San Bernardino Mortgage Rates Today
San Bernardino mortgage rates on every card below are priced for a San Bernardino County address and show their APR. At a city median near $500,000, loan size rarely changes the price here. Credit score, the choice between FHA and conventional, and whether you take a lender credit for closing costs usually do.

Par pricing for a single-family primary residence in San Bernardino County: 20% down, 30-year term unless noted, 780+ credit, 30-day lock, escrows included. Payments are principal and interest only; taxes and insurance add to them. Rates change through the day and are not a commitment to lend. Price your own San Bernardino scenario, no credit pull.
What Moves San Bernardino Mortgage Rates: Score Before House
The cards show par pricing on a single-family home you will live in, with 20% down, a 780 score and a 30-day lock. Your file may not match that profile. A down payment of 3.5% to 5%, or a score below 780, is common in first purchases, and those two things, more than anything about the property, explain why a quote can sit above the cards.
Conventional pricing steps down with each band of credit score and each 5% of down payment, and private mortgage insurance follows the same pattern. FHA pricing changes little across scores, and its mortgage insurance does not depend on score at all. So for a buyer in the 600s, FHA is often the cheaper payment, while a buyer in the high 700s often does better conventional. Veterans have VA, with no monthly mortgage insurance.
You will not see a high-balance adjustment here. San Bernardino County uses the national baseline of $832,750, so every conforming loan is priced on the standard grid.
San Bernardino Market Data Behind a Rate Quote

In a fast, multiple-offer market with moderate incomes, cash to close can be tight. That makes the trade between rate and closing costs, covered below, more important here than the headline rate on the cards.
San Bernardino Mortgage Rates by Neighborhood and Program
Zillow typical values for September 2026 suggest which program may fit each area first.
University and Arrowhead Farms
About $399,000 and $462,000. Smaller loans mean lender credits cover a larger share of closing costs, and FHA is worth pricing first for a first-time buyer.
Cajon, Hudson and Kendall
From about $492,000 to $534,000, around the city median. Score decides most of the quote: FHA in the 600s, conventional 5% down in the high 700s.
Cimmeron and North Park
About $544,000 and $563,000. Conventional with 10% or more down starts to price well, and PMI is modest at strong scores.
Verdemont and Ridgeline
About $624,000 and $635,000, still under the FHA limit. Foothill insurance premiums can move the qualifying payment more than a quarter point in rate.
A $500,000 Purchase at a 680 Score
This is a useful first comparison: a home near the August 2026 median financed three ways at 680 with today’s county pricing. Watch the mortgage insurance row as closely as the rate. FHA’s premium can be lower than PMI at this score, but it lasts for the life of the loan with under 10% down, while PMI can be removed at 20% equity.
| $500,000 purchase, 680 credit | Conventional, 5% down | FHA, 3.5% down | VA, 0% down |
|---|---|---|---|
| Down payment | $25,000 | $17,500 | $0 |
| Loan amount | $475,000 | $490,944 with 1.75% upfront MIP | $510,750 with 2.15% funding fee |
| Today’s rate (APR) | 8.125% (8.215%) | 7.000% (7.069%) | 7.000% (7.044%) |
| Principal and interest | $3,527/mo | $3,266/mo | $3,398/mo |
| Mortgage insurance | $380/mo PMI | $221/mo MIP | None |
| Before taxes and insurance | $3,907/mo | $3,487/mo | $3,398/mo |
| Mortgage insurance ends | At 20% equity (can be removed) | Life of the loan with under 10% down | Never charged |
Property tax, insurance and HOA dues are extra. The FHA loan amount includes the 1.75% upfront premium and the VA loan amount the 2.15% first-use funding fee; veterans receiving disability compensation do not pay that fee.
Covering Closing Costs With a Lender Credit
When homes sell at about 100.1% of list, a seller credit is hard to win. A lender credit is the other route: accept a slightly higher rate and the lender pays part of your closing costs. The ladder shows five steps around par on a $400,000 loan with APR at each. Short on cash? Look at the bottom rows. Keeping the loan a long time? The top rows show what a lower rate costs and its payback.
| Rate on a $400,000 loan | APR | Points or credit | Payment vs par | Points pay back in |
|---|---|---|---|---|
| 6.875% | 7.028% | You pay $3,500 | $67/mo less | 53 months |
| 7.000% | 7.105% | You pay $1,500 | $34/mo less | 45 months |
| 7.125% | 7.207% | You pay $500 | Same | None |

The 15-Year Option at San Bernardino Prices
At lower loan amounts the 15-year is more within reach than on the coast, though still a much higher payment. It suits owners refinancing a paid-down loan and buyers with proceeds from a previous sale.
| $500,000 home, 20% down ($400,000 loan) | 30-year fixed, 7.125% (7.192% APR) | 15-year fixed, 6.375% (6.436% APR) |
|---|---|---|
| Principal and interest | $2,695/mo | $3,457/mo |
| Interest over the full term | $570,155 | $222,260 |
| Each 0.25% in rate on the 30-year | about $68 a month | |

Lock Timing in a Multiple-Offer Market
Redfin’s 41-day median counts the whole listing period, while Zillow’s time to pending was 22 days. Good listings move fast. A purchase rate is normally locked once an offer is accepted, and 30 days covers most escrows when the loan was underwritten in advance. If an FHA appraisal may require repairs, ask for 45. Mike will tell you what the file needs, but lock or float is your call.
Refinancing Out of FHA Mortgage Insurance
FHA owners who put down less than 10% pay a premium that never ends on its own. The Census 2020-2024 median owner value was $422,300, and Zillow’s typical value reached about $493,000 by September 2026, so some owners now have roughly 20% equity and can price a conventional refinance with no mortgage insurance. Compare the full payment, not just the rate.
Two to Four Units on Conforming Terms
The 2026 conforming limit is $1,066,250 for two units, $1,288,800 for three and $1,601,750 for four. With about half of households renting, an owner-occupied duplex or fourplex lets other units’ rent help you qualify, and FHA finances them with 3.5% down when you live in one.
Rates on a San Bernardino Rental
Investment property pricing runs above the owner-occupied cards, and lenders want more down. Since the City Council voted on April 15, 2026 to ban short-term rentals, any rental here must pencil on long-term rent, which Zillow put at an average of $1,971 in September 2026. Investors who would rather qualify on that rent than on their tax returns can compare a San Bernardino DSCR loan, which prices higher again but leaves personal income out of the approval.
Fixed Rates, Prime and Home Equity Lines
Fixed mortgage rates track the bond market and inflation expectations, not the Federal Reserve step for step. Home equity lines follow prime. Owners who want cash without replacing a low first mortgage can see the San Bernardino HELOC page, with rates from 7.49% APR, variable. Test your own numbers in the pricing engine or the mortgage calculator.

San Bernardino Rate Questions
Why is my quote higher than the San Bernardino mortgage rates on the cards?
The cards assume a single-family primary home, 20% down, a 780 score and a 30-day lock. A lower score or smaller down payment adds conventional pricing adjustments, and a condo, rental or longer lock adds more. Enter your own figures in the engine, or send them to Mike, for your actual rate and APR.
Is FHA or conventional cheaper in San Bernardino?
It depends mainly on score and down payment. FHA pricing and insurance change little with score, so buyers in the 600s often pay less with FHA. Above the mid-700s, conventional with 5% down often wins, and its insurance can be removed later.
Does San Bernardino County have high-balance loans?
No. The 2026 limit is the national baseline of $832,750, so there is no high-balance tier and every conforming loan uses standard pricing. Few city purchases come close to it.
Can I use a lender credit instead of asking the seller for help?
Yes. A rate slightly above par earns a credit toward closing costs, often easier than a seller credit when homes sell over list. The trade-off is a higher payment for the life of the loan.
How much does a 20-point score change affect San Bernardino mortgage rates?
On conventional loans, crossing a score band can change pricing noticeably, and PMI changes too; on FHA the effect is much smaller. Mike can price your file at its actual score.
Should I lock now or wait?
Purchase rates are usually locked once an offer is accepted. Nobody can promise where rates will go, so choose a lock length that fits your escrow and decide based on the payment you can carry.
Do these rates apply elsewhere in the county, or in Riverside?
Pricing is set by county, so any San Bernardino County address uses this sheet and these limits. Riverside County has the same 2026 limits of $832,750 and $690,000 FHA, though it is priced separately.
