West Hills HELOC for Long-Time Owners
A West Hills HELOC fits a neighborhood where people stay put. Only 7.5% of 91307 residents moved in the prior year, so many owners hold a small, low-rate first mortgage against a home Zillow valued at about $997,000 in September 2026. A line of credit turns part of that equity into cash without refinancing the loan underneath. Rates from 7.49% APR, variable, priced by Mike Fisher from neighboring Simi Valley with Alameda Mortgage, a direct lender that can also broker the line to other lenders.

How a West Hills HELOC Works
Think of the line as a credit card secured by the house, with a mortgage-style rate. It records as a second lien behind your current loan. You get an approved limit, and during a 10-year draw period you pull money when you need it and pay interest only on what is outstanding. Pay it down and the room comes back. After the draw period, the balance amortizes over 20 years. The rate is variable: prime plus a margin, adjusting when prime changes.
For a long-time West Hills owner, the first mortgage is usually the asset to protect. If it carries a 3% rate on a modest balance, a cash-out refinance would trade that for today’s rate on a much larger loan. A West Hills HELOC leaves it exactly as it is. Borrowing against the home also does not reset your Proposition 13 assessed value, which only changes on a sale, transfer or new construction. The HELOC vs cash-out refinance guide has more detail.
