Reseda HELOC: Build on the Lot, Keep the First Mortgage
A Reseda HELOC turns the equity in a post-war Valley house, typically worth about $773,000, into a credit line you draw as the work progresses, while your existing first mortgage keeps its low rate. It suits the projects Reseda lots invite: a backyard ADU, a garage conversion, a new roof or a seismic retrofit. Rates from 7.49% APR, variable, priced by Mike Fisher from Simi Valley with us and, when it helps, against other lenders.

How a Reseda HELOC Works
A home equity line of credit is a second loan recorded behind your first mortgage. The lender sets a limit; for a 10-year draw period you borrow what you need, pay it back and borrow again, with interest charged only on the outstanding balance. When the draw ends, whatever is left is paid off over 20 years. The rate is variable, built from the prime rate plus a margin, so it moves when prime moves.
What makes a Reseda HELOC attractive is what it does not touch. Owners who bought or refinanced when rates were in the 2% and 3% range hold a loan worth keeping. A cash-out refinance would retire that loan and reprice the whole balance at today’s rate. A line leaves the first mortgage, its payment and its payoff date alone and charges the line’s rate only on dollars you actually draw. Our HELOC vs cash-out refinance guide covers the trade-offs in depth.
For a construction project that difference compounds. An ADU or a garage conversion bills in stages over several months, and with a line you pay interest on the framing invoice, then the plumbing invoice, rather than on the full budget from the first day.
