Riverside Mortgage Rates Today
Each Riverside mortgage rate below is priced for a Riverside County property and shows its APR. Riverside sits on the national baseline loan limit, so the rate sheet here is simpler than in coastal counties. What moves a Riverside quote is mostly your own file, and, with about 28% of listings taking a price cut in September 2026, how you use seller credits.

Par pricing for a single-family primary residence in Riverside County: 20% down, 30-year term unless noted, 780+ credit, 30-day lock, escrows included. Payments are principal and interest only; taxes and insurance add to them. Rates change through the day and are not a commitment to lend. Price your own Riverside scenario, no credit pull.
Two Loan Bands in Riverside County, Not Three
Par is the rate a lender offers with zero points and zero credit, and the cards quote par for a Riverside house bought as a primary home with 20% down, 780 credit and a 30-day lock. In high-cost counties, conforming loans split into standard and high-balance pricing. Riverside County’s 2026 limit is the national baseline of $832,750, so there is no high-balance tier here. A loan is either conforming or jumbo.
For most of the city that keeps pricing clean. At Redfin’s September 2026 median of about $660,000, even a 3% down conventional loan is about $640,000, far below the limit. With 20% down a buyer can go up to $1,040,937 and stay conforming. The line comes into play mainly in Alessandro Heights, where Zillow put the typical value at about $1.27 million, and on the larger homes or smallest down payments in Arlington Heights and Hawarden Hills.

Riverside Sales Data and Your Rate Strategy
Sources: Redfin Riverside housing market (September 2026), Zillow Riverside home values (September 30, 2026), FHFA 2026 conforming loan limits.
The same month showed plenty of homes selling over list and more than a quarter of listings cutting price. For a rate shopper that split matters: on a competitive listing you want a pre-approval and a quick lock, and on a reduced one you may have room to ask for a credit that buys the rate down. Either way, a Riverside mortgage rate is set by your file and the county sheet, not by the neighborhood.
Riverside Neighborhoods: Conforming or Jumbo Pricing
Zillow typical values for September 2026 show how loan sizes fall across the city.
Casa Blanca, Presidential Park, Ramona and Magnolia Center
Between about $555,000 and $578,000, these are standard conforming, FHA and VA territory at any down payment. At these sizes FHA’s base loan stays under $726,200, so it sits in the lower annual premium tier.
Victoria and Arlington South
At about $661,000 and $625,000, close to the city typical value. Conventional with 5% to 20% down fits easily, and the rate depends far more on credit score than on the house.
Arlington Heights and Hawarden Hills
At about $834,000 and $880,000, typical homes here are conforming at ordinary down payments: 20% down leaves loans near $667,000 and $704,000. A Hawarden Hills home at the typical value crosses the $832,750 line only with less than about 5% down, while larger homes on these streets can cross it at 20% down. If you are close, ask for a quote at two down payments, because one side of the line is conforming pricing and the other is jumbo.
Alessandro Heights
At about $1.27 million, 20% down leaves a loan near $1,016,000, well into jumbo, and it takes about 35% down to stay conforming. Jumbo loans are priced lender by lender, which is where shopping several wholesale lenders pays off most.
A $575,000 First Home, Priced Three Ways
Zillow’s September 2026 typical values put Ramona at about $576,000, Magnolia Center about $578,000, Presidential Park about $572,000 and Casa Blanca about $555,000. This takes a $575,000 purchase at a 680 score and prices it as conventional with 5% down, FHA with 3.5% down and VA with no down payment for eligible borrowers. At this score, FHA and VA pricing hold up better than conventional, and mortgage insurance often matters as much as the rate.
| $575,000 purchase, 680 credit | Conventional, 5% down | FHA, 3.5% down | VA, 0% down |
|---|---|---|---|
| Down payment | $28,750 | $20,125 | $0 |
| Loan amount | $546,250 | $564,585 with 1.75% upfront MIP | $587,363 with 2.15% funding fee |
| Today’s rate (APR) | 8.125% (8.210%) | 7.250% (7.328%) | 7.000% (7.040%) |
| Principal and interest | $4,056/mo | $3,851/mo | $3,908/mo |
| Mortgage insurance | $437/mo PMI | $254/mo MIP | None |
| Before taxes and insurance | $4,493/mo | $4,106/mo | $3,908/mo |
| Mortgage insurance ends | At 20% equity (can be removed) | Life of the loan with under 10% down | Never charged |
Before property tax, insurance and any HOA dues. FHA includes the 1.75% upfront premium in the loan; VA includes the 2.15% first-use funding fee, which is waived for veterans receiving disability compensation.
Seller Credits in a Market With Price Cuts
Redfin reported that about 28% of Riverside listings took a price cut in September 2026 while the median home took 41 days to sell. When a seller is willing to move, a credit toward your closing costs can sometimes be worth more than the same amount off the price, because it can pay for points that lower your Riverside mortgage rate for the life of the loan. The ladder shows five rates around par on a $660,000 purchase with 20% down, with each rate’s APR, the cost or credit, and how many months the lower payment takes to repay any points. Lenders cap seller contributions by loan type and down payment, so ask Mike for the limit on your file before you negotiate.

|---|---|---|---|---|
| 6.875% | 7.018% | You pay $4,620 | $89/mo less | 53 months |
| 7.000% | 7.096% | You pay $1,980 | $44/mo less | 45 months |

15-Year vs 30-Year Fixed at the $660,000 Median
Here is the median-priced home on both fixed terms at today’s par rates. The 15-year payment is substantially higher, but on a $528,000 loan the difference is smaller in dollars than it is on coastal loan sizes, and the interest saved over the term is large. It is a common choice for owners refinancing a loan they have already paid down, and it usually carries a lower Riverside mortgage rate than the 30-year. The last row shows what a quarter point is worth each month on the 30-year, which is handy when you compare two quotes.
| $660,000 home, 20% down ($528,000 loan) | 30-year fixed, 7.125% (7.192% APR) | 15-year fixed, 6.375% (6.436% APR) |
|---|---|---|
| Principal and interest | $3,557/mo | $4,563/mo |
| Interest over the full term | $752,604 | $293,384 |
| Each 0.25% in rate on the 30-year | about $90 a month | |

Five Things That Move a Riverside Mortgage Rate
- Credit score. The cards assume 780. Conventional pricing and mortgage insurance get more expensive with each lower tier; FHA and VA are less sensitive.
- Down payment. Conventional pricing changes in 5% loan-to-value steps, so a buyer sitting just above one can sometimes save by adding a little to the down payment.
- Occupancy. A rental near UC Riverside or a second home prices above a primary residence. Investors who would rather qualify on the rent use a DSCR loan.
- Loan size near $832,750. One dollar over and the file moves to jumbo pricing and jumbo rules.
- Lock length. Longer locks cost a little more, as covered below.
Two things do not move the rate but do move the approval. Insurance in the parts of southern Riverside that CAL FIRE’s 2025 maps placed in the Very High fire hazard zone can be expensive, and the premium is part of the qualifying payment. And the city’s transfer tax, $1.10 per $1,000 on top of the county’s $1.10 and customarily paid by the seller, shows up in closing costs rather than the rate.
When to Lock if the Median Home Takes 41 Days
Redfin’s median of 41 days on market measures listing to sale, while Zillow’s median of 23 days to pending in September 2026 shows how quickly accepted offers are coming once a home is priced right. A 30-day lock from contract covers most resale purchases when the file is underwritten before you write the offer. If you are negotiating with a seller who has already cut the price, the back-and-forth can take time, so it often makes sense to float until the contract is signed and then lock. Mike will tell you what he sees, but the lock decision is yours. Owners who want cash rather than a new purchase loan can read about a Riverside HELOC; those lines start from 7.49% APR, variable, and are priced off prime, not off mortgage bonds.

Riverside Mortgage Rates: Questions People Ask
Why are Riverside rates the same as other Inland Empire cities?
Lenders price by county, so any Riverside County address uses the same rate sheet and the same $832,750 conforming limit. Your own rate then depends on your score, down payment, property type, occupancy and lock length. Riverside and San Bernardino counties are both baseline counties, so neither has a high-balance tier.
Can a seller pay points to lower my Riverside rate?
Often, yes. Seller credits can go toward closing costs, including discount points that buy the rate down, up to limits set by the loan type and your down payment. With about 28% of Riverside listings taking a price cut in September 2026, asking for a credit is a common negotiating option. Compare the credit against a price reduction before you choose.
Is there a high-balance loan in Riverside County?
No. Riverside County’s 2026 one-unit limit equals the national baseline of $832,750, so loans either fit conforming rules or are jumbo. That simplifies pricing for most of the city, since the typical home value was about $642,000 in September 2026, but it means a loan just over the limit goes straight to jumbo underwriting.
Why is my Riverside quote higher than the cards?
Because the cards describe an ideal file: a house you will live in, 20% down, 780 credit and a 30-day lock. Change any of those, or borrow more than the county limit, and the lender adjusts the price. A credit score under 780 or a smaller down payment are the usual causes. Run your real numbers in the pricing engine or send them to Mike.
Do FHA loans cost less than conventional in Riverside?
On many days FHA par rates price below conventional, especially under the mid-700s. FHA adds a 1.75% upfront premium and a monthly premium, though, and on a one-unit Riverside FHA loan the base amount cannot exceed $690,000, which keeps every such loan in FHA’s lower annual premium tier. The three-way comparison above shows today’s numbers.
Does the Riverside transfer tax change my mortgage rate?
No. The city’s $1.10 per $1,000 documentary transfer tax, on top of the county’s $1.10, is a closing cost customarily paid by the seller, about $1,450 in total on a $660,000 sale. It has no effect on the Riverside mortgage rate a lender quotes, though it does show on the closing statement.
Is an Alessandro Heights mortgage rate priced as jumbo?
Usually. At a typical value of about $1.27 million, even 30% down leaves a loan above $832,750, so jumbo pricing and rules apply. Jumbo rates vary more between lenders than conforming rates, so comparing several matters most in this neighborhood.
