San Diego County, direct lender with the option to broker

San Diego Mortgage Broker

Looking for a San Diego mortgage broker who will shop your loan instead of selling you one? The city’s median sale price was about $979,000 in September 2026, a little under the county’s $1,104,000 conforming limit, and which side of that line your loan lands on shapes the rate, the down payment and the paperwork. Alameda Mortgage is a direct lender that can also broker: from Simi Valley, Mike Fisher prices your file with us and, when it helps, against other wholesale lenders, then closes it with a San Diego appraiser and escrow company.

A San Diego Mortgage Broker for a City Split by One Loan Limit

Fannie Mae and Freddie Mac set a national baseline of $832,750 for 2026, and San Diego County is one of seven California counties priced between that baseline and the high-cost ceiling. Its one-unit limit is $1,104,000, up from $1,077,550 in 2025. That gives a San Diego buyer three loan bands instead of two:

  • Standard conforming up to $832,750.
  • High-balance conforming from $832,751 to $1,104,000, still a Fannie or Freddie loan but priced on its own grid.
  • Jumbo above $1,104,000, where each lender writes its own rules.

At the September 2026 median with 20% down, the loan is about $783,000, comfortably standard conforming. Put 10% down on the same house and it becomes roughly $881,000, which is high-balance. Same house, different pricing. Many files from Clairemont, Mira Mesa, Serra Mesa and Rancho Bernardo land in that band when buyers put down less than 20%, and it is where lenders disagree most. A San Diego mortgage broker earns its keep there, pricing one file on several grids at once.

Today’s San Diego Home Loan Rates, Priced for the County

Priced for San Diego County, October 27, 2026

Par pricing for a single-family primary residence in San Diego County: 20% down, 30-year term unless noted, 780+ credit, 30-day lock, escrows included. Payments are principal and interest only; taxes and insurance add to them. Rates change through the day and are not a commitment to lend. Price your own San Diego scenario, no credit pull.

Why Use a Mortgage Broker in San Diego Instead of a Bank

A bank or credit union offers only its own rate sheet. Mike prices the same San Diego scenario on our own programs and against other wholesale lenders, side by side: one may price high-balance loans sharply, another may be easier on a condo with a thin HOA reserve, a third may take a self-employed jumbo borrower the others decline. You see each option with its APR, points or credit and cash to close, then pick one. None of that requires an office in San Diego, and we do not claim one; Mike lends statewide from Simi Valley.

General comparison. Individual banks and lenders differ, and every option is subject to credit approval.

A simple file can do fine at a bank. Having the option to broker helps most when a file has a wrinkle, and plenty of San Diego files do.

Homes going under contract in four weeks at 99% of list is a balanced market, not a bidding war. Buyers can usually keep appraisal and loan contingencies and still be taken seriously, which leaves time to compare lenders first. A fully underwritten pre-approval still carries weight near the county limit, where a seller wants to know the financing will not change shape in escrow.

Redfin’s January 2026 tiers ran from about $649,000 for starter homes to $1.47 million for the high tier, so any San Diego mortgage broker should start by telling you which tier and loan band you are shopping in.

Where the San Diego Market Is Heading

We do not publish forecasts, but the recent direction is clear. Redfin’s median sale price rose 3.4% from September 2025, while Zillow’s value index, which tracks the whole housing stock, rose only 0.1%. Homes sold about six days faster, sales volume dipped 1.2% and typical rent rose 2.2%: steady prices, slightly quicker sales and firm rental demand.

San Diego Neighborhoods and the Loans That Fit Them

Typical values are Zillow figures for September 2026 unless noted. What matters is which loan band and program each area usually lands in.

Otay Mesa and San Ysidro

Near the border, typical values of about $656,000 in Otay Mesa and $706,000 in San Ysidro fit FHA or 3% to 5% down conventional loans. Some newer Otay Mesa parcels also pay Mello-Roos.

City Heights

Sub-areas such as Islenair, Fox Canyon, Teralta and Colina del Sol ran from about $407,000 to $772,000, making this the city’s central entry-level tier. Older homes here can draw FHA appraisal repair items, so inspect before choosing the program.

Mira Mesa

A mid-priced 1970s and 1980s suburb popular with military and tech households, at about $981,000. Navy and Marine buyers headed to Miramar often start here with a VA loan, which has no county cap with full entitlement.

Clairemont

Postwar tract neighborhoods at roughly $969,000 to $1.08 million, right on the line between standard and high-balance conforming, where the down payment decides the pricing grid.

Rancho Bernardo

A northern suburb with many single-level homes and 55+ communities, at about $966,000. Owners 55 and older selling elsewhere in California can bring their Proposition 19 tax base with them.

Scripps Ranch and Rancho Penasquitos

Suburban single-family areas at about $1.36 million and $1.32 million. With 20% down these can still finance as high-balance conforming; with less down they cross into jumbo, so price both before you decide.

Pacific Beach and the Condo Districts

Pacific Beach mixes condos and older cottages, at about $1.35 million (January 2026). Downtown, Mission Valley and University City are condo-heavy too, and lenders often disagree about the same building, so send its name early.

Carmel Valley, Black Mountain Ranch and La Jolla

Typical values of about $1.92 million, $2.07 million and $2.34 million (La Jolla, December 2025) put these loans well into jumbo territory, often with Mello-Roos and reserve requirements that run to six figures.

Home Loan Programs Our San Diego Mortgage Broker Arranges

First-Time Buyer Help Available in the City

The San Diego Housing Commission’s Middle-Income First-Time Homebuyer Program listed funds available as of February 1, 2026. It offers up to $50,000 to buyers in 921xx ZIP codes earning 80% to 150% of area median income, on homes up to $1,250,000. SDHC’s low-income program showed no funding on that date, and county programs do not cover city addresses. Funding changes during the year, so we confirm status when you apply; the FHA page has the details.

Property Taxes, Insurance and Transfer Tax in San Diego

Property tax in San Diego starts at 1% of the purchase price under Proposition 13, plus voter-approved bonds and direct charges. Many parcels in Carmel Valley, Black Mountain Ranch, Torrey Highlands and parts of Otay Mesa also pay a Mello-Roos special tax, which lenders count in your payment, so ask for the tax bill before you offer.

San Diego is not on the list of California cities with a transfer tax of their own, so sales usually pay only the county’s $1.10 per $1,000, about $1,077 on a $979,000 sale.

Many streets back onto canyons, and CAL FIRE updated its local fire hazard severity zone maps in early 2025, so check the address in the State Fire Marshal’s viewer and get an insurance quote during the inspection period. The premium goes into the payment you qualify on.

Property tax, estimated at 1.15% of price$11,259/yr
Homeowners insurance, estimated at 0.30% of price$2,937/yr
Monthly escrow on a $979,000 home$1,183/mo

California property tax starts at 1% of the purchase price under Proposition 13, plus voter-approved bonds and any special assessments on the parcel, so the real bill varies by street. Insurance depends on the home, its fire and flood exposure and the carrier. These are estimates for budgeting, not quotes. Run your own numbers.

Refinancing and Home Equity in San Diego

Owners holding a first mortgage well below today’s rates usually do better with a San Diego HELOC or a fixed-rate second that sits behind the existing loan. Lines start from 7.49% APR, variable. A rate-and-term refinance still wins when the new rate is meaningfully lower, when you want to drop FHA mortgage insurance at 20% equity, or when a co-borrower needs to come off the loan. Mike prices both paths side by side; the mortgage calculator lets you test a payment first.

Investment Property Financing in San Diego

Roughly 53% of households rent, and Zillow’s typical rent was $3,004 in September 2026. Investors can finance a rental conventionally on their own income, or use a DSCR loan that qualifies on the property’s rent and can close in an LLC.

Whole-home short-term rental licenses are capped and do not transfer with the house, so plan on long-term rent, which falls under AB 1482 and the city’s 2023 tenant protections ordinance. Owner-occupied duplexes to fourplexes are the gentler entry point: conforming limits rise to $1,413,350 for two units in the county, and the rent from the other units can help you qualify.

Why Choose Alameda Mortgage as Your San Diego Mortgage Broker

You deal with Mike from the first quote to funding, not a queue. He prices the file with Alameda and, when it helps, against other wholesale lenders, explains which loan band you are in, and says so when a different program would serve you better. As your San Diego mortgage broker he works by phone, email and e-signature, with a San Diego County appraiser and local escrow and title.

  1. Send the scenarioPrice range or address, down payment, rough credit and income type. Pricing starts with no credit pull.
  2. Get a real pre-approvalMike reviews income and asset documents up front, so the letter holds up when a listing agent calls.
  3. Choose the lender and lockYou compare rate, APR, points or credit and cash to close across lenders, then lock when you are ready.
  4. Appraisal and underwritingA San Diego County appraiser values the home while Mike clears conditions directly with the lender, including any HOA review.
  5. Sign and fundClosing documents are signed electronically or with a mobile notary, and your local escrow company records the loan.

Mortgage Broker in San Diego: Common Questions

What does a San Diego mortgage broker do that a bank does not?

A broker sends one application to multiple wholesale lenders and compares their pricing and rules on the same day, while a bank offers only its own programs. Alameda Mortgage does both: it lends directly and can also place your loan with another wholesale lender. That matters most here on high-balance, condo, jumbo and self-employed files, where lenders differ most.

Is a $1 million San Diego home a jumbo loan?

It depends on the loan amount, not the price. With 20% down on $1,000,000 you borrow $800,000, a standard conforming loan under the $832,750 baseline. With 10% down you borrow $900,000, high-balance conforming. Jumbo begins only above $1,104,000, the 2026 county limit.

Does the City of San Diego charge its own transfer tax?

San Diego is not on the list of California cities that levy a separate transfer tax, so most sales pay only the county documentary transfer tax of $1.10 per $1,000 of value. On a $979,000 home that is about $1,077. Who pays it is negotiated, and escrow shows the final figure.

Which San Diego neighborhoods have Mello-Roos taxes?

They are common in the newer master-planned parts of the north city, such as Carmel Valley, Black Mountain Ranch and Torrey Highlands, and in parts of Otay Mesa. The amount varies by parcel, sits on top of the 1% Prop 13 base, and counts in the payment you qualify on, so get the tax bill before you offer.

Does shopping with a broker mean several credit pulls?

No. Pricing starts without any credit check. When you apply, one credit report goes with the file to the lenders being compared, and mortgage inquiries within a short window generally score as one.

Can a San Diego mortgage broker help with down payment assistance?

Yes, as long as the lender on the file participates in the program. For City of San Diego addresses, the SDHC Middle-Income program listed funds available in 2026 for buyers earning 80% to 150% of area median income. Before you count on it, Mike checks that the lender takes part and that money remains.

Your office is in Simi Valley. Can you close a San Diego loan?

Yes. Alameda Mortgage Corp is licensed to lend anywhere in California, and San Diego loans are handled by phone, email and e-signature. The appraiser and escrow are local, and Mike is your contact through funding.
