Canoga Park HELOC: Use Your Equity, Keep Your First Mortgage
A Canoga Park HELOC is a second loan that lets you borrow against your house or condo while the first mortgage, and its rate, stay exactly where they are. With the typical Canoga Park home worth about $734,000 in September 2026 (Zillow), an owner who has paid down the loan for years often has six figures of room. Lines start from 7.49% APR, variable, and from Simi Valley Mike Fisher prices your line with Alameda Mortgage, a direct lender, and with other lenders when that helps, before you pick one.

How a Canoga Park HELOC Works
The lender sets a credit limit secured by your home, behind the existing first mortgage. For the first 10 years you can draw, repay and draw again, and you pay interest only on what you have actually borrowed. When the draw period ends, whatever is owed is paid off over 20 years. The rate is variable: an index, the prime rate, plus a margin set when you open the line.
The appeal is what it does not touch. Many Canoga Park owners bought or refinanced when rates were much lower than today’s, and a cash-out refinance would put the whole balance at a new rate to get at a fraction of it. A line charges today’s rate only on the money you take. The HELOC vs cash-out refinance guide covers the trade-offs in detail.
Houses and condos both qualify. With a condo the lender also reviews the association, its master insurance and sometimes its budget, and some lenders cap condo lines at a lower combined loan-to-value. Townhomes set up as planned developments are often treated more like houses. Send the complex name early and Mike will check which lenders accept it.
