San Bernardino County, a direct lender that can also broker
San Bernardino Mortgage Broker
A San Bernardino mortgage broker works in one of the few large Southern California cities where a typical home still sells for about $500,000. That price draws a lot of buyers, and homes were drawing about three offers each in 2026. Alameda Mortgage is a direct lender that can also broker, and from Simi Valley Mike Fisher prices your loan with us and, when it helps, against other wholesale lenders so your offer arrives with financing that holds up.

A San Bernardino Mortgage Broker for a Multiple-Offer Market
Redfin’s August 2026 numbers describe a busy, affordable market. The median sale price was about $499,700, nearly unchanged from a year before, and homes sold for about 100.1% of list, with close to half going over asking. Redfin rated the city very competitive, at about three offers per home.
In that kind of market the loan is part of the offer. A seller choosing among three buyers looks at the price, then at which buyer is most likely to close. An underwritten pre-approval, a plan for the appraisal and a lender who answers the listing agent’s call all help. So does knowing in advance what happens if the house appraises below an over-list price: whether you can cover the difference in cash, or whether the loan has to be restructured.

Why San Bernardino Buyers Use a Broker Over a Bank
San Bernardino is FHA and first-time buyer territory, and the low-down-payment programs those buyers use are standardized only up to a point. Individual lenders add overlays: a higher minimum score than FHA requires, tighter debt-to-income limits, stricter rules on gift funds or on a recent job change. A file declined at one lender can be approved, unchanged, at another. Warehouse and logistics jobs often include overtime, shift pay or seasonal hours, and lenders differ in how much history they want before counting them. Alameda Mortgage can price the file with its own programs and send it to several other wholesale lenders, and shows you the rate, APR and cash to close for each.
| A retail bank | Alameda Mortgage, direct lender that can also broker | |
|---|---|---|
| Who prices the loan | One lender and its own rate sheet | Our own rate sheet plus multiple wholesale lenders, compared the same day |
| FHA credit overlays | One minimum score, often above FHA’s | Lenders that lend closer to FHA’s own floors |
| Overtime and shift pay | One policy on how much history counts | Lenders with different rules on variable income |
| Gift funds from family | One set of documentation rules | Options when a large household pools funds |
| If the appraisal comes in low | Renegotiate or start over | Restructure across lenders and programs |
A general comparison only; banks and wholesale lenders each set their own terms, and all loans require credit approval.
San Bernardino Housing Market by the Numbers
Sources: Redfin San Bernardino housing market (August 2026), Zillow (September 30, 2026), U.S. Census Bureau ACS 2020-2024.
Prices are flat to slightly up while demand stays strong. Zillow’s median days to pending was 22 at the end of September, so the good listings go under contract in about three weeks. Countywide, the San Bernardino County indicators report for the fourth quarter of 2025 found that 51% of buyers could afford an entry-level home priced at 85% of the $497,000 county median.
Incomes explain the tension. The Census median household income was $67,415 in 2024 dollars, households average 3.36 people, and about half of homes are owner-occupied. For renters stretching to buy, FHA and down payment help matter a great deal.
San Bernardino Neighborhoods, From University to Ridgeline
Values are Zillow typical home values for September 30, 2026. Every one sits below the county’s $690,000 FHA limit and far below the $832,750 conforming limit.
University
Around Cal State San Bernardino at about $399,000, the lowest of the neighborhoods Zillow lists. FHA with 3.5% down is about $14,000 here.
Arrowhead Farms
An older single-family area near $462,000. Older homes can draw FHA appraisal repair items, so read the inspection with those in mind.
Cajon and Hudson
About $492,000 and $500,000, right at the city’s typical value. These are the classic first-purchase files, FHA or 3% to 5% down conventional depending on score.
Kendall and Cimmeron
About $534,000 and $544,000 in the north of the city, where conventional with 5% down often beats FHA for buyers in the mid-700s.
North Park
Near the university at about $563,000.
Verdemont and Ridgeline
Newer tract homes and foothill streets at about $624,000 and $635,000, the top of the city. Ask for an insurance quote early, and check the tax bill for any special assessment on newer subdivisions.
Home Loan Programs a San Bernardino Mortgage Broker Can Arrange
- FHA loans with 3.5% down up to $690,000, above the typical value of every neighborhood Zillow lists in the city.
- Conventional loans from 3% down, often cheaper than FHA with strong credit because the insurance can be removed.
- VA home loans with no down payment for the city’s roughly 5,300 veterans.
- Jumbo loans above $832,750, rare here but available for large custom properties.
- Non-QM and bank statement loans for owner-operators, truckers and contractors paid by 1099.
- DSCR investor loans qualified on long-term rent.
- HELOCs and fixed-rate seconds behind a low first mortgage.
- Refinance loans, including FHA-to-conventional once equity allows.
San Bernardino Property Tax, Insurance and Transfer Costs
The City of San Bernardino has no transfer tax of its own. The county’s documentary transfer tax is $1.10 per $1,000 of value, about $550 on a $500,000 sale, and by local custom the seller usually pays it. Property tax starts at 1% of the purchase price under Proposition 13, plus voter-approved bonds and direct assessments. Some newer subdivisions in the north end may carry a special tax, so read the current tax bill for the property before you offer.
California property tax starts at 1% of the purchase price under Proposition 13, plus voter-approved bonds and any special assessments on the parcel, so the real bill varies by street. Insurance depends on the home, its fire and flood exposure and the carrier. These are estimates for budgeting, not quotes. Run your own numbers.
Down Payment Help for San Bernardino Buyers
San Bernardino County’s housing department says it no longer offers down payment assistance and refers buyers to outside agencies, and no current city-run program was found. The Inland Empire Down Payment Assistance program, from the Inland Empire Community Foundation and Neighborhood Partnership Housing Services, launched in February 2025 with up to $40,000 as a 0% deferred loan for low- and moderate-income first-time buyers in Riverside and San Bernardino counties; it was still listed in October 2026, but current funding was not confirmed. CalHFA’s MyHome Assistance Program is listed as current statewide, and Dream For All closed its 2026 window in March. Check status the week you apply.
Foothill Streets and Fire Insurance
The city sits against the San Bernardino Mountains, and its northern neighborhoods face wildfire exposure. In October 2003 the Old Fire burned about 91,000 acres, destroyed roughly 975 to 993 homes, forced more than 80,000 people to evacuate and burned part of the Cal State campus. CAL FIRE’s updated hazard maps were adopted by local agencies in 2025, but zone lines inside city limits are best checked by address in the State Fire Marshal’s viewer. A Very High zone can make standard coverage harder to find, sometimes meaning a California FAIR Plan policy with a difference-in-conditions policy. Lenders accept that in many cases, and the premium counts in the payment you qualify on.
Refinance and Equity Options for San Bernardino Owners
Values have risen from the Census’s 2020-2024 median owner value of $422,300 to Zillow’s typical $493,000, so many owners have usable equity. A San Bernardino HELOC, from 7.49% APR, variable, leaves a low first mortgage alone. FHA owners who bought with little down often refinance to conventional once they reach about 20% equity to drop mortgage insurance. Test it on the mortgage calculator.
Buying a San Bernardino Rental
About half of households rent, and Zillow’s average rent was $1,971 in September 2026, up 3.1% for the year, driven by logistics workers, Cal State students and county and healthcare staff. The City Council banned short-term rentals on April 15, 2026, so a DSCR loan here is a long-term rental loan under state AB 1482 rules.
Recent Direction of San Bernardino Home Prices
We do not forecast prices. The recent record is steady: Redfin’s median rose 0.4% over the year to August 2026 and Zillow’s index 2.3%, with multiple offers still common. Logistics, about one in five wage and salary jobs countywide in 2025, has shed jobs since 2022, which is worth watching for buyers whose income depends on it.

San Bernardino Home Loan Questions
What does a San Bernardino mortgage broker do that a bank does not?
A bank offers only its own programs. Alameda lends directly and can also send one application to multiple wholesale lenders and compare pricing and overlays the same day. Here that matters most on FHA files, variable warehouse income and gift funds, where lenders differ.
How competitive is the San Bernardino housing market?
Quite competitive. In August 2026 homes sold for about 100.1% of list, close to half sold over asking, and Redfin counted about three offers per home at a median near $500,000. An underwritten pre-approval and an appraisal plan make an offer much stronger.
Is there a high-balance loan limit in San Bernardino County?
No. The county uses the national baseline of $832,750 for 2026, so any one-unit loan above it is jumbo. With typical values from about $399,000 to $635,000, nearly every purchase is well under the limit.
Who pays the transfer tax on a San Bernardino sale?
The county tax is $1.10 per $1,000, about $550 on a $500,000 home, and the seller customarily pays it. The city adds no tax of its own. Your contract can assign it differently.
Is down payment assistance available in San Bernardino?
Less than before. The county no longer offers it and no city program was found. The Inland Empire Down Payment Assistance program has offered up to $40,000 as a 0% deferred loan, with 2026 funding unconfirmed, and CalHFA programs are available statewide.
Can I count overtime from a warehouse job?
Usually, with enough history; many lenders want about two years of consistent overtime. Policies vary, which is a common reason to shop the file.
Can you handle a San Bernardino loan from Simi Valley?
Yes. Alameda Mortgage Corp holds a California license that covers the whole state, so documents move electronically while a county appraiser and a local escrow company handle the in-person pieces. Mike remains your contact until the loan funds.
