Santa Clarita HELOC: Fund the Project, Keep the Rate

A Santa Clarita HELOC lets owners of a valley house near the $848,000 median SRAR reported for September 2026 borrow against their equity while the first mortgage, often a low-rate loan from years ago, stays untouched. Draw what the roof, kitchen or backyard unit costs, when it costs it, and pay interest only on what you use. Rates from 7.49% APR, variable, through Alameda Mortgage, a direct lender with the option to broker, with Mike Fisher in Simi Valley comparing other lenders when it helps.

How a Santa Clarita HELOC Works

The line is a second lien behind your existing mortgage. A lender approves a limit, and during the 10-year draw period you can borrow, repay and borrow again, with interest charged only on the balance you carry. When the draw period closes, the balance moves to a 20-year repayment schedule. Pricing is variable, the prime rate plus a margin, so your rate follows prime up or down.

In a city where nearly three in four homes are owner-occupied and many owners refinanced when rates were low, the main attraction is that the first mortgage stays put. A cash-out refinance would reset every dollar you owe at today’s rate. A Santa Clarita HELOC charges today’s pricing only on the new money. The HELOC vs cash-out refinance guide covers the general case.

Santa Clarita HELOC vs Cash-Out Refinance

Say a Saugus owner owes $380,000 on a 2.875% first mortgage and wants $90,000 for a new roof, windows and HVAC. The left column keeps that loan and adds a line; the right column refinances everything at today’s LA County par rate. The table compares first-year interest only, where the gap is largest; after that the line moves with prime and your payoff pace.

Refinance at today’s par 30-year fixed for Los Angeles County (780 credit, 30-day lock); a cash-out refinance usually prices higher. Interest only, for comparison. HELOC rate is variable.

How Much Can You Borrow With a Santa Clarita HELOC

The limit comes from combined loan-to-value: your first mortgage plus the line, divided by the home’s value. The table uses the valley’s September 2026 single-family median of $848,000 and a $380,000 balance, a plausible figure for someone who bought or refinanced several years ago. Condo owners should start from a lower value; the valley condo median was $540,000.

Illustration at the Santa Clarita Valley single-family median (SRAR, Sep 2026). HELOC rates are variable, based on the prime rate plus a margin, and can change after closing. 7.49% APR is the starting rate as of October 2026 for qualified borrowers with strong credit and lower combined loan-to-value; your rate may be higher. Maximum APR 18%. Fees to open the line range from $0 to $1,500. No annual fee. Property insurance is required, and flood insurance where applicable. Subject to credit approval and property valuation.

The line also has to fit your debt-to-income ratio, and in Santa Clarita that ratio includes more than the mortgage. HOA dues and any special tax on the parcel count as housing expense, so two owners with the same equity can qualify for different lines.

House values in the valley were essentially flat over the year, while the condo side eased a little more, and a lender sizes your line on what the home is worth now. Single-family supply at 3.2 months is tight, which tends to support appraisals on houses; condo supply near 6.1 months means condo owners should expect a more conservative value.

The Census median of owner-reported values, $784,700 across 2020 to 2024, is not far below today’s house median, so much of the equity owners hold was in place before 2026. How much equity has grown since 2019 was not measured in our sources, so we price each line from its own valuation.

Equity by Part of the Valley

Redfin’s ZIP medians show how much the starting point varies. Canyon Country’s 91351 was about $700,000 in September 2026, while Valencia’s 91355 was about $810,000, Saugus’s 91350 about $817,000, eastern Canyon Country’s 91387 about $867,000 and the 91390 area north of Saugus about $899,000 in August. An owner in 91390 with the same balance as a neighbor in 91351 could see a line roughly $180,000 larger at 90% CLTV, before income and dues are considered.

Ways Santa Clarita Homeowners Use a HELOC

Updating 1980s Tract Homes

About a third of the city’s housing went up in the 1980s, against 12% countywide. Those homes are now 35 to 45 years old, and roofs, HVAC systems, windows and original kitchens tend to come due together. A line lets you take them in sequence and borrow only as each contractor bills.

Adding an ADU on a Larger Lot

Larger lots in Saugus, Canyon Country and Sand Canyon have room for a backyard unit. Check HOA rules and the city’s current ADU requirements before you design; we did not confirm whether the city offers pre-approved ADU plans. State law requires ADU rentals to run longer than 30 days, so plan on a long-term tenant or family.

Fire Hardening Near the Hills

The valley is ringed by brushy hills, and the 2019 Tick Fire burned 4,615 acres in Canyon Country and Agua Dulce and destroyed 22 structures. Owners near open space borrow for defensible space, ember-resistant vents and Class A roofs, both for safety and to improve the odds at renewal.

Buying Out Siblings Under Prop 19

A child who moves into a parent’s former primary residence can keep much of the parent’s assessed value; the exclusion for transfers from February 16, 2025 to February 15, 2027 is the factored base value plus $1,044,586. A line can fund the buyout of siblings who do not move in.

Tuition, Debt and the Next Down Payment

Families also draw for college costs, to retire higher-rate debt, or toward a rental purchase. Give each draw a payoff plan, since the house secures it.

HELOC Requirements in Santa Clarita

  • Equity: combined loan-to-value up to 90% on qualifying primary homes, lines from $50,000 to $800,000.
  • Credit: minimums vary by lender; better scores earn lower margins.
  • Income and ratio: W-2s, returns or bank statements, with the first mortgage, HOA dues, special taxes and the new line all counted.
  • Special taxes: Mello-Roos is a lien collected with the property tax bill and stays with the home. The confirmed city district is CFD No. 2016-1 at Vista Canyon; others may apply to your parcel, so send the tax bill.
  • Valuation: an automated value where the lender allows it, or a local appraisal.
  • Insurance: a policy in force; FAIR Plan with a difference-in-conditions policy is accepted by many lenders.
  • Waiting period: on a primary home, three business days to cancel after signing before funds release.

Bank Statement HELOC for Self-Employed Santa Clarita Owners

The valley has plenty of contractors, consultants and small business owners whose tax returns show less than they bring in. A bank statement HELOC qualifies on 12 or 24 months of deposits instead, typically at a somewhat higher margin or lower maximum CLTV. Owners of a valley rental can borrow against it through an investment property HELOC.

HELOC Rates in Santa Clarita

Lines are variable: the prime rate plus a margin that stays fixed for the life of the line. Rates start from 7.49% APR, variable, for strong files at lower CLTV, and rise with higher CLTV, lower scores or non-owner occupancy. Draw-period payments are usually interest only. Since margins differ by lender, comparing several on the same Santa Clarita HELOC is where a broker earns its keep.

Other Ways to Tap Santa Clarita Home Equity

A closed-end second mortgage gives you one lump sum at a fixed rate, which suits a single contract price. If an older line is reaching the end of its draw, refinance the HELOC. A cash-out refinance can still win if your first mortgage rate is close to today’s. Buying a home instead? See our Santa Clarita mortgage broker page.

Home Equity Line of Credit in Santa Clarita: FAQs

How large a Santa Clarita HELOC can I get?

Your first mortgage plus the line can reach 90% of value, with lines from $50,000 to $800,000. On an $848,000 house with $380,000 owed, that is up to $383,200, if your income supports the payment with HOA dues and special taxes included.

Do HOA dues and Mello-Roos lower my line?

They can. Both count in your debt-to-income ratio, so higher dues or a special tax can cap the line below what your equity alone would allow. Send the tax bill and HOA statement with your request.

Can I get a HELOC on a Santa Clarita condo?

Usually. The lender reviews the unit’s value, your equity and the HOA master policy. The valley condo median was $540,000 in September 2026, and some lenders set a lower CLTV on condos.

Will a Tick Fire area address affect my HELOC?

Only through insurance and value. Lenders need a policy in force; FAIR Plan with a difference-in-conditions policy is accepted by many. Owners near open space often use the line itself for fire hardening.

Is the rate on a Santa Clarita HELOC fixed?

No. It is variable, prime plus a margin, from 7.49% APR. A closed-end second mortgage is the fixed-rate option.

Do I need to come to your office?

No. Alameda Mortgage lends throughout California from Simi Valley, and lines close by phone, email, e-signature and a mobile notary.
