San Bernardino Jumbo Loans: Where Jumbo Mortgage Rates Apply

A San Bernardino jumbo loan is any loan above $832,750, the national baseline and the county’s 2026 conforming limit. That line sits far above what most homes in the city cost, so jumbo loans here are uncommon. This page explains where the line falls, which properties cross it and what to weigh if yours does.

No High-Balance Tier, One Clear Line

In high-cost counties such as Los Angeles or San Diego, loans between the national baseline and the county limit are “high-balance” conforming loans with their own pricing. San Bernardino County is not a high-cost county. Its 2026 one-unit limit is the baseline itself, $832,750, so there is no middle tier. A loan at or under that amount is standard conforming, and anything above it is jumbo.

With 20% down, a purchase stays conforming up to $1,040,938. With 10% down, the line falls at about $925,278.

Even the city’s top neighborhood value is about $200,000 under the limit, so a Ridgeline buyer could put almost nothing down and still be conforming. The table shows where the line falls in practice.

Where a San Bernardino Jumbo Loan Might Come Up

No neighborhood in the city has a typical value near the line, so these are the places where the exceptions tend to be, not jumbo neighborhoods.

Ridgeline and the Northern Foothills

At about $635,000 typical, Ridgeline holds some of the city’s larger homes toward the mountains. A custom house on a big lot here is the most likely San Bernardino jumbo loan, and the foothills are where the city’s wildfire exposure sits, so insurance belongs in the first conversation.

Verdemont

Newer tract homes off I-215 near $624,000. Tract homes rarely cross the line, but an unusually large plan or a combined lot can.

North Park and Kendall

About $563,000 and $534,000. Conforming for practically every purchase; jumbo would mean a property far out of step with its street, which raises appraisal questions.

The Few Properties That Need One

Jumbo loans in the city are limited to unusual properties: a large custom home, or a house priced well above anything else nearby. Two things matter more than usual. The appraisal comes first, because a home far above its neighbors has few comparable sales and jumbo lenders review large-loan appraisals closely. Insurance comes second: the 2003 Old Fire destroyed roughly 975 to 993 homes in the region, and the higher-value foothill streets carry the city’s wildfire exposure, so check CAL FIRE’s 2025 hazard maps by address before budgeting a premium.

Small apartment buildings are a different case. The conforming limit rises with units, so an owner-occupied fourplex can carry a conforming loan up to $1,601,750, so a two- to four-unit purchase at local prices is likely to stay within conforming limits.

Reading the Jumbo Card on This Page

The rate cards include a 30-year jumbo price for San Bernardino County so you can see the market, but for almost every buyer in the city the conforming, FHA and VA cards are the ones that apply. Jumbo pricing is set lender by lender and can sit above or below conforming on a given day. If your loan is close to the line, ask Mike to price it both ways: sometimes a slightly larger down payment that brings the loan under $832,750 saves more than it costs, and sometimes the jumbo is competitive enough that it does not.

Moving Inland With Equity From a Coastal Sale

A buyer selling a home in Los Angeles or Orange County may arrive with substantial proceeds. Putting part of that equity down usually keeps the loan conforming. Owners 55 and older can also use Proposition 19 to carry their Prop 13 base year value to a replacement primary home anywhere in California, up to three times, within two years of selling; a pricier replacement adds the difference above 100% to 110% of the old home’s value to the base, depending on timing.

Refinancing a San Bernardino Jumbo Loan Into Conforming

An owner who closed a jumbo on a large property can watch the balance. Once regular payments, a lump-sum paydown or a rise in the conforming limit bring the loan to $832,750 or less, a rate-and-term refinance into a standard conforming loan becomes possible. Whether it pays depends on today’s rate against the one you hold, so compare the full payment and closing costs.

Qualifying for a San Bernardino Jumbo Loan

Each jumbo lender writes its own rules. General market norms:

  • Down payment: commonly 10% to 20%, with 20% often pricing better.
  • Credit: about 700 or higher; some lenders want 740.
  • Reserves: 6 to 12 months of payments in liquid funds after closing.
  • Debt-to-income: 43% or lower.
  • Documentation: full documentation, including two years of returns for the self-employed.

Ways Around a Jumbo

Putting more down to bring the loan to $832,750 or less is the simplest. A conforming first paired with a closed-end second mortgage is another. Business owners whose returns understate income can price a non-QM loan on bank statements. A veteran with full entitlement can often use a VA loan instead, since VA sets no loan limit in that case. Owners of a higher-value home who want cash without refinancing can use a San Bernardino HELOC, from 7.49% APR, variable. For everyone else, the mortgage broker and FHA pages are better starting points.

San Bernardino Jumbo Questions

At what amount does a mortgage become a San Bernardino jumbo loan?

Above $832,750 for a one-unit home in 2026, the national baseline and the county limit. There is no high-balance tier. With 20% down, a purchase up to $1,040,938 stays conforming; with 10% down the cutoff is about $925,278.

Are jumbo loans common in San Bernardino?

No. Typical values in every neighborhood Zillow lists ran from about $399,000 to $635,000 in September 2026, far below the limit, so a typical purchase fits conforming, FHA or VA limits.

Is a San Bernardino fourplex a jumbo loan?

Usually not. The 2026 four-unit conforming limit is $1,601,750 and two units go to $1,066,250. Living in one unit may also open FHA.

Can I avoid a jumbo with a bigger down payment?

Yes. Jumbo status depends on the loan amount, not the price. Keeping the loan at or below $832,750 makes it standard conforming, and a first plus a second is another option to price.

Are San Bernardino jumbo mortgage rates higher than conforming?

Not always. Jumbo pricing follows each lender’s appetite and can land above or below conforming on a given day, which is why a loan near the line should be priced both ways.

Why would an appraisal be harder on a large custom home?

With few similar sales nearby, the appraiser has less to compare against, and jumbo lenders review large-loan appraisals closely. A value below the price means more cash down or a renegotiation.

Can a veteran skip the jumbo with a VA loan?

Often, yes. With full entitlement VA sets no loan limit, so a loan above $832,750 can still be a VA loan with no down payment if income and the appraisal support it. With entitlement in use, the county limit sets how much can be borrowed with nothing down.
