San Francisco Mortgage Rates Today

These San Francisco mortgage rates are priced for a city address, each with its APR, and the jumbo card comes first for a reason: the city’s median house needs a jumbo loan even with 20% down. Condo buyers, whose loan at the condo median with 20% down stays under the conforming limit, should read the conventional cards. Below them: term, points, a first-purchase comparison and how to lock when homes go pending in under two weeks.

Buying a House? Start With the Jumbo Card

SF MLS data for the 12 months ending October 13, 2026 put the citywide house median at $2,000,000. Twenty percent down leaves a $1.6 million loan, about $350,000 above the $1,249,125 limit, so the typical house buyer is pricing a jumbo loan at any usual down payment. That is true at 20% down in the Sunset and Parkside, where row-house medians run from about $1.65 million to $2.155 million, and far more so in Noe Valley or Pacific Heights.

Jumbo pricing is set by each lender rather than by Fannie Mae and Freddie Mac grids, so two lenders can quote noticeably different rates the same day; the card is a par benchmark, not a quote. Lenders price jumbo files on loan size, down payment, credit score and, heavily, on reserves. A buyer with large liquid assets after closing can see better pricing than the same buyer who stretched every dollar into the down payment.

How San Francisco Mortgage Rates Are Built for Condos

The condo and co-op median of $1,275,000 with 20% down is a loan of about $1.02 million, high-balance conforming because it is above the $832,750 national baseline but under the county limit. High-balance loans often carry a small pricing adjustment. Many conventional lenders also adjust for attached units with less than 25% down. And the building matters: lenders review the association’s budget, reserves, insurance and litigation before they approve the unit, so a SoMa high-rise and a converted Victorian can get different answers. Condo markets with sub-$1 million medians, from the Tenderloin at about $519,000 to Dogpatch at about $984,000, are standard conforming with 20% down, and the lower-priced ones at nearly any down payment.

A market rising this quickly changes how San Francisco mortgage rates should be shopped. With sales closing well over list, the appraisal can land below the contract price, and the loan is sized on the lower figure. A buyer who planned 20% down on the price may end up at a higher loan-to-value on the appraisal, which can move the quote onto a different pricing step.

The fix is to price two scenarios before bidding: the planned down payment and the one you would have after covering an appraisal gap. Mike runs both across lenders so neither result is a surprise in escrow.

San Francisco Neighborhoods by Pricing Grid

Rates follow the loan amount, not the ZIP code, but SF MLS medians for the 12 months to October 13, 2026 make the pattern predictable.

Bayview, Visitacion Valley, Excelsior and Outer Mission

House medians of about $981,500 to $1.2 million put loans at these prices on the standard or high-balance conforming grid, and FHA or VA pricing is worth comparing for scores under the mid-700s.

Tenderloin, Downtown, SoMa and Western Addition Condos

Condo medians of about $519,000 to $875,000 sit on the standard conforming grid at most down payments, with a condo adjustment on many conventional quotes.

Mission Bay, South Beach, Bernal Heights and Potrero Hill Condos

About $1.2 million to $1.3 million, high-balance conforming at 20% down.

Sunset, Parkside and Richmond Houses

About $1.65 million to $3.2 million, priced on jumbo sheets where reserves weigh as heavily as the score.

Noe Valley, Pacific Heights, Marina and Sea Cliff

House medians from $3.125 million to $7.6 million, large jumbo loans where lenders differ most and a second appraisal is sometimes required.

Thirty or Fifteen Years on the Median Condo

The comparison uses the $1,275,000 condo median and today’s par rates for both terms on the resulting $1,020,000 loan. The 15-year payment is far higher, which makes it a stretch for a first purchase. It tends to suit owners refinancing after years of payments and buyers arriving with equity from a previous home. The last row tells you what each quarter point is worth on a loan this size, the figure to keep in mind when two lenders are an eighth apart.

Points or a Credit on a $1.02 Million Loan

Each step down the ladder costs points; each step up earns a lender credit you can put toward closing costs. On a seven-figure loan, a single point is more than $10,000, so the payback column matters. San Francisco buyers who also need cash for an appraisal gap may prefer a small credit and keep their cash. Buyers with ample reserves who plan to hold for many years sometimes do better buying the rate down.

A First Purchase at $710,000

The Bayview condo median was about $710,000 in the same SF MLS period, and Van Ness and Civic Center sat near $690,000, so $710,000 is a realistic first-condo price. Here it is three ways at a 720 score: conventional with 5% down, FHA with 3.5% down and VA with nothing down for eligible buyers. All three need the building to pass the program’s condo review: FHA needs an approved project or a single-unit approval, and VA an approved project.

Locking When Homes Go Pending in 13 Days

Zillow’s median days to pending was 13 at the end of September 2026, and Redfin’s median days on market was 17, nine fewer than a year earlier. The practical approach is to have the loan underwritten and priced before the offer date, then lock once your offer is accepted. Thirty days covers a standard escrow; jumbo files with heavy asset documentation and condos waiting on the association’s paperwork can need 45. Mike will tell you what the file needs; the timing of the lock is your call.

Two to Four Units Under the Rent Ordinance

The conforming limit climbs with the number of units: $1,599,375 for two, $1,933,200 for three and $2,402,625 for four in 2026. That lets an owner-occupant buy a building of flats with a conforming loan at prices where a single house would be jumbo, and the other units’ rent can help qualify. In buildings first certified for occupancy on or before June 13, 1979, though, existing tenants’ rents are limited to the Rent Board’s allowable increase, 1.6% for March 1, 2026 to February 28, 2027. Qualify on the leases in place, not on market rents. Many such buildings are also held as TICs, which these rates do not cover; see the San Francisco mortgage broker page on that.

Already Own? Lines of Credit Price Differently

Home equity lines are tied to the prime rate rather than to the bond market, so they do not follow these cards. If you own in the city and want cash without replacing a low first mortgage, the San Francisco HELOC page covers rates from 7.49% APR, variable. The city’s FHA and VA guides cover where each program fits, and the mortgage calculator turns any rate into a payment.

Five Steps From Rate Check to Lock

Common Questions About San Francisco Mortgage Rates

Why does the jumbo rate lead on this page?

Because the typical San Francisco house needs one. A $2,000,000 house median (SF MLS, 12 months to October 13, 2026) at 20% down means borrowing $1.6 million, past the $1,249,125 limit. A condo at the $1,275,000 median with 20% down stays under the limit, so condo buyers should compare the conventional cards instead.

Are jumbo rates higher than conforming rates in San Francisco?

Not always. Jumbo loans are priced lender by lender, and borrowers with strong credit and large reserves can see jumbo rates at or below high-balance conforming rates on some days. Because each lender sets its own pricing, comparing several jumbo lenders on the same day matters more than it does for conforming loans.

Do these rates apply to a TIC?

No. A tenancy-in-common share is not a separate parcel, so it cannot use the conforming, FHA, VA or standard jumbo programs priced on this page. TIC buyers usually borrow through fractional TIC loans from a small group of local banks and credit unions, with their own rates and terms. Ask Mike before you bid on a TIC.

What lock period fits a San Francisco purchase?

A 30-day lock covers most purchases when the loan was underwritten before the offer. Homes went pending in a median of 13 days in September 2026 (Zillow), but the lock runs from when you lock to closing. Jumbo files and condos with slow association documents can need 45 days. Locking once the offer is accepted is common.

Can San Francisco mortgage rates change during the day?

Yes. Every lender issues a new sheet each business day and may reissue it when bonds swing. The date beside the cards shows which county sheet they came from, and a rate is only yours once it is locked.

Does checking San Francisco mortgage rates hurt my credit?

No. Browsing the cards or running the engine involves no credit report at all. At application a single report covers every lender Mike compares, and scoring models generally treat mortgage inquiries in a short window as one.

Do FHA and VA loans price lower than conventional here?

On many days their par rates do, especially for scores below the mid-700s. FHA adds mortgage insurance and VA a funding fee unless you are exempt, and both need an approved condo project, so compare the full payment as the $710,000 table does.

Why doesn’t my San Francisco quote match the cards?

The cards price a single-family primary residence with 20% down, a 780 score and a 30-day lock. A condo, less down, a lower score, a rental, a high-balance or jumbo loan amount, or thinner reserves each change the price. Run your own figures in the pricing engine or send them to Mike for the rate and APR on your actual file.
