Oxnard HELOC: Draw on Your Equity, Keep the Rate You Have
An Oxnard HELOC opens a credit line against a home worth around $760,000 while the first mortgage you already have, whether FHA, VA or conventional, stays exactly as it is. Owners use it for ADUs that house extended family, repairs on older central homes and flood upgrades near the coast. Alameda Mortgage lends directly and can also broker, and Mike Fisher prices the line from Simi Valley, with rates from 7.49% APR, variable.

How an Oxnard HELOC Works
A HELOC is a revolving second mortgage. The lender approves a limit based on your equity, income and credit, and during the 10-year draw you take money when you need it, repay it, and reuse it. You owe interest only on what is drawn. At the end of the draw, the balance is repaid over 20 years. The rate is variable, the prime rate plus a margin, and it moves when prime does.
The appeal is what stays behind. If you hold an FHA or VA first mortgage, or a conventional loan from a low-rate year, a cash-out refinance would replace it at today’s rate, and a new FHA cash-out loan would carry fresh upfront and annual mortgage insurance. With an Oxnard HELOC the first loan, its rate and its payment do not change, and only the new borrowing is priced at today’s terms. Compare the two paths in our HELOC vs cash-out refinance guide.
