho Penasquitos near $1.32 million and Scripps Ranch near $1.36 million (Zillow, September 2026) if the buyer puts down enough. Before you assume a San Diego jumbo loan, price both: a little more down sometimes moves the file into conforming rules, and sometimes the jumbo is the better deal.

San Diego Luxury Market Insights
Sources: FHFA 2026 conforming limits; Redfin price tiers via Stacker (published Feb 23, 2026); Zillow Home Value Index.
With Redfin’s September 2026 city median near $979,000, most San Diego purchases are not jumbo at all. Jumbo starts near the top: at Redfin’s high tier of about $1.47 million, 20% down still leaves a jumbo loan while 25% down brings it just under the limit, and the luxury tier near $3.86 million is jumbo at any realistic down payment. Homes across the city sold at about 99% of list price in September, so even at these prices sellers are weighing how solid the financing looks.
Neighborhoods Above the Conforming Line
These areas had typical values above the county limit in Zillow’s data for September 2026 unless noted.
La Jolla
About $2.34 million (December 2025), coastal and firmly jumbo at any common down payment. Expect the full reserve requirement and a detailed appraisal review on the larger loans.
Black Mountain Ranch and Carmel Valley
About $2.07 million and $1.92 million, newer master-planned communities in the north city, where Mello-Roos special taxes often add to the payment the lender qualifies.
Torrey Highlands and Miramar Ranch North
About $1.75 million and $1.50 million. At 20% down both produce loans above $1,104,000, though a larger down payment can bring Miramar Ranch North back under it.
Bay Park
About $1.40 million on the hillsides above Mission Bay, close enough to the $1,380,000 edge that 20% to 25% down decides the loan type.
Pacific Beach
About $1.35 million (January 2026, down 2.1% from a year earlier), mixing condos and older cottages. A jumbo condo also needs the jumbo lender to approve the building.
The table prices five purchases at 20% down across that range, starting below the line and ending at the La Jolla typical value. In the second row the loan lands exactly on the limit and still prices as conforming.
| Price, 20% down | Loan | Loan type in San Diego County | P&I at 8.125% jumbo (8.208% APR) |

San Diego Jumbo Loan Requirements
Because a jumbo loan cannot be sold to Fannie Mae or Freddie Mac, the lender keeps the risk or sells to a private investor, and its rules reflect that. Typical market norms, though each lender sets its own:
- Down payment: commonly 10% to 20%, with some lenders allowing 5% to 10% and 20% often earning better pricing.
- Credit: usually about 700 at minimum, 740 or higher at some lenders, and a few accept 680 at a higher rate.
- Reserves: often 6 to 12 months of mortgage payments in liquid funds after closing. On a large San Diego payment that can be a six-figure number.
- Debt-to-income: usually 43% or lower.
- Documentation: full documentation, including two years of tax returns plus a profit and loss statement for the self-employed.
Carrying Costs and Mello-Roos at the Carmel Valley Price
Jumbo underwriting looks at the full payment, not only principal and interest. Many parcels in Carmel Valley, Black Mountain Ranch and Torrey Highlands sit inside Mello-Roos community facilities districts, which add a special tax on top of the 1% Prop 13 base and voter-approved bonds. The amount varies by parcel and is on the tax bill, and lenders add it to your debt-to-income ratio. On a $1.9 million home that can decide whether a file fits under a 43% limit, so get the seller’s tax bill early. The estimate below uses this site’s standard tax and insurance assumptions and does not include any Mello-Roos tax.
California property tax starts at 1% of the purchase price under Proposition 13, plus voter-approved bonds and any special assessments on the parcel, so the real bill varies by street. Insurance depends on the home, its fire and flood exposure and the carrier. These are estimates for budgeting, not quotes. Run your own numbers.
Jumbo Options for Self-Employed Buyers
Business owners whose returns show heavy write-offs often fall short on a traditional jumbo even when their deposits tell a different story. A non-QM loan that qualifies on bank statements can reach jumbo loan sizes, generally with a larger down payment and a higher rate than a fully documented jumbo. Mike prices both on the same file so you can see what the documentation is worth.
Other Ways to Structure a Large Loan
A jumbo first mortgage is not the only shape. A high-balance first at or below $1,104,000 paired with a closed-end second mortgage can work when jumbo pricing or reserve rules do not fit. Adjustable-rate jumbos can suit buyers who expect to move or refinance within a set period. Each has trade-offs in rate, payment and risk, and the right answer changes with the day’s pricing, so Mike prices the alternatives side by side. Our jumbo loan guide covers the product in more depth.
Five Steps to a San Diego Jumbo Loan Approval
Jumbo files carry more paper than conforming ones, so the work belongs before the offer, not after it. Large loans can also need a more detailed appraisal review, and condo buildings in Pacific Beach or downtown need approval from the jumbo lender, so allow for both in your lock period and escrow length.
- Price both waysMike prices the purchase as high-balance with a larger down payment and as a jumbo, across multiple lenders.
- Document reservesFull asset statements, with explanations for large deposits, so the reserve requirement is settled early.
- Underwrite before the offerReturns, pay records or a year-to-date profit and loss reviewed up front, so the pre-approval carries weight.
- Appraisal and reviewA San Diego County appraiser values the home; larger loans may get a second review.
- Lock and closeLock for the escrow length the file needs, often 45 days on a jumbo, and sign with local escrow.
Already Own a Jumbo-Value Home?
If you hold a large first mortgage at a rate well below today’s, refinancing it to pull cash would reprice the whole balance. A San Diego HELOC up to $800,000 keeps the first loan in place, with rates from 7.49% APR, variable. Buying in the high-balance band instead? Our San Diego mortgage broker page covers those loans.
Jumbo Mortgage Questions for San Diego Buyers
At what loan amount does a San Diego mortgage become jumbo?
Above $1,104,000 for a one-unit home in 2026, the San Diego County conforming limit. Loans from $832,751 up to that limit are high-balance conforming. With 20% down, a purchase price up to $1,380,000 stays conforming, so many homes priced over $1.1 million do not need a jumbo loan at all.
How much do jumbo lenders want in reserves?
Often 6 to 12 months of the full mortgage payment in liquid reserves after the down payment and closing costs. Requirements vary by lender, loan size and how many properties you own. On a La Jolla or Carmel Valley payment, reserves can be the hardest part of the file, so know the figure before you write an offer.
Can I get a San Diego jumbo loan with 10% down?
Some lenders offer jumbo loans with 10% down, and a few go to 5%, usually with stronger credit and reserves and a higher rate than at 20% down. A broker can compare those lenders on the same file. A high-balance first mortgage plus a second mortgage is another option to price against the low-down jumbo.
Does Mello-Roos count when a jumbo lender qualifies me?
Yes. The lender includes the full property tax bill, special taxes included, in your monthly housing payment. Mello-Roos taxes are common in the newer north city areas such as Carmel Valley, Black Mountain Ranch and Torrey Highlands. Ask for the current tax bill before you write the offer.
Can self-employed San Diego buyers get a jumbo without tax returns?
Traditional jumbo loans usually require two years of tax returns and a profit and loss statement. If your returns understate your income, non-QM programs that qualify on bank statements can reach jumbo sizes, generally at a higher rate and with a larger down payment.
Are San Diego jumbo mortgage rates higher than conforming rates?
Not always. Jumbo pricing depends on each lender’s appetite, and on some days a strong jumbo file prices close to or even below a high-balance conforming loan. On other days it does not. Compare the rate and APR for both on the same day before deciding.
Can I buy a two-unit property in San Diego without a jumbo?
Often. Conforming limits rise with units: $1,413,350 for two units and $2,123,100 for four in the county in 2026. An owner-occupied duplex can carry a much larger conforming loan than a single-family house.
